  • A purpose of this research is to suggest a housing planning on a high-rise apartment by searching a residence lifestyle based on a trend. In this rapid changing age, this will be a based data for regulating the future social housing lifestyle by understanding a whole of social fields. In addition, residence who will be lived in a high-rise apartment will be likely to get a better life environment. By researching a trend with politics, social culture, economy, scientific technique from 1970 to 2008, it is came out the most important three trend is feminism, naturalism and digital. And these three main trend continuously affect people‘ lifestyle. The flow of trend, lifestyle and the complex apartment has been related each other. There are relation between housing flow and trend. This researching data can be used for the future high-rise apartment market introducing trend and lifestyle concept.

The Influences of Apartment Complex Characteristics on Housing Price by Hierarchical Linear Model (위계적 모형을 이용한 주거단지특성이 주택가격에 미치는 영향)

  • The background of this study is to examine the structure of housing price of which characteristics are not equal but hierarchical in the apartment complexes. So, the purpose of this study is to analyze the influences of apartment complex characteristics on the housing price within the same regional boundary by HLM. The data used as dependent variables were the market prices of 938 units from 29 apartment complexes by stratified sampling. The 2nd level independent variables is the Housing complex characteristics which are composed of the housing complex & locational variables and the 1st level independent variables are the unit characteristics. The results are as follows. First, the first model shows that the 2nd level variables explains 68% of the housing prices. Second, the influential variables of the 1st level unit variable are 'dwelling exclusive area', 'floor of dwelling' and 'direction of dwelling'. Third, the influential variables of the housing complex variables in the 2nd level are 'lot area', 'the building-to-land ratio', 'the number of unit', 'the number of parking lots per unit', 'Green space area' and 'open space area per unit'. The last, the influential variables of the housing locational variables in the 2nd level are 'distance to subway and park' and the number of school and park within a radius of 1km.

A Study on the Differentiating Design Factors to Take the Lead in the Apartment Housing Market (주택시장에서 경쟁력을 갖기 위한 아파트 차별화 요소에 관한 연구)

  • This survey on the housing consumers in the Daegu region aims to understand their needs for differentiating design items, which are now regarded to be essential factors to take the lead in the apartment housing market. The survey questionnaires on the differentiating items in six categories, were filled by 135 apartment households in Deagu, and the answers on each item were analyzed according to their home size and age. For the general apartment plan, the strongest need was found in the energy saving design; and larger windows for a fine view are significantly favored by the older households. For the unit design, more households were interested in the design items related to the kitchen or subsidiary-kitchens. For the storage space design, enough space for ampler storage was desired the most. For the interior design, prevailing needs for the use of environment-friendly furnishing materials and the non-slippery flooring of bathroom were found. For facilities and up-to-date system design, most of households displayed their interests in noise-proof doors. For the environment design of the complex, the need for a walk passage was highest in general.

  • The purpose of this study is to get preeminent data from comparative analysis of multi-family housing unit plans between Korea and China nowadays. Even though Korea and China belong to common cultured band in Asia, there are many different Housing aspects and unit plans. Through this study we want to grasp the characteristics of both nation's apartment unit plans and to contribute for advance into the China apartment market. Analysis target is constructing and lotting out apartment at South Korea and China in 2004, and the space syntax model is used as an analysis tool. First, analyze kind, number and special quality of each room by use area, and second, analyze area and scale of the rooms. Through the integration analysis we know the grade of rank and centrality of each rooms, and search difference of South Korean and Chinese apartment.

  • The residential apartments have become a choice of a popular housing space since the first establishment of Mapo apartment in 1962. Therefore, the residential market experienced a bloom where residential apartments were sold as they were built simultaneously. However, this phenomenon was turned around and unsold lots appeared after the period of IMF and as the construction companies put out more various apartments by differing the characters and the strategies in building apartments. As a result, the leadership of residential market moved from the suppliers to consumers, in consequence, the wants of the consumers became more demanding. The consumer can freely control the number of rooms with a variable wall system or a bigger sized apartment with two entrances to the living room as well as having a bathroom with a master bedroom in a small-sized apartment. Many conceptual trials like this were taken to improve the residential environment and to give a change to the unit plan of the public housing. From these changes, one can observe a general trend that is taking place in current residential housing. Consequently, this study is on the type classification of unit plans in public housing built after 1999 and dwelled from 2001. The objectives of this study are to confirm the characteristics of the unit plans applied in recent public housing and provide basic materials that can be incorporated to residential space plan from now and hereafter.

Differences between Sale Prices and Lotting Prices in New Multi-family Housing Considering Housing Sub-Market (주택하부시장 특성을 고려한 신규 분양가와 입주후 가격 변화에 관한 연구)

  • This study tried to find differences between housing lotting prices and sale prices owing to new multi-family housing price regulation. As the results of this study, they are as follows; First, this study shows housing market in Busan has a preferences of new housing which has a new housing form differing from the existing housing form. For example, the mixed-use apartment with higher stories shows steeper incline than the apartments with the existing forms. Second, the new housing prices are affected by the information that affect the price of the old existing housing. They are rates of green area of an apartment complex, the number of household, accessibility to downtown Busan and etc.. They are also confirmed factors that affect a rise of used-housing price in other studies. Third, brand value of apartments affects new housing prices. For example, if the major construction companies build the new apartment, it shows a rising trend than any other housing. Therefore, the local construction companies are expected to be put on a disadvantage places than major construction companies. Fourth, the lotting prices are the most important cause that lead to rise the new housing prices. Accordingly, the present lotting prices are expected that upward tendency the purchasing prices of the new housing will not continue, because the lotting prices have risen since the government removed lotting price regulations and exceeded the level of used-housing prices. And it denote that importance of housing sub-market which indicates rates of old existing housing market rising, frist preference Gu, second preference Gu, rate of multi-family housing.

  • The purpose of this study is to investigate the architectural visual identity, and scheme of conceptional extent of architectural visual identity through literature research and sample analysis by design factors for apartment design. Korea National Housing Corporation's Mapo apartment put first caterer which is continued about 30 years to solve shortage of houses by beginning and the impact of IMF and the price decontrol on second half in the 1990s have changed the housing status to commercial goods. Construction companies have introduced brand concept to satisfy consumer's appetite in production of house goods including apartment under market situation. Importance of visual identity in apartment design occupies has risen in heftily. However most companies are in condition of stay on two-dimensional application that uses symbol, logotype, and character assistance. Several high position construction companies are trying architectural visual identity, but those are applied in partial element and those are not going forward to systematic classification and synthetic visual identity plan within peculiarity of apartment complex. This study is to grasp plan and design tendency to acquire identity of design element of construction field and goods through design examination. In conclusion visual identity in apartment design is architectural visual identity on all of 2 dimensions and 3 dimension for application. Architectural visual identity is a language of form that prescribe identity about external appearance in combination with brand image.

  • With the recent global trends in environmental preservation, the importance of sustainable construction is being highlighted in Korea. In particular, the trend is being discussed about life cycle of the apartment houses in various aspects. However the Korean construction market and housing policy have been increasingly focusing on supplier. Structures become progressively obsolete after a certain period, but their durability can be extended with proper maintenance management. Accordingly, if maintenance management on the structures is made efficiently, waste of construction energy and damage to the environment and economic loss due to early demolition and reconstruction can be effectively prevented. Therefore, this study aims to suggest the user manual design for the efficient maintenance in apartment housing

A Study on the Dynamic Correlations between Korean Housing Markets (국내 주택시장의 동태적 상관관계 분석)

  • Using multivariate GARCH model, we estimate the relationship between the housing sale prices and lease prices in the Korean housing market. In the analysis of relationship between the rate of changes in sale and lease prices, the correlation coefficient of the apartment and detached house is higher than that of the townhouse. By housing type, the correlation coefficient between detached house and townhouse is higher than between apartment and detached house or apartment and townhouse. By housing size, there are no significant different results between the sales price and the rental price. The correlation coefficient between medium and small size is the highest in the apartment housing market, whereas the correlation coefficient between large and medium size is the highest in the detached housing market, resulting from the fact that people may be more interested in medium- and small-sized apartment and large- and medium-sized detached house. In the detached housing market, the correlation coefficient between large-medium size and medium-small size in the rental price is higher than that of sales price. This result implies that the process of the decision making between purchasing and leasing a house might be different.
