A Study on Improvement of Modular Specifications - Focused on technical specifying method in waterproof and mechanical works - (모듈러 공사시방서 개선방안에 관한 연구 - 방수 및 기계설비공사의 기술방안 개선을 중심으로 -)

  • A modular specification is a contract document that specifies the requirements of production, transformation and installation in a modular construction. A problem of the currently used specification is that it does not guarantee the level of performance required by the modular construction and fails to accommodate unique characteristics of each construction because it widely uses the standard specification as it is. This study proposes a specification that reflects the unique feature of modular construction in order to improve the quality of modular construction. Research focuses on the leakage in waterproof and mechanical equipment because it is the area with the highest rate of defects. This study suggests ways to improve the modular specification as follows: 1)Descriptive specifying (following MasterFormat) 2)Propose leakage verification method and test clause 3) Reflect characteristic of modular construction. Proposed modifications to modular specification are reviewed by experts for validation and their opinion verifies suggested improvements as a way to secure the quality of modular construction and to promise characteristics of the modular specification. This improvement will be used for reference when writing construction project specification, which can be an important contract document, so that it could lower occurrence rate of the modular defects.

  • Today, the United States, Europe and other advanced organizations are utilizing the concept of competency-based HR management. Recently, many organizations in Korea are also managing workforces by introducing the concept of job competencies in personnel management. However, in spite of the current trend, domestic human resources management methods for construction managers continues to operate by asking about work experience, licensing, education level, etc. This is a seniority system and it functions separately from an assessment of practical job competencies for the business. Moreover, construction management work has been very fragmented in terms of expertise and capacity depending on the type of management work and project progress. Therefore, it is necessary to develop a competencies management system for each business segment to effectively manage job competencies that reflect the the characteristics of a construction manager' s work. As such, the aim of this study is to analyze human resources management methods pertaining to domestic construction managers and present challenges and limitations in current practices. In particular, factors affecting the job competencies of construction managers are analyzed statistically. The results of this study will be used as the basis for future research into development of a construction manager competency management system.

  • Construction management performs a variety of tasks, and the buildup of the WBS and OBS is one of the core tasks. However, the practical utilization of WBS and OBS is low in the current construction management work. In this study, we conducted a survey of related experts to analyze the understanding, utilization level, application effect, and connectivity of WBS and OBS. As a result, it was identify that the standardization and linkage of WBS and OBS should be secured so that the construction manager (CMr) could apply it. Therefore, we extracted management control factors through expert in-depth interviews and workshops and conducted AHP importance analysis. Analysis results of importance shows that there is a high importance of strengthening the link between WBS and OBS and updating OBS due to changes in WBS. The results presented are not direct solutions, but are expected to provide a standard for construction managers to consider.

  • This study analyzed the major contents and results of revision through an analysis of the specifications and the field survey to revise the construction cost calculation criteria. The result of the survey found that the background processing difficulty was reduced due to an improvement of the quality level of the field floor, and the enhancement of the material's function brought a decrease in construction time and the application of various construction methods. In addition, the application of combined waterproofing methods using more than one material was increasing and the productivity differed according to the site and location. Based on these results, waterproof items were subdivided and applied to the composite construction method, and the input items were differentiated according to the material and construction method. The adequacy of the construction calculation criteria was ensured by presenting the criteria classified according to the construction area, and deleting the items that are not applicable and amending them to make them suitable for the specifications by reflecting the actual conditions of the construction on the site.

  • Corporate Sustainability Management (CSM) is management approach and strategies that have grown in importance in recent years. and it is becoming increasingly important to organizations in every industry including the construction industry as well. It is important to establish and continuously manage and improve the strategies at the industrial and enterprise level and also to understand their trend. The most practical way to understand the overall sustainability management strategies and trend of construction companies is to analyze the sustainability management report of representative construction companies and to derive keywords for sustainability management, and then analyzed them using big data. The objective of the study is to analyze the trend of CSM strategies of Korean contractors in terms of key characteristics and implications by big data analysis employing keywords identified in the CSM reports of five major contractors in the Korean construction industry. Understanding the sustainable management strategy trend of construction companies has important significance in terms of being able to find out the issues that the construction industry and construction companies should focus on in order to pro-actively prepare for the future.

  • Unlike a completed building, a building under construction may be at risk in terms of safety if a load exceeds the value considered in the design stage owing to various factors, such as a load action different from that in the design stage and insufficient concrete strength. In addition, if an earthquake occurs in a building under construction, greater damage may occur. Therefore, this study studied example models with various sizes of 5, 15, 25, and 60 floors for typical building types and analyzed the effects of seismic load on buildings under construction using construction-stage models according to frame completeness. Because the construction period of the building is much shorter than the period of use after completion, applying same earthquake loads as the design stage to buildings under construction may be excessive. Therefore, earthquakes with a return period of 50 to 2,400 years were applied to the construction stage model to review the seismic loads and analyze the structural performances of the members. Thus, we reviewed whether a load exceeding that of the design stage was applied and the return period level of the earthquake that could ensure structural safety. In addition, assuming the construction period of each example model, the earthquake return period according to the construction period was selected, and the design appropriateness with the selected return period was checked.

A Study on the Characteristics of Direct Tensile Fatigue of the Domestic PS Bar at High Stress Range (국산 PS 강봉의 고응력범위에서의 직접 인장피로 특성)

  • In this study, direct tensile fatigue tests of the PS bar were performed in terms of diameter, minimum stress level, and maximum stress level. In the static test, the stress - strain curve and ultimate streng th of the PS bar were determined. Results of the fatigue test indicate that the diameter of the PS bar was not influenced by fatigue life. Minimum stress also had quite an influence on the fatigue of the PS bar. Thus, the fatigue characteristic equation was proposed in terms of stress range and minimum stress through statistical process. Strains on specimen that loaded direct tension were measured in the fatigue test, with the secant modulus of elasticity calculated from measured strains. The strain development consisted of three different stages, i.e., rapid increases during the initial fatigue life, uniform increases during the middle stage, and rapid increases until failure. The secant modulus of elasticity decreased during the fatigue life with increasing strain. However, stress level seemed to have no influence on the secant modulus of elasticity.

Evaluation on Fatigue Performance in Compression of Normaland Light-weight Concrete Mixtures with High Volume SCM (혼화재를 다량 치환한 경량 및 보통중량 콘크리트의 압축피로 특성 평가)

  • The objective of this study is to examine the fatigue behavior in compression of normal-weight and lightweight concrete mixtures with high volume supplementary cementitious material(SCM). The selected binder composition was 30% ordinary portland cement, 20% fly-ash, and 50% ground granulated blast-furnace slag. The targeted compressive strength of concrete was 40 MPa. For the cyclic loading, the constant maximum stress level varied to be 75%, 80%, and 90% of the static uniaxial compressive strength, whereas the constant minimum stress level was fixed at 10% of the static strength. The test results showed that fatigue life of high volume SCM lightweight concrete was lower than the companion normalweight concrete. The value of the fatigue strain at the maximum stress level intersected the descending branch of the monotonic stress-strain curve after approximately 90% of the fatigue life.

  • Objective of Urban regeneration is a recovery of urban utilities through a physical, environmental, cultural, industrial and economic regeneration. The current paradigm of urban regeneration is not a simple redevelopment as physical redevelopment or improvement. This study is proposed that value system management applied the benefit management, value system, Quality Function deployment for a value conflict of urban regeneration. There is a reason to conflict value that value system is unstructured. Because this study is proposed to establish the process of value system, and applied this process to Se-woon 4th area urban regeneration project. This study is analyzed to divide value system of urban regeneration program into city level, district level, zone level in district. An analysis of value system obtained through '2020 urban master plan', 'the downtown recreate a comprehensive plan', 'Se-woon New town plan'. It is proposed that value system management method through Between values correlation analysis and the order of priority deduction. These are obtained to use Delphi technique and Analytic Hierarchy Process(AHP)
