베이지안넷 기반의 프로젝트 일정리스크 평가 (Project Schedule Risk Assessment Based on Bayesian Nets)

  • The project schedule risk in the engineering and facility construction industry is increasingly considered as important management factor because the risks in terms of schedule or deadline may significantly affect the project cost. Especially, the project-based operating companies attempt to find the best estimate of the project completion time for use at their proposals, and therefore, usually have much interest in accurate estimation of the duration of the projects. In general, the management of projects schedule risk is achieved by modeling project schedule with PERT/CPM techniques, and then performing risk assessment with simulation such as Monte-Carlo simulation method. However, since these approaches require the accumulated executional data, which are not usually available in project-based operating company, and, further, they cannot reflect various schedule constraints, which usually are met during the project execution, the project managers have difficulty in preparing for the project risks in advance of their occurrence in the project execution. As these constraints may affect time and cost which role as the crucial evaluation factors to the quality of the project result, they must be identified and described in advance of their occurrence in the project management. This paper proposes a Bayesian Net based methodology for estimating project schedule risk by identifying and enforcing the project risks and its response plan which may occur in storage tank engineering and construction project environment. First, we translated the schedule network with the project risks and its response plan into Bayesian Net. Second, we analyzed the integrated Bayesian Net and suggested an estimate of project schedule risk with simulation approach. Finally, we applied our approach to a storage tank construction project to validate its feasibility.

Risk Factors Affecting Equipment Management in Construction Firms

  • Mechanization and automation constitute an essential stage in the production and operation of any company, as one of the determinants of increase in labor productivity and decrease in product price, while significantly contributing to shortening of the lead time. Businesses are, therefore, able to quickly put projects into operation, improving economic efficiency, quality, and aesthetics, which speeds up the national economic growth. For the construction industry to be the most effective, modern construction equipment is a necessity. It is one of the five main resources of a construction project. Thus, effective construction equipment management contributes to the success of a project and benefits the relevant construction companies economically. This paper presents the critical risk factors affecting equipment management and proposes suitable solutions. The questionnaire-based survey with experienced experts in the construction sector on the management of the likelihood and consequence of risk factors revealed thirty-two risks for equipment management in construction companies. These factors fell into six groups: (i) site organization-related risks; (ii) management-related risks; (iii) owner-related risks; (iv) supplier-related risks; (v) legal risks, and (vi) site condition-related and external risks. The results showed that management-related factors contributed to the most significant risks and problems for equipment management in construction companies.

  • Recently, the researches on the urban regeneration projects have been performed very actively. It is a part of the effort that solves some social and economical problems occurred by deteriorated buildings and degraded infrastructures through new urban regeneration projects or redevelopment projects. However, the urban regeneration projects show the characteristics that can not guarantee in the project performance because the projects have various and complex stakeholders related to these projects and are exposed to lots of risks due to its huge scale. This study proposed the risk performance index method to improve the efficiency of the overall performance measurement for a mega-project by extending from the traditional cost/schedule based performance measurement system. The risk performance index method proposed in this study has a similar system to the EVMS, and makes possible to perform a three dimensional integrated performance measurement in cost/schedule/risk through 18 different indexes that compose the risk performance index.

  • In today's builders PRM(Project Risk Management) for Risk Management to fill out the competitive advantage, by and return it safe and take. But PRM has different standards for each construction company and can also see that even the list. In this study, consideration existing research through PRM by developing a list of check list to proceed to the basic research to help. In this study, PRM by creating a basis of the check list disclosed to the frame of reference. The results of this study by PRM of the check list for field application management system to provide a basis to build.

  • The Public Private Partnership/Private Finance Initiative (PPP/PFI) schemes have made the private sector become a major participant involved in the development of infrastructure systems along with the government. Due to more integrated efforts among project participants and longer concession period, PPP/PFI projects are inherently more complex and risky. It is therefore very important to proactively manage the risks involved throughout the project life cycle. Conventional risk management strategies sometimes ignore managerial flexibility in the planning and execution process. This paper starts with a revised risk management framework which incorporates the real option concept. Following the presentation of the framework, a new risk classification is proposed which leads to different ways of structuring options in a project according to the stage of the project life cycle. Finally, the paper closes by discussing other issues concerning option modeling and negotiation.

Evaluating Schedule Uncertainty in Unit-Based Repetitive Building Projects

  • Various risk factors affect construction projects. Due to the uncertainties created by risk factors, actual activity durations frequently deviate from the estimated durations in either favorable or adverse direction. For this reason, evaluation of schedule uncertainty is required to make decisions accurately when managing construction projects. In this regard, this paper presents a new computer simulation model - the Repetitive Schedule Risk Analysis Model (RSRAM) - to evaluate unit-based repetitive building project schedules under uncertainty when activity durations and risk factors are correlated. The proposed model utilizes Monte Carlo Simulation and a Critical Path Method based repetitive scheduling procedure. This new procedure concurrently provides the utilization of resources without interruption and the maintenance of network logic through successive units. Furthermore, it enables assigning variable production rates to the activities from one unit to another and any kind of relationship type with or without lag time. Details of the model are described and an example application is presented. The findings show that the model produces realistic results regarding the extent of uncertainty inherent in the schedule.

  • 프로젝트 리스크관리는 프로젝트 착수에서 완공에 이르기까지 프로젝트 생애주기 동안 프로젝트의 범위, 비용, 일정 등에 영향을 미치는 위협 및 기회 요인을 포함하는 리스크를 사전에 식별하고 이에 대한 완화전략을 사전에 마련함으로서 프로젝트를 성공에 이르게 하는 효과적인 관리를 위해 활용된다. 프로젝트를 진행하는데 있어서 완공일이 지나기 전에 예산과 공사기간을 정확히 예측하는 것은 불가능하므로, 미국 워싱턴교통부에서는 사업비 규모에 따라 여러 분야의 전문가를 참여자로 하는 워크숍을 실시하게 함으로서 체계적인 리스크관리를 의무화하고 있다. 하지만 국내 건설 현장에서는 체크리스트 및 리스크분석 위주의 리스크관리만 이루어지고 있어 효율적인 관리가 이루어지지 않고 있다. 따라서 본 연구에서는 국내 A하천정비사업에 워크숍 기반 리스크관리기법을 국내 처음으로 적용해 봄으로서 국내 현실에 적합한 효율적인 리스크관리 방법을 제안하였다. 또한 이러한 리스크관리 전 과정에 식별된 리스크를 분석하여 완화전 후의 리스크에 대한 비교를 쉽게 살펴보고 관리할 수 있는 RBES 프로그램을 활용하였다. 그 결과 전체 사업비용과 공사기간의 증가 문제를 사전에 인지하고 이에 대한 실질적인 완화대책을 수립하게 함으로서 공사기간 지연효과를 미리 방지하는 효과가 있었다.

MODELLING OF THE RISKS FACED BY INDIAN CONSTRUCTION COMPANIES ASSESSING INTERNATIONAL OPPORTUNITIES

  • Indian construction companies have only 0.05% market share in the 3-4 trillion dollar global construction business and only two Indian construction companies figure in the ENR "Top 225 Global Contractors 2006" list. Hence, while enormous scope for growth exists, international construction experience is limited. This study explores the risks as perceived by Indian companies venturing abroad since risks in international construction differ from home market risks. Literature survey identified a number of risk factors that were evaluated by the experts, highlighting fourteen important risk factors. Interpretive Structural Modelling (ISM) was used to develop a hierarchical model showing the relationships between the different risk factors, thus helping to focus on the key risks for effective risk management. The study shows that poor project management is a key risk forming the hub of the system, while political instability has maximum influence. The results of the study can be used by managers to visualise the risks in perspective and prioritise the mitigation effort.

Risk Based Decision Support for Final Closing Section of a Sea Dike

  • A sea dike construction has been increased in Korea because of the actively deployed reclamation project in basis of efficient application in land. The degree of completion in sea dike construction is affected by final closing construction, which has a lot of uncertainty that often results in higher accidents rate. Therefore, this research identified risk factors of final closing construction and classified them. This research examines the likelihood and its impact for each risk factor and calculates the risk degree as to the risk matrix. Based on this, the impact and the environmental conditions that affect to risk factors are investigated and further responsive methods are established for each risk factor. Ultimately, this research attempts to provide the risk retrenchment method for inspectors by proposing risk estimation model, responsive action list, and risk management process.

  • This paper presents a study on risk analysis in terms of contractor's costs in construction phase in which Crystal ball (software of Decisioneering, UK) has been utilized as a main tool. To realize it, a questionnaire survey has been carried out to identify the dominant factors that strongly influence contractor costs in Vietnam. Based on results of questionnaire investigation, the survey identified three factors which were duration of each construction task, costs of reinforcing steel, and cement. Then a spreadsheet model was created in order to analyze risks. The study also indicates that the cost of reinforcing steel and cement are the cause of risks for contractors. According to the suggested model, contractors may foresee the probability of completion within the approved budget, and the possibility of earning in accordance with owner's payment conditions.
