공동주택 생활관리 만족 및 요구에 대한 연구 - 서울시 아파트를 중심으로 - (A Study on the Resident's Demands and Satisfaction of residential life management of apartment house.)

  • The purpose of this study was to analyze the factors of residential life management of apartment house, and to examine the tendency of demands and satisfaction according to the resident's characteristics. As the result, 5 factors of residential life management of apartment house were extracted. They are I. Residential life accommodation service, II. Residential life support service, III. Resident's activety support and announcement of management works. IV. Safety and order mainteanance, V. Precaution to accident.

  • The purpose of this study is to identify the cognitive measurement scale of residential life management of apartment residents. The questionaires were distributed to 550 housewives and 392 questionaires were analyzed in this study. For the construct validity of this residential life management, the methods of factor analysis was used. As the results, 5 factors of residential life management of apartment residents were extracted. They are 1) Residential life covenience service, 2) Residential life support service, 3) Resident's activity support and announcement of managerial works. 4) Safety and order sustaining, 5) Precaution to accident.

  • The objectives of this research are 1) control of schedule or improvement of management for aerial environment, 2) distribution of responsibility to the parties concerned (factory, material company, construction company, design and engineering, occupancy). The results show the relative priority of the four major items in wall-based apartment buildings and in column-based apartment buildings. An analysis of the parties responsible for improvement based on the IAQ results shows more efforts to improve IAQ are needed in material factories and engineering/design companies.

  • 고객 요구사항은 기업의 여러 성과와 관련하여 최근 이에 대한 관심이 증가되고 있는 개념이며, 특히 국내 건설업에서 큰 비중을 차지하는 아파트 사업의 경우 다각도의 조사를 통해 고객의 요구사항을 발굴하고 이를 사업에 반영하여 품질을 향상시키는 노력이 필요하다. 이를 위해서는 고객의 요구사항을 파악하고 아파트 사업에 적용하는 기법이 요구되며 QFD(Quality Function Deployment)와 연계된 ROQ(Return On Qualify)는 제조업에서 사용되는 기법으로 고객의 요구사항을 조사하여 고객만족을 향상시키고 이를 품질개선 프로그램에 적용해 수익성을 향상시키게 하는 프로세스이다. 본 연구에서는 ROQ 프로세스의 적용을 통해 아파트 품질관리 개선방안을 제시하였다. 이를 위해 먼저 소비자 면접조사와 FGI(포커스그룹 인터뷰) 조사 실시 및 고객의 요구사항을 분석하였으며, 그 후 전문가의 면담을 통해 새로운 아파트 상품 개발에 적용 가능한 품질개선 프로그램을 수립하였다. 이 프로세스를 통해 새로운 아파트 품질관리 개선방안을 제시하도록 한다.

  • The purpose of this study was to develop a scheme to standardize apartment management expenses levy. I have conducted theoretical research on the literature for the foundation of this study. I have also surveyed many different kinds of levies with help from several apartment complex managers in Busan as well as the executive secretaries of Busan Citizen's Coalition for Economic Justice. I held 30 meetings with the experts in this process to discuss the standardization of the levy. The finalized scheme for standardization is in line with the Act for Management of Multiple Family Housing. Because description of the whole standardized scheme is too lengthy for one article, I decided to present it in three parts. This article is the first part of the series. The remaining two parts will be published in future issues.

  • Although installations and usages of gang-form that has advantages of preventing fall disaster, the serious disasters from gang-form occur every year. This research focused on the continuous prevention of disasters in construction of outer wall of apartment working site through step by step safety management worker's checking table. The result is the worker's checking table for safety management in apartment gang-form works, through safety guidelines case studies, interviews with safety management experts and then extracting a check list.

  • 우리나라 주택유형 가운데 대부분을 차지하는 공동주택은 급격한 도시화가 진행됐던 과거, 공급위주에서 소비물량의 한계에 직면하며 수요중심으로 전환되었다. 따라서 주택품질에 대한 소비자의 요구도는 다양화 다변화되고 있으며, 이를 충족시키기 위해서는 건설단계에부터 하자 예방을 위한 효율적이고 체계적인 품질관리가 요구된다. 이에 본 연구에서는 공동주택 하자의 효율적이고 체계적인 관리를 위해 최근 5년 이내 입주가 완료된 공동주택 사례를 대상으로 발생빈도 및 하자보수 손실비용 분석과 거주자 만족도조사를 실시하여 보정 및 수치화에 의한 정량적 공동주택 하자 위험성 평가표를 구축 제시하였다.

  • 공동주택의 비중이 점차 확대되고, 고층화되는 추세에 따라 공동주택 유지관리의 중요성이 강조되고 있다. 이러한 필요성에 의해 최근 기존 건축물의 종합성능 평가모델이 개발되었으나, 업무의 분석이 미흡한 한계가 있다. 따라서 본 연구는 공동주택 유지관리 성능평가의 기반이 되는 유지관리 업무를 분석하여 성능평가 대상항목 도출을 목적으로 한다 유지관리 성능평가 후보항목은 기존문헌과 업무체계를 분석하여 도출하였고, 학계 전문가 및 주택관리사를 대상으로 설문을 실시하여 성능평가의 용이성, 체계성을 보완하였다. 최종적으로 결정된 성능평가 대상항목은 운영적 유지관리 성능평가 항목 14개와 기술적 유지관리 성능평가 항목 15개 항목이다.

  • Recent economic slump has highlighted the needs for the construction industry to develop strategies to improve productivity and overhaul organization structure. Notably, it is urgent to improve productivity of apartment building construction projects that account for about half of the aggregate revenue of building construction projects in Korea. As construction site management manpower staffing plan has close relation with the productivity of building construction, it is essential to staff construction sites adequately in consideration of site conditions and characteristics. However, construction companies of Korea are still far from developing site management manpower staffing plan in reference to quantitative standards. Therefore, this research aims to analyze site management manpower staffing plan of apartment building construction project by means of density analysis. To be more specific, site organization charts and staffing plans of apartment building construction projects put together by large construction companies in Korea are studied and essential resources and their mobilization time of apartment building construction projects are examined. Conclusions herein will provide basic inputs to subsequent studies of apartment building construction site management manpower staffing standards.

  • As data management and analysis technology advances, there is active discussion on how to utilize data generated in construction projects. Among them, the materials produced during the supervision work are highly useful because their generation cycle and format are regulated according to relevant laws. In this study, we analyzed whether the data produced during the supervision work in the construction phase of apartment housing can be utilized for project performance management. First, this study identified key data necessary for performance management through FGI with experts in the field of apartment housing. Next, we collected supervisory data from the case project and identified whether the data was generated, its cycle, and storage format. As a result of the analysis, the supervisory data contained various information that could measure the performance of construction projects and had the advantage of standardized data. In the future, utilizing supervisory data is expected to enable effective performance management of apartment housing construction projects.
