COBie-based Building Information Exchange System Framework for Building Facility Management (건축물 유지관리를 위한 COBie기반 건축정보교환체계 프레임웍 연구)

  • The Construction Operations Building Information Exchange (COBie) collects and documents a large amount of information from different paths in one place during design and construction projects. This documented information is readily available as a means of continuously transferring data to the facility management systems used by building engineers. In this process, the COBie Worksheet, an open standard form, is used to input the information by simplifying the list required by the user. As a result, COBie was developed to improve dramatically how relevant information is obtained and updated to support operations, maintenance, and asset management at the design and construction stages. On the other hand, to use COBie, a great deal of manual work is required for information linkage and quality inspection with heterogeneous data models. These issues become obstacles to COBie-based facility management system development. This study analyzed the COBie information system and defined the framework for simpler operating maintenance information from BIM (Building Information Modeling). Moreover, the rules for facility management information submission, quality inspection, role definition of framework components, and information linkage were derived. COBie DB schema and support data linkages could be generated effectively based on the proposed framework in prototype development.

COBie Based Maintenance Document Generation of Railway Track (COBie 기반 철도 선로유지관리 문서 생성)

  • In this study, we proposed a method to generate a maintenance documents for railway track through Construction Operations Building information exchange(COBie) which is a subset of Industry Foundation Classes(IFC), a data model for Building Information Modeling(BIM). In order to define the items necessary for railway track maintenance document generation, we analyzed the guideline of maintenance and management to track by the Ministry of Land, Infrastructure and Transport(MLTM), and defined the way to refer to the information items in the COBie spreadsheet. The additional properties not supported in IFC, were created for generation of an Information model that reflecting maintenance information items of railway track by applying user-defined property set within the IFC framework. An IFC-based Information model reflecting the user-defined property was implemented through BIM software, and rail track maintenance information items were transferred to COBie spreadsheet according to the defined approach. It is tested that the information can be transferred from the IFC-based as-built model to the COBie spreadsheet, which can be used to generate the necessary documents for railway facility maintenance work.

  • 3D-based BIM(Building Information Modeling) technologies can be utilized effectively as a means of systematic management of facility information for safety assurance and effective maintenance of waterworks facilities. In this study, BIM models of water treatment facilities that can be used as basic data for BIM-based maintenance of waterworks facilities were developed. Information exchange and generality of the developed BIM models were evaluated by conducting interoperability analysis of IFC(Industry Foundation Classes) conversion models. In addition, the application of COBie(Construction Operations Building information exchange) was recommended as an effective countermeasure to deal with technical limitation regarding exchange and utilization of facilities-related information through current IFC models. The results of this study can contribute to the development of BIM-based maintenance system for waterworks facilities.

Proposed Information Management Plan for Building Inspection and Maintenance Based on COBie-IM and BIM (COBie-IM 및 BIM 기반 건축물 점검 및 유지보수 정보관리방안 제시)

  • To maintain the normal function of an aging building, regular inspection, repair, and reinforcement must be performed. However, the form of information and decision-making generated in the current building maintenance stage still depends on inefficient methods. This causes an increase in cost and waste of time in building maintenance. Therefore, this study proposed a COBie-IM document for building inspection and maintenance information management by benchmarking COBie, and suggested a method of checking information by linking it with BIM. In addition, a method for visualizing the designation of colors according to the damage grade of defects occurring in the building was suggested. Through this, we are able to systematically integrate and manage the information generated during inspection and maintenance in the building maintenance stage. This is expected to increase work efficiency by supporting decision-making that determines the priority of repair and reinforcement for defects.

A Method for Information Management of Defects in Bridge Superstructure Using BIM-COBie (BIM-COBie를 활용한 교량 상부구조의 손상정보 관리 방법)

  • The data management and the evaluation of defects in the bridge are generally conducted based on inspection and diagnosis data, including the exterior damage map and defect quantity table prepared by periodic inspection. Since most of these data are written in 2D-based documents and are difficult to digitize in a standardized manner, it is challenging to utilize them beyond the defined functionality. This study proposed methods to efficiently build a BIM (Building Information Modeling)-based bridge damage model from raw data of inspection report and to manage and utilize the damage information linking to bridge model through the spread sheet data generated by COBie (Construction Operations Building Information Exchange). In addition, a method to conduct the condition assessment of defects in bridge was proposed based on an automatic evaluation process using digitized bridge member and damage information. The proposed methods were tested using superstructure of PSC-I girder concrete bridge, and the efficiency and effectiveness of the methods were verified.
