실거래가를 이용한 분양 아파트의 적정분양가와 계약률 책정에 영향을 미치는 요인에 관한 연구 (Study on Estimating New Apartment Sales Price Using Transaction price)

  • 본 연구의 목적은 완전 경쟁시장에 가까운 중고 아파트 시장의 실거래정보를 이용하여 분양 아파트의 적정 분양가와 계약률을 측정하고자 하는 것이다. 이를 위해 중고아파트 시장을 기준으로 신규주택 시장과의 연관성을 살펴 보았으며 종전 선행 연구의 문제점을 보완한 실증 분석을 실시하였다.

장수명주택 해외진출을 위한 대상국가의 외부환경분석 (External Environment Analysis of Target Countries for Overseas Expansion of Long-life Housing)

  • Currently, the Korean construction industry is shifting its interest to the overseas construction market because of a stagnating domestic market. In the meantime, the international housing construction market is expanding with respect to new city development projects that are supported by population growth and urban migration. Despite the Korean construction industry's expertise in new city development, technology, and systems for apartment supply, the share of Korean players in the international housing construction market is continuously decreasing. As a measure to overcome this situation, the authors of this study considered the paper "The Development of a Cost Effective, Long-life Housing Model and Construction of Testbed," which is currently in progress as a part of national project. Through literature review and interviews with experts, the authors determined that there are "column+minimum interior (infill)" apartments that are similar to the long-life housing in some areas of China, Southeast Asia, and Russia. Candidate countries expected to be feasible for the entry of long-life housing were selected by determining the top countries that have already entered the long-life housing market and analyzing those selections through additional specific techniques.   • This study examined the apartment sale in lots system from 1960s to 1970s in Seoul from a historical perspective, with the focus on the concept and changes of pre-sale in lots system. By tracing back historical context and application of the system in that period through the analysis of the advertisements for apartment sale, we found out the hidden side of the apartment pre-sale in lots system from the public's point of view, and its impact and meaning on the formation of our current residential culture. In the 1960s and 1970s, the apartment sale in lots system based on the pre-sale in lots system formed strong seller's market and it has been the main reason for imposing the wrong residential awareness that led the public to recognize housing as a means of property growth. Even now, the current apartment sale in lots system remains to be a supplier-oriented one, and lots of people tend to regard housing as investment method. That is, this mechanism is not only still working but one of the fundamental causes of impoverishing our residential culture. It is necessary to reconsider the pre-sale in lots system and the apartment sale in lots system in relation to the public of housing.

공동주택 가격요인의 특성에 관한 연구 (A Study on The Characteristics of The Price Factors in Apartment Houses)

  • Under the premise that the housing market is not fixed, but changes organically according to social and systematic environment, it has important meaning as the object of this study to identify the recent housing market's movement by deducing the changed characteristics of the factors to compose the recent new houses. By using the following methodology, this study analyzed the characteristics and mutual relations of the economical and house-composing factors, categorized the investigation object into sub-markets, and executed comparative analysis. First, based on the leading studies analyzing the factors of house price determination and the assessment indicators of 'Green Building Certification Program', the composing factors are deduced. Second, the factors are categorized as economic, housing complex planning and geographical condition. Third, to identify the influence of housing environmental factors on economic factors, the correlation between the former and the latter, and the difference between economic factors are analyzed. Fourth, by segmenting and categorizing the housing market into time and location subgroups, the chronicle trend and the geographical characteristics are analyzed.

  • 현재 우리나라의 공동 주택 공급은 선분양 방식을 통해 입주자를 모집하고 있다. 선분양 제도는 주택 공급에 기여한 바가 크지만 그에 따른 시장 불안정등의 단점을 나타내었고, 주택시장이 수요자 중심으로 변화하면서 이에 따른 제도차 정책이 요구되고 있다. 이러한 시장변화와 정책변화 요구에 후분양 제도화에 대한 논의가 대두되었다. 후분양 제도화는 결과적으로 공동주택 건설사업에서 주택 수요자의 분양대금 수입의 시기변화의 문제이다. 본 연구는 분양시기 변화에 따른 건설공사 현금흐름 변화를 살펴보기 위하여 현재의 사업성 분석 방법을 고찰하고 시기변화를 고려한 현금흐름 예측 툴을 제작하였다. 분양시기 변화에 따른 분양대금 유입 시기 변화로 초기 대규모 자금이 요구되는 주택건설 사업에서 금융비용의 변화가 사업성에 큰 영향을 미쳤다. 공동주택 건설사업의 안정적인 수행을 위해서는 금융비용 변동을 고려한 정밀한 현금 흐름 예측이 필요하다.

  • Apartments are being established as a universal housing type because of the perception that they are excellent in preservation of asset values and convenience. In this study, through multiple regression analysis, it is a thesis that explores whether it affects the housing market in Gimhae, a small and medium-sized city in the province, and how the price flow in neighboring cities has an effect. It is possible to examine how macroeconomic variables such as the balloon effect and the lowest interest rate caused by the government's tweezers regulation bring about changes in the housing market of small and medium-sized cities in local regions.

노후 아파트 재건축에 관한 거주자의 의식 조사연구 - 울산시를 중심으로 - (Resident's opinions about reconstructing the old-aged and deteriorated in Ulsan city)

  • This study was aimed at providing valuable information that can help the government and the housing development staff deal with the problem with ‘Redevelopment Apartment Rehabilitation’ in Ulsan city.For the purpose of this study, questionaire are constructed with contents about socio-demography factors, housing factors. attitute forward reconstruction, and housing needs of respondents. questionaire were collected from 232 housewives living in old-aged and deteriorated apartment houses in Ulsan. Apartment houses of respondents are 5 floor. more than 100unit houses. and above 10 years old the living size of apartmet is less than 25 pyoung(82.5m2) per unit house and average living size is 16~20 Pyoung(52.8m2~66.Om2)/unit house. Average family size is 4-5 persons. and average income is about 1,200,000 Won(about $ 1,500) Per month. The major findings are as follows :First, they want the reconstruction of old-aged and deteriorated apartment house very positively.Second. they want high rise building, more lager parking lot. market. sports facility. and play yard for children. Third they want that size of unit house is 26~30 pyoung85.8m2~99.0m2). the number of room is 3~4, the number of bathroom is 1-2. and type of access is stair style.

공동주택단지내 상업시설의 변화요인에 관한 연구 (Research about commerce equipment change factor in apartment house complex)

  • This research indicates to controversial point that store equipments were not applying correct development factor in the each apartment house by that change rate by scale and uniformity of form and inefficiency, effect of discount store is increasing in apartment house and progressed research. The result are as follows; First, interior main point of store of that influence greatly to change rate number of store be. Second, being lot area in jar in outside factor of store. Third, discount store separation appeared by leading person who influence greatly to change rate in middle who is contiguity market singleness residential quarter and contiguity existence of commercial district and nonexistence and discount store separation of only outside right near at hand. Construction of commerce equipment may have to consist in practical apartment house after examine various kinds factor such as store indoor, store outside and only outside while plan practical use of systematic and efficient commerce equipment focusing more in efficient utilization of commerce institution that consist after plan that is not planed commerce equipment focusing in development in plan of commerce equipment in apartment house hereafter accordingly.

  • Recently, determinants in the construction market are not suppliers' choices but customers' various needs. One of the main interests about the space design is the flexibility. Though those are the choices of users to modify space structure, the potential degree of flexibility is predetermined by the providers. In suppliers' view, it is consuming in financial and technical aspects to cater the apartments qualifying maximum flexibility. To modify these differences, the reasonable range of applicable customers's requirement about flexibility in apartment should be determined. Then, the types of flexibility in apartments should be classified. The purpose of this Study are classified the flexibility of support in apartment by the analyzing the remodeling requirement of apartment residents, and provided prerequisites to create flexible spaces by case application.

  • Thanks to the recent apartment housing sales in new cities and metropolitan area, the public-use furniture market is greatly animated with the development of customized furniture. Nevertheless, the situation becomes difficult because of the fierce competition among the furniture suppliers with quoting at the lower price to get the order. In order to produce unique and stylish living cabinets, it is required for the furniture designer to create the design under the systematic design process collaborated with the construction company and make the design proposal thereby to the construction company. The present paper is focused on the re-usability of TV set currently possessed by the tenant, variability, uniqueness, pricing level suitable for the cost of real estate sales, modern design and so on. in the development of apartment living room cabinet. Thus, it is important for the furniture supplier to realize the importance of the design field in order to enhance the competitiveness of the customized furniture in the apartment housing. Accordingly the present researcher has developed the modem variable living room cabinet in accordance with the systemic design process by realizing the leads of tenant of the apartment housing and then establishing the concept focused on the design required by both the tenant and construction company.
