CMTO: An Inquiry into the Activation for Real Estate Security Token of the Digital Asset Hour (CMTO: 디지털 자산 시대의 부동산 토큰 증권 활성화 방안 연구)

  • The emergence of Security Token has revolutionized the way assets are traded, bringing efficiency, transparency, and accessibility to the market. However, the Real Estate Security Token market faces challenges, particularly in terms of liquidity. The CMTO(Collateralized Mortgage Token Obligation) model addresses this issue by introducing a novel approach that combines the benefits of NFT(Non-Fungible Token), STO(Security Token Offering), and CMO(Collateralized Mortgage Obligation) techniques to enhance liquidity and promote investment in Real Estate Security Token. The CMTO framework functions by allowing DABS token investors to leverage their tokens as collateral for loans. These token-collateralized loans are pooled together and form the basis for issuing Sequential CMO named CMTO. The CMTO represent a diversified portfolio of token-collateralized loans, providing investors with options based on their financial goals and risk preferences. By implementing CMTO, the Real Estate Security Token market can overcome liquidity challenges, attract a broader range of investors, and unlock the full potential of digital assets in the real estate industry.

  • 미국, 영국, 호주 등의 나라들은 최소의 비용으로 도로시설물의 기능을 유지 또는 개선하기 위한 방안으로 자산관리(asset management) 체계를 기반으로 한 정보시스템을 개발하고 있다. 한국은 아직까지 자산관리정보시스템에 대한 연구가 초보적인 수준에 머물러 있다. 본 연구에는 사용자관점의 서비스 수준(level of service)과 경제성 분석기법 간의 관계를 토대로 도로시설물을 유지관리하기 위한 자산관리정보시스템을 개발하기 위한 방안을 제시하였다.

PRICING OF QUANTO CHAINED OPTIONS

  • A chained option is a barrier option activated in the event that the underlying asset price crosses barrier or barriers prior to maturity in a specified order. In this paper, we study the pricing of chained options with the quanto property called the "Quanto chained option". A quanto chained option is a chained option starting at time when the foreign exchange rate has the multiple crossing of specified barriers. We provide closed-form formulas for valuing the quanto chained options based on probabilistic approach.

  • In Factory, as the number of machine is increased the more maintenance efforts are necessary. Multi maintenance issues may occur at a certain time and the determination of maintenance sequence is needed. In this study, we first compare the priority of machines and the impact value using modified FMEA(Failure Mode Effect and Analysis) method. Also, CBR(Case-based Reasoning) approach is applied to retrieve similar fault cases of current machine problem. The proposed methodology will be useful to implement decision support system of maintenance sequence for CMMS/EAM (Computerized Maintenance Management System/Enterprise Asset Management).

  • Best value in value engineering has relation to cost and performance. But a severe problem in VE study of a project is to reduce value due to loss of performance, caused by focusing on cost reduction. Also a lack of understanding performance concept, no trial VE workshop as well as cost saving-based policy have not satisfied customer needs. A efficient and practical methodology for accomplishing best value in construction projects is proposed. This study developed a more objective approach for performance measurement approach of mega projects and suggested a systematic process of performance quantitative analysis verifying value improvement. The proposed performance measurement method would be very useful for better communication and consensus between stakeholders and VE team especially through value engineering.

  • Infrastructure asset management can be defined as the long term and cost effective management strategy to meet the required service level. In most developed countries, the major motivations of the introduction of asset management are increment in number of assets, extension of maintenance field, accounting approaches of public facilities, performance-based FM(Facility Management), limitations of public funds and public-private partnership, life cycle cost approach, and the development of information technology. This paper discusses the strategic and stepwise methods of introducing infrastructure asset management. Strategic approaches are suggested to develop the practical methods of condition and value assessment of assets, and long-term capital investment plan for optimized decision making(ODM). Required systematic processes are analyzed in terms of resource and technical limitations and detailed implementation plan for each development phases are suggested.

Can Bank Credit for Household be a Conditional Variable for Consumption CAPM? (가계대출을 조건변수로 사용하는 소비 준거 자본자산 가격결정모형)

  • Purpose - This article tries to test if the conditional consumption capital asset pricing model (CCAPM) with bank credit for household as a conditional variable can explain the cross-sectional variation of stock returns in Korea. The performance of conditional CCAPM is compared to that of multifactor asset pricing models based on Arbitrage Pricing Theory. Design/methodology/approach - This paper extends the simple CCAPM to the conditional version of CCAPM by using bank credit for household as conditioning information. By employing KOSPI and KOSDAQ stocks as test assets from the second quarter of 2003 to the first quarter of 2018, this paper estimates risk premiums of conditional CCAPM and a variety of multifactor linear models such as Fama-French three and five-factor models. The significance of risk factors and the adjusted coefficient of determination are the basis for the comparison in models' performances. Findings - First, the paper finds that conditional CCAPM with bank credit performs as well as the multifactor linear models from Arbitrage Pricing theory on 25 test assets sorted by size and book-to-market. When using long-term consumption growth, the conditional CCAPM explains the cross-sectional variation of stock returns far better than multifactor models. Not only that, although the performances of multifactor models decrease on 75 test assets, conditional CCAPM's performance is well maintained. Research implications or Originality - This paper proposes bank credit for household as a conditional variable for CCAPM. This enables CCAPM, one of the most famous economic asset pricing models, to conform with the empirical data. In light of this, we can now explain the cross-sectional variation of stock returns from an economic perspective: Asset's riskiness is determined by its correlation with consumption growth conditional on bank credit for household.

  • Considering our increasingly interconnected organizations heavily relying on business processes and the growing need for timely accurate knowledge to achieve greater agility in the enterprise, the idea of looking at business processes as a knowledge object is gaining momentum. Business process information is knowledge and should consequently be managed as a valuable organizational asset, particularly because organizations need to react in near real time to environmental changes and events. This paper provides an overview of the situation in this field arguing for a better definition of the intersections between knowledge and business process management. When business process is seen as knowledge, it should be managed as such. We assess and discuss some of the resulting benefits and considering the need for greater dynamic integration between the two domains, we look at ontologies as an interesting technical approach to bridging this gap showing an example for an ontology based sales order process.

  • A home network system is made up of subject of cyber attack from a variety factors of threatening, but also have security weakness in cases of hacking, vicious code, worm virus, DoS attack, tapping of communication network, and more. So, the necessity for a security protocol to protect user asset and personal information within a home network is gradually increasing. Thus, this paper designs and suggests a home network security protocol using user authentication and approach-control technology to prevent the threat by unauthorized users towards personal information and user asset in advance by providing the gradual authority to corresponding devices based on authorized information, after authorizing the users with a Public Key Certificate.

  • In AI image generation tools, most general users must use an effective prompt to craft queries or statements to elicit the desired response (image, result) from the AI model. But we are software engineers who focus on software processes. At the process's early stage, we use informal and formal requirement specifications. At this time, we adapt the natural language approach into requirement engineering and toon engineering. Most Generative AI tools do not produce the same image in the same query. The reason is that the same data asset is not used for the same query. To solve this problem, we intend to use informal requirement engineering and linguistics to create a toon. Therefore, we propose a sequence diagram and image generation mechanism by analyzing and applying key objects and attributes as an informal natural language requirement analysis. Identify morpheme and semantic roles by analyzing natural language through linguistic methods. Based on the analysis results, a sequence diagram and an image are generated through the diagram. We expect consistent image generation using the same image element asset through the proposed mechanism.
