BIM 기반 시설물 유지관리를 위한 데이터 정의 - BIM기반 시설물관리 사례와 프로세스 분석 - (Data analysis for facility maintenance based on BIM - Case studies of facility maintenance based on BIM and practical process -)

  • The introduction of BIM technology is expanding not only in the field of design and construction, but also in the maintenance and use stage. In particular, researchers are looking to build a smart facility management system that integrates advanced IT technology and BIM. This study proposes the parts to be used and added to the BIM information, focusing on information generated and exchanged in the application case that is an issue during the current facility maintenance work by introducing the smart facility management technology and its use cases. The effectiveness of this proposal is compared with the scenario in which BIM-based facility safety management is applied and the current business scenario. In conclusion, the requirements for smart facility management are analyzed, and linkable parts between facility management tasks and BIM data that should be reflected in the facility management system are presented. In the maintenance phase, through the use case scenario, the facility management phase is subdivided according to the characteristics and contents of the work. In addition, information about the facilities required for each task is specified. Furthermore, it is examined whether BIM data and IT information can be linked with existing facility management systems. It is a process and guideline that can be provided to practitioners who want to introduce BIM and smart technology to facility management. It can define the required data items and levels according to the required information step by step based on the maintenance case.

우리 나라의 하수도현황과 전망 (State of Swerage Systems and Prospects in Korea)

  • This study reviewed the current status and problems of sewerage system in Korea and then proposed possible methods to correct the problems. Also, evaluation of future development in sewerage system is included. It can be summarized as follows : 1. Investment in sewerage system is relatively low . 0.23% of GNP, Considering that the investment portion is 0.35% in OECD and 0.63% in Japan, it should be increased further. 2. The reasons wily the investment in sewerage system is low can be ' (1) Low priority is given to the investment in sewerage system. Local government builds and operates its own wastewater treatment plant. Local government as well as residents prefer to invest their money in roadwork, housing and parks to in wastewater treatment facilities because of greater investment effects. (2) Besides capital investment, more maintenance cost is needed for sewerage system. Proper operation of wastewater treatment facilities requires a well-trained operator. Because of public conception that operation of wastewater treatment facility is a dirty job, it is difficult to find a well-trained operator. (3) It is difficult to estimate the effect of sewerage system (4) Cost required to build and maintain wastewater treatment facility should be paid by people, who benefit from the facility. People to benefit are sometimes different from people to pay. 3. Advanced treatment is necessary to protect the bay aura and raw water source as well as to prevent eutrophication of lakes and ponds. 4. Wastewater treatment facility were mainly build in big cities during the decade of 1980. Followings should be solved first to expand the facilities. (1) Rapid repair and construction of sewer. (2) Technical development of wastewater treatment . Prevention of efficient and economical wastewater . Development of efficient and economical wastewater treatment techniques . Development of high-efficiency treatment using bioreactor . Reuse of wastewater treatment plant effluent (3) Sludge treatment and disposal . Composting of sludge cakes . Development of techniques to reduce the volume of sludge cake : incineration and reuse of sludge ash and slag. (4) Utilization of wastewater treatment facilities . Construction of community parks or sports families(ie, on the tops of the covered aeration tanks and sedimention tanks) Construction of wastewater treatment facilities under ground and of parking facilities and community parks above ground. (5) Education of wastewater treatment personal.

  • 한국형발사체 추진기관 개발을 위한 연소기 연소시험설비, 터보펌프 실매질 시험설비, 엔진 지상 및 고공모사 연소시험설비, 추진기관시스템 시험설비 구축 계획에 대해 간략히 기술하였다. 연소기, 터보펌프, 엔진 시험설비에서는 75톤급 액체로켓엔진의 부품 및 엔진시스템의 개발 및 인증시험을 수행할 예정이고, 추진기관시스템시험설비에서는 한국형발사체 1/2/3단용 추진기관시스템의 개발 시험을 수행할 예정이다. 추진기관 시험설비는 나로우주센터에 건설될 예정이며 구축 일정, 예산, 안전거리, 효율성 등을 고려하여 구축하고자 한다.

오픈소스 기반의 하수 시설물 데이터베이스의 효율적 구축 (Efficient Construction of Open Source-based Sewage Facility Database)

  • 지하시설물의 효과적인 데이터의 관리는 인간 삶 측면에서 매우 중요하다. 여기에는 최신성의 정확도 높은 데이터의 입력이 선행되어야 한다. 그래서 효율적인 데이터를 입력을 위한 방법이 중요하다. 본 연구에서는 오픈소스(open source) 소프트웨어를 활용하여 하수 시설물 현장조사 프로그램을 개발함으로써 종이도면을 태블릿PC로 대체할 수 있도록 하였다. 태블릿PC를 활용하여 현장에서 취득하는 도형 및 속성정보를 데이터베이스 서버를 통해 실시간으로 전송하도록 하였으며, PostGIS 쿼리(query)를 개발하여 구조화편집 자동화로 하수 시설물 GIS (Geographic Information System) 데이터베이스 구축에 수작업을 최소화하였다. 또한, 하수 시설물 GIS 데이터베이스 구축 프로그램을 활용하여 데이터베이스 구축을 하였고, 이를 기존방식의 하수 시설물 데이터베이스 구축과 작업공정, 작업시간을 비교·분석한 결과 작업공정이 단순화되었고 작업시간이 단축되었다. 아울러 오픈소스 소프트웨어의 간단한 커스터마이징을 통해 타 분야의 현장조사 및 데이터베이스 구축에 활용할 수 있을 것이다.

시뮬레이션과 엔트로피 척도를 이용한 철도 차량기지 대안 선정 (Decision Making for Train Maintenance Facility using Simulation and Entropy measurement)

  • 본 최근 철도 산업이 국가 중심 산업으로 부상하면서 이 분야의 학문적 관심이 높아지고 있다. 특히, 철도 산업의 규모가 커짐에 따라 승객과 화물의 안전한 수송이 강조되고 있으며 이를 위해 철도 차량의 정기적인 검수 및 청소를 담당하는 차량기지의 건설이 증가하고 있다. 하지만 철도 차량기지 건설은 막대한 투자비용과 시간이 소요되며 효율적인 설계 및 시공을 위해 고려해야 할 조건이 많다. 따라서 본 논문에서는 복수의 차량기지 설계 대안들 중 가장 효율적인 설계안을 찾기 위해 시뮬레이션을 사용하여 분석하였다. 시뮬레이션 분석은 시설의 목적을 최대한 반영 할 수 있는 종속 변수를 선정 후 Warm-up 분석을 하였고, 분석 이후 안정화 상태의 종속 변수 평가치를 대안 별로 추출하였다. 그리고 시뮬레이션 실험에 의해 얻어진 각 종속 변수의 평가치는 다 속성 의사 결정 방법을 통해 대안 선정에 사용 되는데, 기존의 다 속성 의사 결정 방법은 절차적으로 복잡하거나 의사 결정자의 주관적인 능력에 기대는 단점을 가진다. 그러나 엔트로피 척도를 활용한 대안 선정은 의사 결정자에게 신속하고 객관적인 방법으로 대안 선정을 할 수 있게끔 도와준다. 따라서 본 연구에서는 철도 차량기지 설계의 신속한 최적 설계안 도출을 위해 엔트로피 척도를 이용하였으며 이는 차량기지 설계 프로젝트처럼 신속하고 객관적인 의사결정이 필요한 상황에서 매우 유용함을 보여주었다.

발주처 관점의 시설물 생애주기 관리를 위한 BIM 기반 건설 프로젝트 사례 분석 (BIM based Construction Project Case Analysis for Facility Life Cycle Management from the Perspective of the Client)

  • From the perspective of the client, the value of information for use in facility management is very low at the point of use. This is because the facility owner, who is a non-professional, cannot accurately request necessary information from the perspective of long-term facility life cycle management. The purpose of this study is to define the information necessary for facility management and to analyze the project operation method to procur this information to the client using BIM. To this end, this study analyzed the role of client and contractor, project delivery process, standards, and submissions in the BIM-based procurement area through USACE Air Force Hospital project case analysis. As a result of the analysis, if the client, who is the subject of facility operation, defines in advance the type and input method of necessary information in the operation stage, the client can receive the BIM optimized for operation from the contractor. The results of this study can be used to establish standards for receiving information necessary for establishment of procurement process and facility management of public institutions considering BIM introduction.

  • The internal construction industry is not situation of cost reduction based on low wages anymore by the increase in wages as insufficient supply of stilled workers. Recently remodeling constructions that only need to change facilities as to stay the existing structures are on the increase. Now the method of piping facility used to remodeling construction needs stilled workers, large work space and a variety of tools. These complex construction process have a difficulty of high-quality and economical construction. In addition it have the hish incidence of warranty and a problem of cost increase as a commitment of manpower by warranty repair. In order to solve these problems it is necessary for appropriate new technology to the internal construction environment. Piping fittings by Insert & Coupling Joint is a method that unskilled workers can be easily constructed though one touch set up and it is convenient to maintain for repair work of piping facility. This technology show the effect of 3 percentages labor cost reduction as compared with piping fittings by press joint on apartment 500 households. Therefore this technology is supposed that attain a cost reduction though the technical and economical construction and a client satisfaction though the high-quality construction on the present construction market.

병원급식에 일반위생관리기준과 HACCP 제도 적용을 위한 시설모델 개발 (Development of a Hospital Foodservice Facility Plan and Model based on General Sanitation Standards and RACCP Guidelines)

  • The purposes of the study were to establish HACCP-based standards and guidelines for conducting a plan review to build, or renovate, hospital food service establishments, and ensure the safety of foodservice and reduce the risk of food borne illness. The scope of the study included suggestion for the planning of hospital foodservice facilities: layout, design, equipment and modeling. The results of this study can be summarized as follows: 1) The development of a foodservice facility plan based on the results of a survey, literature reviews and the results of interviews with foodservice managers from 9 general hospitals. This was composed of operational policies in foodservices, layout characteristics, space allocation, selection, design, specification standards for equipment and the construction principles of foodservice facilities. 2) Two foodservice facility models were developed, one for general hospitals with 900 beds (2,000 patients and 2,500 employee meals per day) and the other for general hospitals with 300 beds (600 patients and 650 employees meals per day). 3) The suggested kitchen space requirements for the foodservice facility models were 341.2 ㎡ (W 17,100mm x L 23,700mm) and 998.8㎡ (W 35,600mm x L 32,800mm) for the 300 and 900 beds hospitals, respectively, with both designs being rectangular. The space requirements for the equipment, in relation to the total operational area, in terms of ratios were 1:3.5 and 1:3.8 for the 300 and 900 beds hospitals, respectively. The recommended space allowances per bed for the developed foodservice facility models were 1.15 ㎡ and 1.11 ㎡ for the 300 and 900 beds hospitals, respectively, which were increased by more than 30% compared to those suggested in the precedent study, and considered appropriate for the implementation of the HACCP system. 4) The hospital foodservice facilities plans and models were developed based on the general sanitation standards, guidelines and the HACCP system, and included foodservice facility layout, product flow, physical separation between contaminated and sanitary areas, foodservice facility specifications with a 1/300 scale for a 300 bed, and a 1/400 scale for a 900 beds blueprint. 5) The main features of the developed foodservice facility plans and models were; physical separation between contaminated and sanitary areas to prevent cross contamination, product flow in one direction from the arrival of the raw material to the finished product, and separation of different work areas and the process of receiving & preparation of products, refrigeration & storage, cooking, assembly, cleaning & disinfection, employee areas and janitorial facilities. The proposed models from this study were presented as examples for those wanting to build, or renovate, their facility for the production of foods.

공종분류체계를 활용한 도시철도 시설물 유지관리시스템 개발 (The Development of Urban Metro Maintenance Facility System Using Construction Classification System Management)

  • 건설정보를 효과적으로 관리하기 위해서는 데이터 생성부터 유지관리까지 전 과정을 관리해야 한다. 그러나 사업관리정보시스템 (PMIS, Project Management Information System)은 설계를 포함하여 시공단계에서 사업관리를 중심으로 운영하고 있어서 유지관리와의 연계가 부족하다. 본 논문에서는 유지관리분류와 도시철도시설물 공종분류를 활용하여 시공단계에서 발생하는 데이터를 유지관리 활동에 활용하는 프로세스를 제시한다. 유지관리분류와 공종분류를 연계함으로써 시공정보와 유지관리정보를 일괄적으로 추적할 수 있으며, 유지관리 시 필요한 시공정보를 손쉽게 활용할 수 있다. 또한 사업관리정보시스템과 유지관리정보시스템(MMIS, Maintenance Management Information System)을 연동할 수 있으며, 시공정보를 건설사업의 라이프싸이클 정보를 관리할 수 있게 하여 생애비용을 추적관리 할 수 있도록 돕는다. 본 논문에서는 유지관리정보시스템 프로토타입을 개발했으며, 업무적용 시 타당성이 있음을 보여줬다.
