시공단계에 참여하는 전문건설업체를 위한 시공 BIM 수행계획 구축 - 철근콘크리트 업체를 중심으로 - (A Study about BIM Execution Plan for Specialty Contractors at Construction Phase - focused on Specialty Contractors in Reinforced Concrete Works -)

  • For decades, the productivity issue has been a primary concern for the all stake-holders who participate in domestic construction industry. Especially, between a whole life cycle of building, the construction phase's productivity problem makes or break the entire project. In this respect, the general construction company, who accept the order and construct the building(so called General Contractor), should consider various strategies, such as schedule management, cost management, quality management, inner-crew management, etc., for the productivity improvement., and almost of these management methods have been studied for a long time. But, the researches and studies about the specialty contractor, who construct the building directly in construction site were not sufficiently complete yet. This research begins as an idea which tries to apply the BIM(Building Information Modeling) into the tasks of Specialty contractors for their productivity improvement. And for the effective application of construction BIM to specialty contractors, establish of the BIM project execution plan for them, not the fragmentary adoption of BIM. Therefore, in this paper, we develop the BIM project execution plan for the reinforced concrete companies who conduct the framework construction which located on CP(Critical Path) Especially, we model the "Construction BIM Use List for the RC Work", "BIM Application Master Process" and "BIM Application Detailed Process", and general contractor who use these BIM uses list and process models can manage various specialty contractors about schedule, cost, earned value, quality, safety and environment management systematically.

공공발주자의 설계단계 BIM 발주업무 지원을 위한 가이드 개발 연구 (Development of a Project Design Stage BIM Guide for Project Owners)

  • Although BIM has been recognized as one of the main streams that advance the construction industry worldwide, it is difficult to ensure the quality of BIM data due to the problems such as internal errors of BIM tools and lack of guidelines that enhance design quality. Such problems cause designers, constructors, and project owners to hesitate applying it to their business. The main objective of this research is to develop a BIM guide for public project owners that is to be usable at the design phase of the public projects. To meet the objective, the study invited 10 BIM experts from Korean construction industry and operated workshops with focus group interview methodology. As well, a number of BIM guidelines from the BIM advanced countries were reviewed to identify valuable contents for the guide. There are four main parts in the guide developed: BIM design procurement process guide, Request for Proposal development guide for BIM design, BIM execution plan development and evaluation guide, and BIM output and deliverables review and evaluation guide.

  • The construction industry is undergoing a digital transformation in which Building Information Modelling (BIM) is a key technology. The potential of BIM in several areas such as design optimization, time management, cost management, and asset management/facility management (AM/FM) is widely acknowledged by the AECO (Architecture, Engineering, Construction, and Operation) industry around the world. However, BIM implementation in construction projects is faced with problems such as project delay and cost overruns. The lack of identification of risks in BIM projects and standard guidelines on mitigation techniques furthers poor performance, dissatisfaction, and disputes between employers and project participants, which results in low BIM adoption rates. Therefore, the objective of this paper is to identify the potential risks in BIM implementation under the primary categories - (1) technical, (2) contractual, (3) management-related, and (4) personnel-related risks in BIM projects and present solutions to reduce, manage, and mitigate risks. To meet the objective of this paper, a survey was designed and conducted in the Hong Kong construction industry in which over 140 respondents from different disciplines, with experience in BIM projects, have participated. Based on the analysis of the survey data, the most severe and frequently occurring BIM risks and their potential mitigation strategies were identified and discussed in this paper.

  • Recently policy and clouding system to mandate the introduction of BIM in construction industry, various sensors technology, BIM in ICT technology and fusion, such as 3D scanning and printing technology has been further activated. However, the expression level of diversification associated with it, plan within one of the BIM project, design, engineering, it is difficult to have a different application has been consistent for each field, such as construction. Thus fell the efficiency of BIM apply, it is difficult to determine the appropriate level of BIM in the business early stage in order destination of position. In this study, in order to solve this problem, by utilizing SLA used in the IT field, it attempts to explore scheme which can be evaluated targeted level of BIM suitable for business in the planning phase.

Organizational Transformation Strategies for Adopting Building Information Modeling in the Engineering-Construction Industry

  • The architecture, engineering and construction (AEC) industry is beginning to utilize Building Information Modeling (BIM), benefiting from the resulting improved visualization and productivity, better coordination of construction drawings, building documents that contain embedded links to virtual information, faster delivery, and lower costs. However, construction firms often face challenges when reorganizing their company structure to take full advantage of these benefits. This paper proposes an organizational structure that will enable engineering-construction firms to successfully adopt and implement BIM for major construction projects. A case study research method is utilized based on in-depth interviews with four BIM directors and vice presidents charged with BIM adoption, implementation and education. Organizational transformation challenges and recommendations are discussed in detail for those considering implementing BIM in the engineering-construction industry. Topics such as organizational changes in the firm, costs and benefits of BIM implementation, strategies of BIM implementation (execution) plan, BIM education, risks and opportunities associated with BIM, BIM software, contract methods, human resource management and new hires, and the future implementation and direction of BIM are discussed in detail.

  • 건설프로젝트에서는 다양한 참여자들이 제한된 공간에서 각자의 작업공간을 차지하며 작업을 수행한다. 작업공간에 대한 부적절한 계획은 건설프로젝트의 생산성 감소, 작업 위험 증가 및 품질 저하 등의 문제로 이어지기 때문에 작업공간은 건설프로젝트에서 고려하여야 할 중요한 요소 중 하나이다. 그러나 기존의 건설프로젝트 공사 계획 수립을 위한 방법들은 건설프로젝트에서의 작업공간을 고려하지 못하는 한계가 있었다. 따라서 본 연구에서는 체계적이지 못한 작업공간 계획으로 인하여 발생하는 작업공간 간섭 문제를 예방하기 위하여 4D BIM(Building Information Model) 기반의 작업공간 계획 프로세스를 제안한다. 제안된 프로세스는 각 작업공간의 특성과 공사수행계획을 반영하여 각 액티비티의 작업공간 점유상태를 표현하고 이를 바탕으로 발생 가능한 작업공간 간섭을 발견한다. 또한 각 액티비티와 작업공간의 특성 그리고 공사수행계획 등을 고려하여 발견된 작업공간 간섭에 대한 해결책을 도출한다. 본 연구의 결과를 바탕으로, 프로젝트 관리자는 본 공사 수행 이전에 공사에 필요한 작업공간을 미리 계획함으로써 서로 다른 액티비티 작업공간 사이의 간섭을 예방하고 건설프로젝트에서의 불필요한 손실을 예방할 수 있다.
