The Relationship on Corporate Governance, Corporate Real Estate Holding Policies and Firm Value: Focus on IFRS Adoption (기업지배구조와 기업부동산 보유정책과 기업가치와의 관련성: IFRS도입을 중심으로)

  • Despite the fact that corporate real estate ratio accounts for a considerable proportion of the assets, such researches and studies are lacking and there is not enough such policies to utilize real estate more effectively in Korea. In particular, after IFRS adoption, the owner and manager needs to utilize corporate real estate assets as the assets are revalued. In this study, we analyzed the relationship between corporate governance, corporate real estate holding policies and firm value based on financial data from 2010 to 2016. As a result of regression analysis, this study showed that more Dictatorship Portfolio, the higher proportion of corporate real estate holdings. Next, the higher proportion of corporate real estate holdings, the lower the firm value. This study suggests that corporate real estate is recognized an important factor and should have proper holding ratio. I will continue my research to show that the corporate holding policies are an important asset impact by verifying the mediating effect between corporate governance and firm value in the future.

A Study on the Disposal and Purchase of Corporate Real Estate Assets (기업의 부동산 자산 매각과 매입에 관한 연구)

  • This study examined the motive and incentive for the disposal and purchase of corporate real estate assets based on the various firm characteristics. It was empirically found that firms with a higher leverage ratio, lower cash holdings, and lower sales growth are more likely to dispose of their real estate assets. This implies that financial constraints, internal reserves, and growth opportunities are important factors affecting the corporate decisions regarding the disposal of real estate assets. Meanwhile, it was found that firms with a lower leverage ratio have a higher probability of purchasing real estate assets, suggesting that a stable financial structure enables firms to acquire more of such assets. Using the transaction amount of corporate real estate assets, consistent results were found. While varied opinions on the utilization of corporate real estate assets have been raised, this study broadened the understanding of such by performing rigorous analyses. The result of this study would have practical implications in terms of the introduction of regulations or the establishment of business strategies related to corporate real estate assets.

How to develop corporate real estate? A decision support tool for CREM

  • Various forms of procurement are open to companies when constructing new owner-occupied properties. The selection of a form of procurement is an important decision-making problem for companies and their Corporate Real Estate Management (CREM) departments. With this in mind, a decision support tool has been developed to optimise the outcome and success of company's proposed real estate development projects and is presented in this paper. This model can also be used for current real estate portfolios to optimise returns in the long term. In pursuit of this objective and in order to provide an academic basis for this study, decision-relevant goals and parameters were initially identified from the referenced literature used in our research. These were subsequently evaluated in a case study of a corporate development project and identified as specific decision criteria from the perspective of the CREM. The investigation identified 15 criteria that are relevant to the corporate decision-making process in procuring and/or developing property. A model for supporting and resolving decision-making problems of this type was derived from decision theory. In this paper, a decision-making tool is presented that takes into account all the decision criteria from the CREM point of view for the first time. This model should therefore serve as an aid in implementing the decision-making process for the development of real estate projects in a more structured and transparent manner.

An Exploratory Research on the Implementation of Corporate Social Responsibility (CSR) in the Real Estate Sector of UAE: A Dyadic Perspective

  • Purpose: The study investigates the implementation of corporate social responsibility (CSR) in the real estate sector of the UAE by collecting the opinions of both the real estate companies and different tenants on the execution of CSR. Research design, data, and methodology: Using a sample of 300 different types of UAE real estate consumers and twenty real estate firms, the researchers collected the opinions of targeted subjects by administering two types of questionnaires. The Cronbach's Alpha and the Kaiser-Meyer-Olkin (KMO) tests were employed to check the internal consistency and validity of the questionnaires. The selected hypotheses were tested using the Kruskal-Wallis (K-W) hypothesis testing technique. Results: The findings revealed that all types of UAE real estate consumers expressed their discontentment over the implementation of socially responsible actions by the real estate companies. Whereas UAE real estate companies expressed their confidence in the ideal implementation of social actions towards all stakeholders in general and tenants. Conclusion: Even though more than 50 percent of realty customers are dissatisfied with the company's implementation of CSR, a little over 54.80 percent are willing to recommend the company to their family and friends. Implications have been provided for UAE real estate companies who wish to promote their business to all categories of UAE real estate consumers successfully.

Do Political Connections Affect Corporate Performance? Evidence from Listed Real Estate Companies in China (정치적인 배경이 기업 실적에 영향을 주는가? 중국의 상장된 부동산 회사들을 중심으로)

  • Political connection are widespread in many countries and are a hot topic in economic research right now. In China, companies are actively forming political connections in several ways. Based on the research model and theoretical analysis, this thesis puts forward the research hypothesis and constructs the research model of political connections and corporate performance using the financial data and corporate governance data of China A-share listed real estate companies in 2010-2014. The thesis mainly analyzes the political association of CEO. For the analysis result, this research uses the univariate regression analysis and multivariate analysis to carry out the robustness test. The empirical study analysis includes three parts: firstly, in Chinese listed real estate enterprises, CEO political connection has a significantly negative correlation with corporate performance. It means real estate enterprises whose CEO has political connections gain a lower performance than other enterprises; Secondly, from the personal characteristics of the CEO, age, sex and education level have positive relationship with the performance of the enterprise, the additional post situation negatively related to the firm's performance; Finally, the firm's scale liquidity ratio and capital asset rario have a negative relationship with corporate performance, and the number of top managers is positively related to corporate performance. This research made a study on the political connection in Chinese real estate industry, which could also provide beneficial references for the development of enterprises in this industry.

The Relationship between Real Estate Holdings and Firm's Value : Comparisons between KOSPI and KOSDAQ Companies (부동산보유비중의 기업가치 관련성 : 코스피기업과 코스닥기업의 비교)

  • The purpose of this study is to analyze how Corporate Real Estate Ratio affects Firm's Value for KOSPI Companies and KOSDAQ Companies. The period of analysis is the period of the Financial Crisis (2007-2008), the period immediately after the Financial Crisis (2009-2011), and the period following the introduction of IFRS (2012-2016). The samples of 2761 KOSPI Companies years and 3719 KOSDAQ Companies years are used in this study. The result of Regression Analysis shows that the higher Corporate Real Estate Ratio is, the more negative Firm's Value is. In the comparison of markets, both KOSPI Companies and KOSDAQ Companies had no statistically significant effects during the Financial Crisis. Although KOSDAQ Companies had a greater negative effect on the Firm's Value than KOSPI Companies right after the Financial Crisis, KOSPI Companies have had a greater negative influence on the Firm's Value than KOSDAQ Companies since the introduction of IFRS. Therefore, each corporation should pay more attention to identifying the appropriate amount of their Corporate Real Estate Ratio and should continue to analyze and make decisions on the most efficient use of real estate which is owned by each company. This study shows speciality in dividing into three period, such as the period of the Financial Crisis, the period immediately after the Financial Crisis, and the period following the introduction of IFRS and comparing the degree of influence on the KOSPI Companies and KOSDAQ Companies for the each period. I hope to study the factors that affect the company's real estate policy.

A Study on the Effect of Real Estate Acquisitions and Sales on Firm Value (부동산 취득 및 처분이 기업가치에 미치는 영향에 관한 연구)

  • This study examines both the announcement effect of corporate real estate acquisitions and sales and long-term stock performance. Also, we analyze long-term stock returns on the basis of the amount and the purpose (business activities, financial activities, etc.) of real estate acquisitions and sales. The major findings are as follow. First, we find that there is no significant announcement effect on the real estate acquisitions. However, the announcement day of real estate sales shows significantly positive abnormal stock returns. Second, we find that both the real estate acquisitions and sales show negative long-term stock performance. We also find the same results from the case where we classify our sample on the basis of the amount and the purpose of real estate acquisitions and sales. Third, the amount of real estate acquisitions is significantly negatively related to long-term stock returns, whereas the relation between firm value and the amount of real estate sales is positive only under the business activities. Overall, long-term stock performance decreases after the announcement day of the real estate acquisitions and sales. This results can be explained by agency theory. Also, we conclude that a decline in stock performance after the real estate sales explain an information signal on financial distress.

A Study on Relations of Macroeconomic Events and Investment Real Estate Holdings of Corporate -Including comparisons of KOSPI and KOSDAQ Listed Companies in Financial Crisis- (거시경제적사건과 기업의 투자부동산 보유간의 관련성 분석 -금융위기에 코스피기업과 코스닥기업의 비교를 중심으로-)

  • The purpose of this study is to analyze how the relative proportion of retention between real estate for business and investment real estate among the real estate held by corporations has been changed after and before the Financial Crisis as well as whether there has been any difference between KOSPI and KOSDAQ listed companies in terms of their share of the real estate. The increasing pattern of real estate owned by KOSDAQ were similar to the KOSPI companies except for investment properties during the Financial Crisis. The proportion of real estate owned by KOSPI had been lower than that of KOSDAQ companies in both investment and business real estate before the Financial Crisis. However, during the period of the Financial Crisis, the proportion of real estate for business held by KOSPI firms was higher than that of KOSDAQ firms. Furthermore, the portion of investment of real estate owned by KOSPI has remained higher than that of KOSDAQ after the Financial Crisis period and the recent period. Based on the results of this analysis, how the relevance of the change of portion between real estate for business and investment real estate affects management performance will be figured out in the future studies.

The Introduction and Policy Implication of Indirect Real Estate Investment Systems after Foreign Exchange Crisis (외환위기 이후 부동산 간접투자제도의 도입과 정책과제)

  • In this study, first, current state and future prospects of indirect real estate investment systems after foreign exchange crisis are analyzed, and second, policy alternatives for activating indirect real estate investment markets are examined. After foreign exchange crisis, various indirect real estate investment systems, such as REITs, ABS and CRC, were introduced. Present market size of indirect real estate investment is not larger than expected. The reasons are the problems of incomplete system on the one hand, and real estate market conditions on the other hand. But long term prospects of indirect real estate investment markets may not be pessimistic. Considering the positive effects of indirect real estate investment systems to the real estate and financial markets, policy supports for activating indirect real estate investment market may be needed. The representative alternatives are reconciliation and integration of indirect real estate investment systems, upgrading the infrastructure of real estate industry, and activating the networks between indirect real estate investment markets and related markets such as financial makets, capital markets, restructuring markets.

The Bank Loan of Construction·Real Estate Industry and Bank Risk (건설 및 부동산업 대출과 은행 위험)

  • This paper analyzes the relationship between the industry bank loan concentration and its risk using the Korean bank loan data. We focused on the construction and real estate industry which are controversial on the non performing loans. We used the construction or leasing real estate industry bank loan ratio of the corporate bank loan as the bank loan concentration proxies. The bank risk are measured as the equity capital rate or the size of non performing loans. According to the results of this research, the preceding bank loan ration of the construction industry or the leasing real estate industry decreases the non performing loans and increases the equity capital rate. The bank loan concentration to the specific industry may not increase bank risk. The bank loan concentration may decrease the information asymmetry and improve the screening abilities the non performing loans. We suggest that the bank loan concentration on the construction or leasing real estate industry in the Korean economy may not directly connected to the bank risk.
