With recent attempts to improve quality and productivity, the prefabrication manufacturing system has been occupying an increasing share of the construction area. To minimize site work, material is more frequently being produced and partially assembled at a plant, and then installed at a site. For this reason, the production process is being divided and the materials are being delivered to the site after passing through multiple plants. With these changes in the production process, the materials delivery plan is becoming an important management point. In particular, as road transportation using trucks has a 71 percent share of the domestic transportation market, selecting the proper transportation path is important when delivering materials and equipment to a site. But the management system at the project design phase to calculate the delivery cost by considering the production process of the pre-fab material and the $CO_2$ emission at the material delivery phase is currently lacking. This study suggests a process design model for assembly production of the pre-fab material and transportation logistics based on carbon emission. The suggested model can be helpful to optimize the location of the intermediate plant. It is expected to be utilized as a basic model at the project plan and design phase when subcontractors make decisions on items such as materials procurement, selecting the production method, and choosing the location of the assembly plant.

A construction standard production rates system for the factory built and on-site installation phases of OSC (Off-Site Construction)-based precast concrete (PC) structures in apartment buildings was recently proposed to establish an objective cost standard (Lee et al., 2021). In addition, the Korean government has taken steps to improve the institutional foundation for the systematic calculation of PC construction costs such as revising construction standard production rates for major components that can be applied to the on-site installation phase of PC method. In this study, we analyzed the results of a field survey of apartment building PC structures and collected expert opinions to develop factory-built and on-site installation standard production rates that can be applied to apartment building PC method. We also propose directions for improving the standard production rates so that they can be applied to the site and component of apartment buildings by comparing them with the current standard production rates. This study also derived the cost characteristics and cost reduction measures of PC construction by calculating the construction costs using the developed rates and comparing the construction costs with the RC methods of apartment buildings of the same scale. The construction standard production rates for PC construction derived in this study are expected to contribute to the spread of PC construction by ensuring the objectivity and consistency of the results of PC methods cost estimation.

The purpose of this study is to forecast future changes in the construction market following the reorganization of the construction production system by analyzing the possible market size in which general contractors and specialty contractors may participate in each other, and by carrying out a survey. The ratio of correlation between general construction and specialty construction industries was derived by analyzing the relevance of work area of general contractors and specialty contractors, the similarity of registration standards, and the market in which general contractors and specialty contractors may be able to mutually participate. In order to overcome the limitation of previous studies which analyze the changes in construction market based on the statistical data, and to analyze in more detail the impact of reorganization of construction production system from market participants' view, a survey targeting general contractors and specialty contractors for their willingness and method of participating in the mutual market was conducted. As a result of the survey, it was found that 52% of general contractors were willing to participate in the specialized construction market and 55.1% of specialty contractors were willing to participate in the general construction market. It was found that there was a high willingness to participate in the earthworks, reinforced concrete works, facility maintenance and management, water and sewage facility works, and interior works, and high competition is expected for projects with a scale of 500 million to less than 3 billion won. Through this study, it will be possible for general and specialty contractors to understand the changes in the construction market due to the reorganization of the construction industry production system, and to respond effectively to these changes.

Production planning is a key part of production management of manufacturing enterprises. Since computerization began, modern production planning has been developed starting with Material Requirement Planning (MRP), and today Enterprise Resource Planning (ERP), Advanced Planning and Scheduling (APS), Supply Chain Management (SCM) has been spreading and advanced. However, in the shipbuilding field, rather than applying these general-purpose production planning methodologies, in most cases, each shipyard has developed its own production planning system. This is because the applications of general-purpose production planning methods are limited due to the order-taking industry such as shipbuilding with highly complicated construction process consisting of millions of parts per ship. This study introduces the design and development of the production planning system reflecting the production environment of heavy shipyards in Korea. Since Korean shipyards such as Hyundai, Daewoo and Samsung build more than 10 ships per year (50-70 ships in the case of large shipyards), a planning system for the mixed production with complex construction processes is required. This study draws requirements using PI/BPR (process innovation and business process reengineering) methodology to develop a production planning system for shipyards that simultaneously build several ships. Then, CBD software development methodology was applied for the design and implementation of planning system with drawn requirements. It is expected that the systematic development procedure as well as the requirements and functional elements for the development of the shipyard production planning system introduced in this study will be able to present important guidelines in the related research field of shipbuilding management.

A large ship usually consists of 300 to 500 blocks, for which it is extremely difficult to monitor the whole manufacturing processes from assembly to erection. In an effort to unify all the data and procedures, shipbuilding companies are installing ERP systems, which have brought great improvement throughout the company as a whole. In some departments, however, the ERP systems are not being fully utilized. This paper analyzes and solves the problems revealed especially at the production departments after an ERP system is installed. In this research, firstly a TOC(Theory of Constraints) analysis is done to find out the best solution for those problems. Secondly, based on the solution found, a Monitoring System for hull construction processes is developed with an improved user interface. The visualization of data is designed to reflect the needs of the production departments. The new system supplements the ERP system in that it selectively utilizes the unified data base and is operated under ERP environment. The system is installed in the production departments and its usefulness is verified.

Republic of Korea is recently becoming an advanced country with increasing standard of living. This is causing a lack of employment in the construction industry because of high labor costs and it is resulting rapid increase in foreign labors. Modular Method of Construction can be defined as 50%~90% of the entire process is completed in factory, and transferred to construction field to install. The main purpose of this process is to minimize the entire process that possibly can be done at construction field in order to maximize the quality. The current local usage of Modular Method of Construction started at Shin Ki Elementary School during 2003 and it is widely used for military facilities. It should be used more because it has strengths of spending short time period to complete and low production costs. It can make a change if Modular Method of Construction is applied. Toyota is currently producing vehicle with conveyor system and if Modular Method of Construction is applied, then it is possible to reduce the waste of labor, and automatic production time. Expansion of the modular Market can be expected by applying this method because it will improve producing costs, high quality, and enforced process. This research tried to solve the problem of factory's manufacturing production by applying local Modular Method of Construction to provide suggestions and analyze the profitability with applied conveyor system. It is depending on produced model, but this research's model will take 20 months including assessment of payback period.

The government is promoting the reorganization of the construction indusrty under the theme of reorganizing the production system. However, it has been pointed out that this is contrary to the increasingly specialized and technical skills of the landscaping field. Therefore, it is urgent to respond to the construction industry integration policy and improve an appropriate work system and the content of the landscape field. Therefore, this study investigated the intention of the industry to reorganize the production system and the production structure of the landscape field, so that it can be used as a reference for future changes. As a result of the survey, 1) the perception of the reorganization policy is a highly requesting step-by-step promotion that reflects the industry's will, 2) the system is divided into generalization and specialization and is highly opposed to integration, 3) appropriate design and construction costs are the most important directions for improving landscape construction projects, and 4) reestablishing the relationship with related civil engineering works is important for improving detailed construction types. Overall, it was pointed out that the current specialized landscape construction does not sufficiently reflect the changing landscape business and is only appropriate for subcontractors in other industries. Therefore, it is necessary to promote policies that reflect this. In the long run, it is urgent to establish the status of landscape construction as an independent object, and it is necessary to supplement the legal system and change the industry accordingly.

Best value is the ultimate goal of the owner and can thus have diverse meanings according to the project characteristic, owner's purpose, user groups' payment capability, etc.. Recently, resettlement problems of the marginalized members in the urban regeneration area have been issued in Korea because they have no capability to purchase (or lease) redeveloped housing (or apartment). It means that a minimized production cost for reducing supply price of housing is a key factor in establishing the best value of the marginalized members. The lowest-price bidding system serves the purpose of ensuring a minimized production cost, but due to the low-cost investments, it creates various problems, such as sloppy construction, lowered quality, an increased LCC, and worsening profitability for builders. Thus, to help them resettle, it is necessary to supply affordable housing geared towards a certain appropriate quality and minimum construction costs. Towards this end, this study aimed to propose a cost reduction bidding system based on a technical proposal. The proposed technical-proposal-based cost reduction bidding system consists of the following components: work-unit-based, project-unit-based, and construction-period-reducing technical proposals. These components are evaluated to select the best bidder for a given project. The technical proposal based cost reduction bidding system proposed herein is expected to provide facilities with appropriate supply prices and appropriate quality levels, to bolster the technological competitiveness of builders.
