Verification of Market's Efficiency and CAPM using Capitalization Rate at Commercial Real Estate Market in Seoul (서울의 상업용 부동산 시장에서 자본환원율을 이용한 시장 효율성과 CAPM의 검증)

  • This paper is to understand the impact of systematic risk on capitalization rate at office building market and retail real estate market in Seoul and to see if CAPM(Capital Asset Pricing Model) is applicable. For this, this paper considers eight different office building and retail real estate markets in Seoul city area, called GBD, YBD, CBD, and Other Business District, and GBD, SBD, CBD, and Other Business District, to find out if there is any positive-linearity between systematic risk and capitalization rate for each business district not. Then, this paper tries to verify applicability of CAPM to four office building markets and four retail real estate markets with Black, Jensen, and Scholes(1972)'s statistical methodology. At last, the result shows that there is positive linearity between systematic risk and capitalization rate only GBD except Others(YBD, CBD, and other business district) in office building market. In addtion, SBD and CBD, they could be figured out that it is not efficient market because increasing systematic risk declines capitalization rate in retail real estate market. However, CAPM is not applicable in all office building(GBD, YBD, CBD, and other business district) and retail real estate markets(GBD, SBD, CBD, and other business district) in Seoul.

  • The Yongsan International Business District development work is a 20 billion$ project to raise facilities for national business, trade, residence, and culture. The project site is $566,800m^2$ and it covers the railroad maintenance center and Dongbuichon-dong. Developing railroad station region used to be done by private investment. However, problems existed; simple function as a massive selling market, traffic jam caused by massive market users, inadequacy to transfer to other transportations, interruption of the pedestrian way and separation of zone of life by the station. To solve this problem it is important to consider developing cases of other countries and devise a plan that is applicable to our circumstances. In the study, we compared our station development case with foreign station development cases and analyze the element for the plan what we should consider in our station development. In addition, The results of the study can be used as a preliminary data in the future planning the Yongsan International Business District development.

A Study on Association between Type of E-commerce and Demographic variables

  • Purpose - The purpose of this study is to comprehensively understand the recent status of domestic e-commerce market and provide useful information for the revitalization of domestic on-line economy. This study looks over the association between type of e-commerce and demographic variables for each purchase ordering and sales order business. The demographics under consideration is administrative district, occupation and business organization type and type of e-commerce is B2B, B2C and B2G to deal with. Research design, data, and methodology - From January 2017 to December 2017, about 14000 samples are extracted from all businesses with experience in purchasing or selling products or services through e-commerce. The association between the two categorical variables considered by using two major statistical techniques such as chi-square test and correspondence analysis can be quantitatively and visually detected. Result - This study shows the association between the type of e-commerce with the administrative district and the occupation is completely different, but B2B and B2C are identical for organization type, with respect to both purchase and sales orders.   • In this paper, we propose an algorithm that provide services to consumers who want to conduct business by scientifically and systematically analyzing the number of pedestrians in a specific area over a specific period of time. In this paper, we proposed the algorithm to analyze the commercial area using the pedestrian-detect algorithm in the particular region using YOLO, one of the deep learning techniques. And with one image per minute in the images, the number of pedestrians is identified and this information is used for the analysis of business district on interesting area and time, systematically and objectively.

  • In this study, demand side management for efficiency enhancement of district heating has been investigated. Objectives of demand side management of district heating are classified and analyzed. Foreign and domestic examples are studied. Evaluation methods of demand side management of district heating are studied. Applications and expected effect of the results are presented. Finally directions for demand side management of district heating efficiency enhancement are suggested.

  • Taking Pingjiang historical and cultural block in Suzhou as an example, this paper collects 1436 tourist comment data from Ctrip. com with Python technology, and uses network text analysis method to analyze frequency words, semantic network and emotion, so as to evaluate the tourist perception characteristics and levels of the Grand Canal cultural heritage. The study found that: natural and humanistic landscapes, historical and cultural deposits, and the style of the Jiangnan Canal are fully reflected in the perception of visitors to the Pingjiang Historical and Cultural District; Tourists hold strong positive emotions towards the Pingjiang Road historical and cultural district, however, there is still more space for the transformation and upgrading of the district. Finally,suggestions for measures to improve the perception of tourists of the Grand Canal cultural heritage are given in terms of conservation first, cultural integration and innovative utilization.

The Impact of the Working Environment and Welfare on Human Resources Maintenance: An Empirical Study in Vietnam

  • Human resources play a key role in developing and enhancing the manner in which an organization change. In fact, the role of human resource-related quality management has contributed greatly to the growth of the organization in both the short and long term. The purpose of the current study is to identify factors that influence human resource retention in Hanoi in the backdrop of growing economic performance of Hanoi in Vietnam's economy. Primary data was collected through questionnaires of 280 respondents from the four districts in Hanoi, including 25.2% of respondents working in Cau Giay district, 21.2% in Dong Da district, 34.2% in Ha Dong district, and 19.4% in Thanh Xuan district. After applying Cronbach's Alpha and Explore Factor Analysis (EFA) analysis, Durbin-Watson test, empirical results demonstrate that relationship among co-workers has a significant and positive contribution on the maintenance of human resources in the organization. Additionally, higher welfare facilities for an employee are more likely to impact the maintenance of human resources in the organization. Factors such as working environment, job placement, and leadership relationship have no adverse effect on the maintenance of human resources, although a positive impact could be established in all cases.

  • The Primary Purpose of this study is to evaluate transportation conditions (including parking space shortage problem) of the old single house district and to derive some policy implications for living environment improvement policy. For these purposes, data were collected from field survey and questionaire survey. The main findings are follows. Residents are discontent about building structure, old house, high risk of traffic accident in the housing district and parking space shortage. The living environment of the old single house district is further degraded by mix of commercial and business functions in the residential area. Based on these findings, we suggest that the introduction of resident-first parking zones, restriction of use of facilities with more detail division of use than current zoning system for improvement of living environment.
