건설산업에 BIM이 확대 적용되어 감에 따라, 건축물 유지관리에 BIM을 적용하기 위한 연구개발이 활발하게 진행되고 있다. 하지만, 건축물 전 생애주기를 고려한 BIM기반 건축물 요구정보의 입력과정은 초기 설계단계에서부터 전문가에 의하여 유지관리를 고려한 수작업의 개입이 요구되며, 단계별 및 주체별로 시설물 유지관리 요구정보의 입력항목이 구분되어 있지 않아, 실무에서 이를 모두 입력 하는 데에는 많은 어려움이 있다. 또한, 유지관리 요구정보는 IFC (Industry Foundation Classes)기반의 건물 모델파일과 직접적으로 연계될 수 있으나, 일반 사용자가 유지관리단계를 고려한 IFC 파일을 생성 하는 데에는 정보입력의 수준 및 범위에 대하여 한계가 있다. 이에 본 연구에서는 프로젝트 진행 단계별 BIM정보 전달과정의 비효율성을 최소화하고 복합객체에 대한 속성정보의 통합적인 관리를 위하여, BIM기반 복합객체에 대한 속성정보의 통합관리 방안을 제안한다. 본 연구를 통하여, 단계별로 다르게 적용되는 BIM정보의 개발상세수준에 따라 개별 제품정보를 통합적으로 관리하는 것이 가능하여, 단계별로 진행되는 BIM기반 데이터 분석과정에서 발생할 수 있는 속성정보에 대한 혼란을 제거하여 적정한 속성정보의 활용 및 분석결과의 신뢰성과 정확성을 확보할 수 있다.
시설물 유지관리는 설계단계에서 계획되고 시공단계에서 확보된 품질을 유지 또는 보완, 향상시킴으로써 시설물에 대해 최초에 기대한 자산적 가치의 실현을 지속해 나가는 단계이며, 건물의 수명주기에서 가장 길고 최대 80%의 비용을 차지하므로(Griffin 1993), 설계와 시공 등의 선행단계만큼이나 중요하게 인식되고 관리되어야 하는 단계이다. 시설물을 더욱 더 효율적으로 관리하기 위한 방안으로 CAD와 데이터베이스가 연계된 시설물유지관리시스템(Facility Management System)이 도입되었지만, 현재 운영되고 있는 대다수의 시설물유지관리시스템에서는 수작업을 통해 요구정보가 입력되고 있다. 본 연구는 BIM기반 설계 정보를 시설물유지관리시스템에 전달하기 위한 COBIE(Construction Operation Building Information Exchange)체계를 벤치마킹 대상으로 삼아, BIM 데이터가 시설물유지관리시스템에서 활용될 수 있도록 국내외 BIM적용 사례를 분석하여 데이터 연계 시 발생되는 문제점을 유형별로 도출하여 유형별 개선방안을 제안한다. 본 연구에서 제안한 개선방안은 설계자가 BIM S/W를 이용하여 모델링을 할 때, 시설물유지관리단계까지 고려한 데이터 입력이 가능하도록 도와주는 참조적인 역할을 할 수 있을 것이며, BIM정보가 시설물유지관리시스템과 연계됨으로써 시설물유지관리시스템에 수작업으로 데이터를 입력했을 때 발생했던 정보의 재입력과 손실을 줄일 수 있을 것으로 기대된다.
Although BIM has been recognized as one of the main streams that advance the construction industry worldwide, it is difficult to ensure the quality of BIM data due to the problems such as internal errors of BIM tools and lack of guidelines that enhance design quality. Such problems cause designers, constructors, and project owners to hesitate applying it to their business. The main objective of this research is to develop a BIM guide for public project owners that is to be usable at the design phase of the public projects. To meet the objective, the study invited 10 BIM experts from Korean construction industry and operated workshops with focus group interview methodology. As well, a number of BIM guidelines from the BIM advanced countries were reviewed to identify valuable contents for the guide. There are four main parts in the guide developed: BIM design procurement process guide, Request for Proposal development guide for BIM design, BIM execution plan development and evaluation guide, and BIM output and deliverables review and evaluation guide.

This paper recognized a need in the architecture, engineering, and construction industry for new programs and methods of producing reliable energy simulations using BIM (Building Information Modeling) technology. Current methods and programs for running energy simulations are not very timely, difficult to understand, and lack high interoperability between the BIM software and energy simulation software. It is necessary to improve on these drawbacks as design decision are often made without the aid of energy modeling leading to the design and construction of non-optimized buildings with respect to energy efficiency. The goal of this research project is to develop a new methodology to produce energy estimates from a BIM model in a more timely fashion and to improve interoperability between the simulation engine and BIM software. In the proposed methodology, the extracted information from a BIM model is compiled into an INP file and run in a popular energy simulation program, DOE-2, on an hourly basis for a desired time period. Case study showed that the application of this methodology could be used to expediently provide energy simulations while at the same time reproducing the BIM in a more readably three dimensional modeling program. With the aid of an easy to run and easily understood energy simulation methodology, designers will be able to make more energy conscious decisions during the design phase and as changes in design requirements arise.
In Japan, the population progresses to the extreme aging society and it is entering the phase of the population decrease while the population increase is continuing in the world. The construction market is expected to shrink accordingly, however the situation of labor shortage is expected to continue at a faster rate, because the aging of construction workers is progressing and new younger labor force cannot be secured. In order to supplement the labor shortage, it is required to progress mechanization, automation, labor saving, and efficiency improvement by utilizing the information well in each stage in a series of flow of planning, design, construction, operation, and disassembly in one building. The measures to maintain and expand the construction market by the new efficiency improvement techniques which enhance the utilization degree of building information are required. Currently, the elemental technologies which utilized BIM (Building Information Modeling) are accumulated by advancing digitization in each phase. DX (Digital transformation) in the construction industry can be achieved by the technology maturing and having a series of continuities. It is anticipated that this will evolve to a new method which is unprecedented. Present status of BIM and mechanized constructions in Taisei Construction are introduced, and future prospect is described.

최근 건설 프로젝트가 대형화 복잡화됨에 따라 단일 프로젝트의 건설 사업비 규모가 증가하는 반면 IT 산업의 발달과 더불어 건설현장에서 발생하는 다양한 자료 축적이 쉬워지고 있다. 따라서 건설공사 라이프싸이클 관점에서 축적된 실적 데이터를 활용하여 생산성을 향상시키기 위한 연구가 활발히 진행 중이다. 최근 건설사업관리를 위해서 많이 사용하고 있는 PMIS(Project Management Information System)는 시공단계에서 데이터의 축적과 활용에 많은 편리함을 준다. 그러나 대부분의 PMIS는 시공단계에 제한되어 있으며 기획, 설계 및 유지관리의 단계까지는 적용되지 않고 있는 실정이다. 본 논문에서는 기획, 설계, 시공, 유지보수 단계까지 관리를 위한 효율적인 하나의 방안으로 BIM(Building Information Modeling) 기반의 PMIS인 BPMS(BIM-based Project Management System)를 제시한다. BPMS는 대상물의 설계 및 시공정보를 포함하여 건설 생애주기 관점에서 사업관리를 지원하고자 개발되고 있다.

Current MEP designs are mostly applied by 2D-based design methods and tend to focus on simple modeling or geometry information expression such as converting 2D-written drawings into 3D modeling without taking advantage of the strength of BIM application. To increase the demand for BIM-based MEP design, geometric information, and property information of each member of the 3D model must be conveniently linked from the phase of the Design Development (DD) to the phase of Construction Document (CD). To conveniently implement a detailed model at each phase, the detailed level of each member of the 3D model must be specific, and an automatic generation of objects at each phase and automatic detailing module for each LOD are required. However, South Korea's guidelines have comprehensive standards for the degree of MEP modeling details for each design phase, and the application of each design phase is ambiguous. Furthermore, in practice, detailed levels of each phase are input manually. Therefore, this paper summarized the detailed standards of MEP modeling for each design phase through interviews with MEP design companies and related literature research. In addition, items that enable auto-detailing with DYNAMO were selected using the checklist for each design phase, and the types of detailed methods were presented. Auto-detailing items considering the detailed level of each phase were classified by members. If a DYNAMO algorithm is produced that automates selected auto-detailing items in this paper, the time and costs required for modeling construction will be reduced, and the demand for MEP design will increase.
국내 토목분야의 건설 산업은 비효율적인 의사소통으로 인하여 업무전환단계에서의 정보 누락 및 그로 인한 비용손실 등의 문제점이 발생한다. 이러한 문제점에 대한 해결책으로 BIM의 도입이 대두되고 있다. BIM은 구조물의 생애주기 전 단계에서 발생되는 모든 정보들을 3차원 파라메트릭 CAD와 연계된 3차원 정보모델을 통하여 관리하여 정보 활용의 효율성을 극대화 시킨다. 본 논문에서는 BIM기반의 교량 건설 프로젝트의 구조설계업무에서 사용할 목적으로 3차원 정보모델을 활용한 교량의 구조설계 프로세스를 제안하였다. 제안된 프로세스는 구조설계업무를 통하여 결정되는 정보들을 활용하여 3차원 정보 모델링작업이 이루어질 수 있도록 구성하였다. 또한 제시된 프로세스를 활용하여 현재 건설이 진행 중인 스틸박스 교량의 상부구조를 대상으로 구조설계의 최종 산출물인 구조계산서를 구축된 BIM기반의 구조설계 프로세스를 활용하여 도출할 수 있도록 구성하였다.
When Building Information Modeling (BIM) was introduced at the early stage, it was only utilized as a three-dimensional visualization tool. Nowadays, however, BIM is being studied for increasing design productivity and managing enormous information on building life cycle. One of the representative research is developing 'common prototype BIM libraries'. BIM data made of common prototype libraries should be utilized in various ways, quantity takeoff, code checking, energy analysis and so on. However, common prototype BIM libraries are not enough to estimate accurate cost. For example, composite wall libraries should be divided into several single objects, wall structure and finishes, for the quantity takeoff and construction cost calculation. In this paper, we are suggesting an automated division algorithm of composite wall and developing a system prototype for it. This study is expected to reduce extra modeling work and contribute to fast and accurate cost calculation in the construction.
