The purpose of this study is to analyze the evolutionary process of Ddeulzip. The subject of this study is a clan family of Euisung Kim in Andong Area. Ddeulzip's evolutionary process in the construction and management is divided into largely three periods. The establishment and changing process of Ddeulzip for Euisung Kim's family are analyzed according to three periods called the early (15~16C), mid(17~18C) and late(19~20C). The characteristics of the early period are that they created their own ancestral building form of Ddeulzip. Those of the mid period are in their strong will not only to preserve their on ancesteral housing but also to make additional construction of Ddeulzip. And during the late period, although the construction of new Ddeulzip was started in the early stage, no more formation of Ddeulzip was made as it approached toward the late stage. And most important point is smaller construction space (gan) dan first time. The residential Ddeulzip of Euisung Kim's family created at the start of Chosun Dynasty can be regarded as an representative example that shows a typical form of housing by noble residents at the time.
The purpose of this study is to evaluate indoor air quality at the stage of building construction. To check the IAQ at the stage of construction IAQX simulation program developed by EPA was used and the values of TVOC were analyzed with time-series. The Simulation conditions are as follows. 1) Ventilation rate, 2) Time schedule of works, 3) Material change. Through this simulation, the major factors which affect the IAQ were analyzed and the importance of empirical data about the time-series emission rate of concerned material could be confirmed.
In order to achieve the goal of cost management, which is one of the three major management goals of building production, this paper introduces an approximate cost estimating automation technology in the design stage as the importance of predicting construction costs increases. BIM is used for accurate estimating, and the quantity of structural members and finishing materials is calculated by creating a 3D model of the actual building. However, only 2D basic design drawings are provided when making an estimating. Therefore, for accurate quantity calculation, digitization of 2D drawings is required. Therefore, this research calculates the quantity of concrete structural members by calculating the area for the recognition area through 2D drawing recognition technology incorporating computer vision. It is judged that the development technology of this research can be used as an important decision-making tool when predicting the construction cost in the design stage. In addition, it is expected that 3D modeling automation and 3D structural analysis will be possible through the digitization of 2D drawings.

To carry out a one-off construction project successfully, effective and accurate early cost estimation is crucial, especially during the conceptual stage where very limited minimum information of construction project is given. As the level of accuracy of the early cost estimation has huge impacts on precise budgeting and cost management of a project, in other words, reducing the risk of a project, cost must be managed with special awareness. In an effort to improve the estimate accuracy of cost during the conceptual stage, this research introduces a Parameter Impact (PI) which can quantify weights of parameters and rank them; and PI development derived from the principle of impulse in physics is explicated. For a case study, 76 public apartment building cases in Korea are analyzed. To examine the validity of the proposed PI, a validation in terms of CBR applicability test and estimate accuracy comparisons using 10-nearest neighbor cases are carried out. The validation results support that the suggested PI can be applied in quantifying the weights of the parameters and CBR method for early cost estimation.

Urban renewal projects, in the form of mega-projects, are being actively implemented both nationally and internationally to revitalize inactive cities. These programs, however, are difficult to manage efficiently due to their need for a large budget over a long period of time and due to conflicts with stockholders. Moreover, existing cost and duration management systems are structured with emphasis on the design and construction stage of unit projects, thus limiting their application to long-term mega-projects that are integrated with various facilities. To solve these problems, this study developed a web-based system that can collectively manage the cost and duration of mega-projects at a program level. The unit modules included in the system--CBS organization, construction cost and duration prediction, and total cost and duration prediction--can support decision-making at the early stage of the program. Furthermore, the modules, which include contract management, execution management, change management, and program progress management, support the program operations for its successful accomplishment. The web-based cost and duration management system developed in this study is expected to be used as a valuable tool that supports the successful accomplishment of mega-projects through their efficient management throughout their life cycle.
Korea is facing various social problems including single elderly household, increase in the number of disabled people and poverty rate and a difference in the proportion of males to females between urban areas and rural areas along with the advent of rapid aging society. Especially, the ratio of poor households in rural areas residing in housing which falls below the minimum housing level and most of them are in the dead zone of housing welfare. In addition, if it is impossible for them to move (relocate) to new housing, the house remodeling is the only measure for improving their housing welfare. However, we don't have enough prior relevant academic and practical experience, and house remodeling requires a series of process including prior planning construction and post-occupancy evaluation, but almost no fundamental research that provides relevant insight has been carried out. Therefore, the purpose of this study is to describe all field situations that occur in the whole customized house remodeling process for disabled female senior citizens living alone in a rural area. The remodeling process was classified into initial planning stage, field verification and adjustment stage and construction stage as the method to participate in the field directly, and any change in the remodeling plan and its causes at each stage were analyzed. As a result, some remodeling items were changed from the main viewpoint of participating parties before the beginning of construction and for reasons such as the deterioration level of housing site, limitation in building equipment and rearrangement of housing, etc., and the remodeling method and its details were developed. It was identified that constant change that occurred in the remodeling process resulted from 1) unique poor characteristics of existing housing and 2) physical condition of residents and their unique lifestyle characteristics that were two aspects required to be emphasized by customized remodeling.
The aims of this study are to draw the project risk factors by grasping the relation especially between the construction preparation cost calculation and the project risk factors in the project's bidding stage, and to draw the cost estimate based on the risk when the orderer or the constructer performs the project and the main factors in calculating the most suitable construction cost by clarifying the understanding degree of the influence between the risk factors and the construction cost. In addition, this study can give a help to the proper decision -making through the prediction of the construction preparation cost, and this study is expected to give the basic data in developing the assessment tool for the most suitable construction cost of the project.
건설프로젝트는 불확실한 요인들로 인해 심각한 문제의 발생 가능성이 많기 때문에, 프로젝트 초기에 다양한 리스크 분석이 상당히 중요하다. 본 연구에서는 건설사업관리 방법 중에서 리스크 전가를 위한 방안인 건설공사보험에 대해 연구해 보고자 한다. 연구의 방법은 국내 건설공사보험의 유형별 특성 및 건설공사보험과 관련된 국외 제도분석을 통해 국내 건설공사보험의 효율적 관리 방안을 제시하고자 한다.
With the increase of tall building construction, efforts for enhancing constructability are required from the pre-construction stage. Therefore, in this study, we proposed an evaluation method of constructability performance by performing construction engineering activities at the design phase. Based on some results of previous studies, we estimated the importance of design factors and categories influencing the constructability in each engineering activity related to temporary work and then presented a method for evaluating the constructability performance of design alternatives.
Each year the amount of construction wastes increases at a rapid pace. Particularly, wastes from apartment housing projects that make up 89.14% of the total construction projects have increased about 48% as compared with those of the year 2000. Construction wastes are therefore rising as an issue related to environmental problems and disposal costs. And there are ongoing studies of the disposal, control and recycling of construction wastes. Mitigation measures for the wastes, however, have been a rare subject of research that focuses on waste-generating factors by activity during apartment housing projects. Given that, the purpose of this study was to categorize construction wastes by work type and to identify the factors causing wastes in order to reduce them. This study investigated the amount of the wastes from apartment housing constructions by activity as related to disposal costs, and examined causes in the ordering, transport, material management and construction stage, respectively. The analysis results will likely bring about expectation effects that help reduce the generation of the wastes by establishing action plans.
