Purpose - Aging and fewer economically active people have challenged the assumption of continuous population increases. A new real estate valuation methodology reflecting changes in population structure is thus needed. Research design, data, and methodology - The relationship between demographic change and changes in real estate prices is analyzed using ordinary least squares (OLS) to estimate the parameters, and a population structure change (PSC)-Binomial Option Model is developed to assess the volatility of the estimated parameters. Results based on Seoul and Shanghai data are compared. Results - Results of the DCF method indicate that investing in Seoul is better than investing in Shanghai, but the binomial option indicates the opposite. The PSC-binomial option model, reflecting changes in population structure, yields higher values (24.6 million won in Seoul and 43.3 million won in Shanghai) than those given by the binomial option model. Conclusions - This study indicates that applying changes in population structure to existing research, such as in the binomial option model, represents a more accurate real estate valuation method. Results demonstrate that the new model is more accurate than existing models such as the DCF or binomial option.

This paper describes the Bayesian approach for reliability demonstration test based on the samples from a finite population. The Bayesian approach involves the technical method about how to combine the prior distribution and the likelihood function to produce the posterior distribution. In this paper, the hypergeometric distribution is adopted as a likelihood function for a finite population. The conjugacy of the beta-binomial distribution and the hypergeometric distribution is shown and is used to make a decision about whether to accept or reject the finite population judging from a viewpoint of faulty goods. A numerical example is also given.

The constrained maximum likelihood estimation of the number of trials in several binomial populations under order restriction, such as simple order, is discussed. The estimation procedure is based on, so called, pool adjacent violators algorithm. Three handy estimators are given and their performances are compared using an artificial example.
This article is to estimate the fishing frequency function in Korean recreational fishery with respect to socio-economic characteristics of anglers. First, the study described the characteristics of the entire angler population on the view points of 9 socio-economic variables. And then, the study divided the total angler population into three groups of in-land, sea, and mixed angler populations in order to investigate the differences in their characteristics. The study could confirm the existence of differences in regions, size of regions, and educational levels between the in - land and the sea angler populations by testing heterogeneity in the frequency table. The fishing frequency function is estimated using Poisson regression model in order to accomodate the count data(non-negative discrete random variable) aspects of the fishing frequency. However, the model specification error is found due to overdispersion of data. The model exhibits the lack of goodness of fit. The negative binomial regression model is adopted to cure the overdispersion of the data as an alternative estimation methodology. Finally, the study can confirm overdispersion does not exist in the model any more and the goodness of fit improved significantly to the reasonable level. The results of estimation of fishing frequency population modeled by the negative binomial regression models are following. The three variables of region, sex, and education have effects on the decision making process of fishing frequency in the case of in-land recreation fishery. On the other hand, the three variables of sex, age, and marriage status do the same job in the case of sea angler population. Among the left-over variables, both income and use of Internet variables now affect on the process in mixed angler population. Finally, the results of whole angler population show that all of the previous variables are proven to be statistically significant due to the summation of data with all three sub-groups of angler population.

Several methods are used in interval estimation for binomial proportion; however the coverage probabilities of most confidence intervals depart from the confidence level when the binomial population proportion closes to 0 or 1 due to the extreme value. Vollset (1993), Agresti and Coull (1998), Newcombe (1998), and Brown et al. (2001) suggested methods to adjust the extreme value. This paper discusses the influence of extreme value in a binomial confidence interval through the numerical comparison of 6 confidence intervals.
This study presents a new real estate value analysis model considering the changes in the population structure. We propose a new model that takes advantage of the binomial option model one of the techniques of real options and considers the changes in the population structure. The real estate market price data of Seoul city from year 2001 to 2012 were extracted and the correlation analysis between real estate prices and changes in the population structure was performed. The result shows that they have positive correlation with one year time lag. The coefficient between the real estate prices and demographic changes was estimated using the OLS analysis and included in the traditional binomial option model to calculate the value of the property. It is assumed for the future price prediction that real estate invested in Seoul in January, 2013 will be sold within five years. Analysis result shows that the values of real estate in September of 2013 were predicted as 583.5 million won in the new model and as 582.4 million won in the traditional model. This reflects that the new model considering the change of population change gives better realistic performance than the traditional one.

Recently the interval estimation of binomial proportions is revisited in various literatures. This is mainly due to the erratic behavior of the coverage probability of the well-known Wald confidence interval. Various alternatives have been proposed. Among them, the Agresti-Coull confidence interval, the Wilson confidence interval and the Bayes confidence interval resulting from the noninformative Jefferys prior were recommended by Brown et al. (2001). However, unlike the binomial distribution case, little is known about the properties of the confidence intervals in finite population sampling. In this note, the property of confidence intervals is investigated in anile population sampling.

Background: Suicide is one of important health problems in Korea. Previous studies showed factors associated with suicide in individual levels. However, suicide was influenced by society that individuals belong to, so it was required to analyze suicide in local levels. The purpose of this study was to analyze the regional disparities of suicide mortality by gender and the association between local characteristics and suicide mortality. Methods: This study included 229 city county district administrative districts in Korea. Age- and sex-standardized suicide mortality and age-standardized suicide mortality (male/female) were used as dependent variables. City county district types, socio-demographics (number of divorces per 1,000 population, number of marriages per 1,000 population, and single households), financial variable (financial independence), welfare variable (welfare budget), and health behavior/status (perceived health status scores and EuroQol-5 dimension [EQ-5D]) were used to represent the local characteristics. We used hot-spot analysis to identify the spatial patterns of suicide mortality and negative binomial regression analysis to examine factors affecting suicide mortality. Results: There were differences in distribution of suicide mortality and hot-spot regions of suicide mortality by gender. Negative binomial regression analysis provided that city county district types (city), number of divorces per 1,000 population, financial independence, and EQ-5D had significant influences on the age- and sex-standardized suicide mortality per 100,000. Factor influencing suicide mortality was the number of divorces per 1,000 population in both male and female. Conclusion: Study results provided evidences that suicide mortality among regions was differed by gender. Health policy makers will need to consider gender and local characteristics when making policies for suicides.

Macroscopic accident analyses have been conducted to incorporate transportation safety into long-term transportation planning. In macro-level accident prediction model, exposure variable(e.g. a settled population) have been used as fundamental explanatory variable under the concept that each trip will be subjected to a probable risk of accident. However, a settled population may be embedded error by exclusion of active population concept. The objective of this research study is to develop macro-level accident prediction model using floating population variable(concept of including a settled population and active population) collected from mobile phone data. The concept of accident prediction models is introduced utilizing exposure variable as explanatory variable in a generalized linear regression with assumption of a negative binomial error structure. The goodness of fit of model using floating population variable is compared with that of the each models using population and the number of household variables. Also, log transformation models are additionally developed to improve the goodness of fit. The results show that the log transformation model using floating population variable is useful for capturing the relationships between accident and exposure variable and generally perform better than the models using other existing exposure variables. The developed model using floating population variable can be used to guide transportation safety policy decision makers to allocate resources more efficiently for the regions(or zones) with higher risk and improve urban transportation safety in transportation planning step.

The law of large numbers, central limit theorem, and connection among binomial distribution, normal distribution, and statistical estimation require dynamics of continuous visualization for students' better understanding of the concepts. During this visualization process, the differences and similarities between statistical probability and mathematical probability that students should observe need to be provided with the intermediate steps in the converging process. We propose a visualization method that can integrate intermediate processes and results through Excel. In this process, students' experiences with dynamic visualization help them to perceive that the results are continuously changed and extracted from multiple situations. Considering modeling as a key process, we developed a classroom exercise using Excel to estimate the population mean and standard deviation by using a sample mean computed from a collection of data out of the population through sampling.
