  • As franchise industry has grown, the role of a supervisor who is a contact point between franchisor and franchisees has become more vital to success of the business. This research, focusing on his/her specific role, explores communication type, leadership type, and followership type of the supervisor in relations with the organization, franchisor, and franchisees, respectively. Furthermore, we compared performance of franchises by the three types above through the franchise contract management leverage (FCML) which reflects business performance both qualitatively and quantitatively. According to the analysis on supervisors of a franchise business, 'Ganiyeok', the majority of supervisors' communication type were either supportive style or directive style. For the leadership type, team-type and impoverished-type leaders were the majority, while effective or passive followership appeared highest in followership type. In addition, supportive supervisors in communication style, team-type supervisors in leadership style, and effective supervisors in followership had highest FCML, while reflective and directive styles, impoverished style, and passive style had lowest FCML. Primary goal of a franchise business is stable profit generation. This study not only examined what characteristics supervisors need and which style is insufficient, but also proposed tailored solutions for each style. Thus, we confirmed that debates on franchise can be approached in perspective of both communication and business, and we further suggest diverse approaches on future franchise business.

A commercial gentrification occurs through a business-type-change in a spatial basic unit (microscopic spatial unit such as parcel) of an area which has not been considered in relavent policies and research. So, this study analyzed the spatial characteristics of business-type-changed parcels using the Cox's proportional hazard regression model. The main results of this study are as follows. First, as new developments in the adjacent area occur, the business-type-change probability increases. Second, by the commercial area division, the business-type-change probability is different. Finally, the accessibility is better, the probability is higher. These results could suggest that a consideration of the spatial characteristics form microscopic viewpoint is necessary to understand the commercial gentrification. And these could be used as basic data for a gentrification diagnostic and management system, which can predict gentrification from the view point of business-type-change on the basis of a parcel.

However, we find that this relationship can be different depending on the type of public institution. Management efficiency is negatively associated with debt ratio for quasi-market type public institutions. This negative relation tends to mitigate for market type public institutions, which suggests that management efficiency may convey differential implications depending on the type of business environment represented by the type of institution. Conclusion: The overall results suggest that the government needs to due caution in establishing a policy plan to reduce debt by increasing management efficiency, taking the specific business environment, particularly with regard the type of institution.
