A Study on the Analyses of Defect Occurrences and its Repair Costs in the Public Equipment of an Deteriorated Apartment House (노후 아파트 공용설비부문의 하자발생과 보수비용 분석에 관한 연구)

  • This study intends to predict prospective defects and establish the plan of Preventive Maintenance through research and analysis of defect occurrences and their repair costs in the public equipment of ‘H’ apartment house from 1998 to 2001. According to results of the analysis, more than 90% of defects and their repair costs for 4 years of the building have occurred in heating, hot water and water supply equipments. In case of specific classification in each equipment, more than 60% of defects were found at hot water pipes and heating pipes, and their repair costs covered more than 60% of the total defect costs. After two repairs by ‘Preventive Maintenance’ had been performed in the year 1998, total defects and defects of each equipment each yew have increased in number from 1999 to 2001. But total repair costs and repair costs of each equipment have not increased as time has gone by, because repair costs have relationship with the price of materials and labor, the part of defect and the scale of repair.

  • Reliability analysis-based maintenance system has the merit than elapsed time-based preventive maintenance system. First, it is possible to active handling of rolling stocks failures. In the past, Failure handling activities began when after increase failures rapidly. But if we can continuous manage of reliability than changing of failure tendency can know more quickly. Second, It is possible to using maintenance resources effectively. We can look forward to cost reduction to distributing of much less failures parts's maintenance resources. KORAIL builds reliability system called KTX-RCM for operating high-speed rolling stocks. But existing rolling stocks have not reliability system from the past. Fortunately, KORAIL started ERP system called KOVIS at 2007. KOVIS includes maintenance data for reliability analysis. So in this study analysis failure data for getting reliability number about existing passenger car. And we desire to maintenance connection plan.

A Study of Planning for Gumswae-dong Garden Heritage Maintenance (고산 윤선도 금쇄동 정원유적 정비에 관한 연구)

  • Gosan Yoon, Sundo's Gumswae-dong Garden Heritage has been designated as a National Historical Site 432 including Hyunsan old fortress wall. The site requires maintenance planning. For the plan, it also requires the consideration of Gosan's written documents describing the garden heritage and the site survey with on-site inspections for authentic maintenance approaches. It should be based on the thorough comprehension of historical remains. The site is a traditional ancient garden, so its approaches should be different with a historic structure and building. For the planning, the study conducts the interview of residents and experts, literature review, the investigation of historical materials, site survey, and the analysis of aerial photography. The results are following:5) Firstly, the paper suggests three types of an excavation area selection: core, recommend and investigation. Secondly, of 22 landscapes named by Gosan, it has the plan of guidance facilities, vegetation maintenance, safety facilities, landscape maintenance as view points, pathway maintenance, deck, and halting place. Thirdly, it also suggests pathway plan for authentic garden promenade according to the literature of Gumswaedong-Gi, an old map and aerial photography(1967, 1976, 1990), and interviews with residents. Fourthly, it suggests vegetation refurbishment at the site to check erection time and to require a preservation plan. In a case of no historic remains part, it also has a plan of amenities for visitors and wetlands for biodiversity of ecology and landscape. Finally, although it requires excavation and more historical evidences for the Hyunsan fortress wall, it suggests a maintenance plan of Pyeonchuksseong and Hyeopchuksseong partially.

Analysis of a Repair Time Preparation for the Preventive Maintenance in a Public Rental Housing Types (공공임대주택 유형별 구성재 사전예방보전 수선시기 설정연구)

  • The rental housing has been a main role to supply a living space to the household who can not be available for the home-owner. Specially, the public rental housing is targeted for the low-income household and supplied with low rental fee. Therefore, the rent owner should manage and maintain the housing condition decently with a systematically maintenance plan which includes a repair time and scope, a repair cost. Among them, the repair time is important to make a repair plan. The repair time would be explained with two types, which is divided into a breakdown maintenance and a preventive maintenance. Each of them has a advantage in a repair cost, maintenance of the living condition and provision of the repair scope and method. In this paper, it aimed at providing the repair time in 12 components of the public rental housing which is reflected from a preventive maintenance. This study shows that overall, a permanent rental housing has a longer repair time than any other rental housing in 12 housing components. A public rental housing is closer to the a permanent rental housing then a redevelopment rental housing in repair time. On the other hand, the repair time of the 12 housing components is different form the rental housing. This leads to further study in difference of the repair time according to a tenant type.

  • The purpose of the establishment of corporation's Business Continuity Plan(BCP) is to maintain corporations' own business and establish the response plan in order to resume operation in a short time period when crisis situations occur due to natural disaster and human error. This study has presented all types of procedures and criteria which are needed to establish the airport crisis response system in order to maintain the business continuity by utilizing BCP technique. Basically the risk response procedures must be established in the process of (1) preparation stage, (2) plan development stage, (3) documentation stage, (4) test & maintenance stage.   • The purpose of this study is to analyze of the operating characteristics of the Gas engine driven Heat Pump(GHP) and to reduce maintenance costs through the most Economical plan. As the zoning modifications that have economic effects were confirmed. Applications should be made with a similar purpose of the space. The combination of a modified space has led to reduced operating hours of the outdoor unit. The reduction of the outdoor unit operating hours, reducing maintenance costs accordingly. When analyzed at six years have elapsed, the amount of savings through zoning modifications is more than an additional construction cost. During the design phase, cost-effective operation of the GHP is required for the proper zoning plan.

  • The Wetland Conservation Plan is used as a tool to set the management direction of wetland protected areas, and which is establishing a plan for the conservation, wise-use, and management based on wetland's condition. This study was conducted to establish a conservation plan considering the functions and management conditions of Upo wetland protected area. To this end, there are analyzed the current issues, plans and implementation status of Upo Wetland Conservation Plans in the past. The management elements to be considered in establishing the Wetland Conservation Plan were selected through prior research analysis and the priority of those elements was identified through the AHP. As a result, it was found that lack of considering the changes and performance evaluation of the existing plans in wetlands, conducting short-term projects related to maintenance original function of wetland, different management methods for wetland protected areas and other adjacent areas, lack of understanding and cooperation by stakeholders, inconsistencies in timing of the Conservation Plan and survey of wetland protected areas. In order to improve the problem, it needs to include the performance evaluation stage of establishing the conservation plan, strengthen cooperation of stakeholders and expertise, continuing of projects for wetlands' maintenance, priority of the project considering the management side, and to adjust the timing of plans to improve data availability.

  • As school facilities have been expanding quantity better than quality, efficient school facility management has been focused on from 2001 in domestic. Due to obsolescence of school facility, objective management and maintenance cost of school facility is very important. However LCC(Life cycle cost) analyst, owner, engineer, contractor and facility manager have a difficulty to obtain and facilitate the basic analyzed data required to analyze LCC of school facility and establish maintenance plan. Therefore this research presents muti-dimensional analysis method through data warehouse technique for supplying maintenance cost information of school facility that can trace and accumulate the scattered LCCing data in the perspective of life cycle of school facility.

  • Sujeong-Dong garden heritage is a unique, valuable villa garden constructed by Gosan Yoon Sun-Do during middle Joseon period. However, the site has been faced on damage risk because of the development of near quarry. The purpose of the study is to suggest careful maintenance plan for the valuable Korean traditional garden heritage. For the plan, the study conducts the interview of residents and experts, literature review, the investigation of historical materials, site survey, and the analysis of aerial photography. The results are following: Firstly, the paper divides the site into three types of an excavation area: core, recommend and investigation. Secondly, of remained Gosan's one and remains of unknown contents, it has the plan of vegetation maintenance, safety facilities, pathway maintenance, and service area. Thirdly, it also suggests pathway plan for authentic garden promenade according to the literature of Sanjungsingok(山中新曲), site survey, and interviews with residents and experts. The study has a special meaning for an insightful approach based on the accurate site survey, research, and the consideration of practical use.

A Study on Improving Aircraft Maintenance Licensing System of South Korea for Mutual Recognition Between Countries

  • The purpose of this study is to present the internationalization of South Korea's aircraft maintenance certificate for mutual recognition of aircraft maintenance license qualifications among various countries in preparation for an internationalization of the work conducted by the aviation industry. To achieve this objective, this study reviews the aircraft maintenance license training system and compares the standards for aircraft maintenance certification established by the Convention on International Civil Aviation with the standards for issuing domestic aircraft maintenance licenses. This comparative analysis shows that the domestic curriculum of aircraft maintenance licenses differs from international standards. As a result of this study, an improvement plan of the education content was proposed to enable the licensing qualifications of domestic aircraft maintenance licenses to be mutually recognized among different countries.
