공동주택 관리형태가 장기수선충당금과 공용관리비에 미치는 영향 : 부산시 의무관리대상 공동주택을 대상으로 (Effect of the Type of Apartment Management on Long-Term Repair Allowances and Common Management Fees : For Apartment Houses Subject to Mandatory Management Located in Busan)

  • 오늘날 주거형태 중 공동주택이 차지하는 비중은 매우 높다. 본 연구는 관리비등의 징수액을 산출하는데 고려되는 요소를 확인하여 합리적인 분배방안을 마련하는데 기초자료를 제시하고자 한다. 이를 위해 공용관리비와 장기수선충당금에 대한 선행연구를 검토한 후 공동주택관리정보시스템에서 2020년 부산시 소재 의무관리대상 공동주택에 대한 각종 자료를 수집하여 관리형태(자치관리, 위탁관리)에 따른 영향요인의 차이를 분석하였다. 통계분석결과 세대수와 노후정도는 장기수선충당금에 음(-)의 영향을, 노후정도는 공용관리비에 음(-)의 영향을 미쳤다. 또한 노후정도가 장기수선충당금과 공용관리비에 음(-)의 영향을 미치는 정도는 자치관리에 비해 위탁관리가 적은 것으로 나타났으며, 장기수선충당금은 위탁관리가 적게 부과하고 공용관리비는 자치관리가 적게 부과하는 것으로 나타났다. 본 연구결과는 부산시 소재 의무관리대상 공동주택 거주자등과 관리자에게 장기수선 충당금과 공용관리비를 합리적으로 분배할 수 있도록 하는 기초자료가 될 것이다.

  • 최근 건설공사에서 근로기준법의 개정, 이상 기후의 증가로 인한 작업가능일수의 감소와 비작업일수의 증가에도 불구하고 이를 반영한 표준 건설공사기간이 마련되어 있지 않다. 이로 인해 현장에서 적정공사기간을 산정하더라도 예기치 못한 상황에 의해 공기지연이 발생하고 있는 실정이다. 따라서 본 연구에서는 기존의 방식에 건설 제반여건의 변화와 기후변화를 반영한 철도 교량공사의 비작업일수 산정방법을 제시하고, 이 산정방법을 철도 교량공사에 반영하여 전국의 지역별·월별 비작업일수를 산정하였다. 그 결과, 국내의 지역별·월별 비작업일수를 도출하였고, 이를 통해 지역적 특성과 공종별 특성을 반영한 정확한 공사기간의 규정 및 기준의 필요성을 제시했다.

  • 대부분의 건설현장에서 기후에 대한 공기산정은 정확한 자료 없이 현장관리자의 경험과 직관에 의해 작업불능일수를 정함으로써 잦은 공기조정으로 인한 경제적 손실은 물로 공사주체들 간의 이해관계에서도 많은 문제점을 안고 있다. 더욱이 최근 대두되고 있는 기후변화는 기후예측을 보다 어렵게 만들고 있다. 따라서 본 연구는 공기에 영향을 미치는 기후요소 중 기온과 강우에 대하여 지역별 특징과 기후변화를 분석하고, 현행 산술평균방식을 산정기간별로 예측오차를 비교분석하여 최적의 산정방식을 제안하였다.

Method for Composing a Portfolio for REITs Investment Using Markowitz's Portfolio Model

  • Domestic construction companies are suffering from financing difficulties in the wake of the economic slump in Korea and abroad. During this economic slump, real estate investment trusts (REITs), facilitators for improving financing and stimulating construction businesses, have increasingly expanded since their introduction in 2001. However, in terms of growth speed and marketing size, Korean REITs are falling behind those of other nations. The purpose of this study is to suggest a method for composing a portfolio using the Markowitz portfolio selection model to stimulate REITs. The main contents are as follows. First, a comparative analysis was conducted of increased REIT profit with the application of the Markowitz model and the average REIT profit rate from July 3, 2007, to July 21, 2008, during the investment analysis periods. The results showed that the total profit rate from the Markowitz model was about 10% higher than the average REIT profit rate. Second, the sensitivity was analyzed according to the portfolio's data-gathering and replacement cycle to measure the optimum cycle and yield. The six-mouth profit data collection period showed about 16% higher profits with the Markowitz model than with the REITs. The two-week portfolio change period resulted in about 11% higher profits with the Markowitz model than with the REITs.

  • The 2006 Millennium Ecosystem Assessment (MA) defines ecosystem services (ES) as "the benefits people obtain from ecosystems". Identifying where ES originates, whom it benefits and how it is changing over a period of time is critical in rapidly developing country like Nepal, where the risk of ES loss is high. In the context of various ecosystem services provided by watershed, this study, particularly deals with water yield, Soil loss and Carbon sequestration computation and evaluation in Bagmati Basin of Nepal. As Bagmati Basin incorporates capital city Kathmandu of nepal, land use change is significant over decades and mapping of ES is crucial for sustainable development of Basin in future. In this regard, the objectives of this study are 1) To compute the total and sub-watershed scale water yield of the basin, 2) Computation of soil loss and sediment retention in the basin, and 3) Computation of carbon sequestration in the basin. Integrated Valuation of Environmental Services and Tradeoffs (InVEST), a popular model for ecosystem service assessment based on Budyko hydrological method is used to compute Ecosystem services. The scenario of ES in two periods of time can be referenced for various approaches of prioritization and incorporation of their value into local and regional decision making for management of basin.

  • 이 연구의 목적은 프리캐스트 세그먼트 PSC 교각의 조립식 코핑부의 성능을 파악하는데 있다. 제안된 프리캐스트 시스템은 현장에서의 작업을 줄이고 공사기간의 단축을 가져올 수 있다. 조립식 코핑부는 프리캐스트 세그먼트 PSC 교각의 현장타설 코핑부를 대체할 목적을 갖고 있다. 조립식 코핑부 실험체는 단조증가 하중 하에서 파괴 실험을 수행하였다. 그 결과 제안된 조립식 코핑 시스템은 기존의 현장타설 시스템과 동등한 소요성능을 보임을 확인하였다. 연계논문에서는 프리캐스트 세그먼트 PSC 교각의 조립식 코핑부의 성능평가를 위해 실험 및 해석적 연구를 수행하였다.

첨단교통체계(ITS)에 의한 도시고속도록의 Ramp Metering 시스템 구축에 관한 연구 (The Ramp Metering System Construction of Urban Freeway by the Intelligent Transportation System (ITS) Technology)

  • Today freeway is thought to be a very important transportation facility carrying tremendous traffic flow as the main corridor within the area of between the areas. However freeway is experiencing severe congestion and accidents by increased entrance ramp flow especially at peak time period. Ramp meters on the freeway entrance ramps that supply traffic to the freeway in a measured or appropriately regulated amount are needed for alleviating freeway congestion. Because ramp meters can be operated to discharge traffic at a measured or regulated rate thus maintaining more uniform speed on the mainline section maximizing the throughput to the freeway within the capacity of a downstream bottleneck and reducing the congestion related accidents. Thus the objectives in this study were to analyze the traffic characteristics on the freeway I-94 with ramp metering system before/after ITS technology in Detroit (Michigan) area compare shifts of the traffic characteristics on the freeway I-94 before/after ITS technology and finally suggest a better ramp metering strategy for the freeway system The following results were obtained: i)Flow occupancies and speeds on the mainline merge section of freeway were shown to be a big difference depending on the peak periods areas and directions based on the distribution of traffic flow characteristics on the freeway. ii)Reduced speed was shown to be more than 5 mph and ramp flow was also shown to be more than 240 vph at peak periods if there was the ramp metering system constructed on the freeway. iii)Ramp metering system was shown to be optimally operated on the freeway if ramp flow could be maximized within the range of over 900 vph and reduced occupancy could be also maximized by no more than 2 percent at peak periods. iv)The average flows on the freeway after the ITS technology were shown to be a decrease of over 20% depending on the peak periods areas and directions when compared with those flow on the freeway before the ITS technology. over 20% depending on the peak periods areas and directions when compared with those speeds on the freeway before the ITS technology. vi)The average metering rates on the freeway after the ITS technology were shown to be an increase of over 10% depending on the peak periods areas and directions when compared with those metering rates on the freeway before the ITS technology.

Strength Modeling of Mechanical Strength of Polyolefin Fiber Reinforced Cementitious Composites

  • RCC consumes large quantities of natural resources like gravel stone and steel, and there is a need to investigate on an innovative material that utilizes limited quantities of natural resources but should have good mechanical strength. This study deals with the experimental investigation of strength evaluation of cementitious composites reinforced with polyolefin fibers from 0% to 2.5% (with interval of 0.5%), namely Polyolefin Fiber Reinforced Cementitious Composites (PL-FRCC) and developing statistical regression models for compressive strength, splitting-tensile strength, flexural strength and impact strength of PL-FRCC. Paired t-tests (for each PL fiber percentage 0 to 2.5%) bring out that there is significant difference in compressive and splitting-tensile strength when curing periods (3, 7, 28 days) are varied. Also, a strong relationship exists between the compressive and flexural strength of PL-FRCC. The proposed mathematical models developed in this study will be helpful to ascertain the mechanical strength of FRCC, especially, when the fiber reinforcing index is varied.

  • The purpose of this study was to investigate the performance of hollow reinforced concrete bridge column systems with reinforcement details for material quantity reduction. The proposed reinforcement details have economic feasibility and rationality and make construction periods shorter. A model of hollow reinforced concrete bridge columns was tested under a constant axial load and a quasi-static cyclically reversed horizontal load. As a result, proposed reinforcement details for material quantity reduction were equal to existing reinforcement details in terms of required performance. The companion paper presents the experimental and analytical study for the performance assessment of hollow reinforced concrete bridge column systems with reinforcement details for material quantity reduction.
