A Study on Expansion for the Parking Space of Rental Housing Complexes (임대주택단지 주차공간확충 방안 연구)

  • The purpose of this study is just for parking shall identify the status of the lack of rental apartments to relieve parking shortages. Next performed, and subsequent utilization of space just outside the parking space expansion plan is to present an alternative. Analysis of the study only 30 of the direction of the plan and set standards according to the nature of each complex. Planned urban planning aspects and architectural aspects of a parking space that can expand and classify the types of features will be discussed. Suggestions on how to take advantage of the parking space that can expand only in state owned lands in the urban planning aspects. The Architectural Planning of the side lot line change in the space and change the use of the Common Service Facilities or just to change the internal road system, by changing the way of parking, secure parking space. This way of working to improve the environment of the complex, at least. Actually just the space of improvement to be made with the opinion of the residents and the surrounding areas of the business association, must be preceded by a feasibility study.

A Study on the Evaluation of Carbon Neutral Housing Development through SBTool (SBTool을 활용한 탄소중립형 주거단지 평가에 관한 연구)

  • Recently, many countries are tightening a variety of policies and controls with great efforts to reduce emission of GHGs(Greenhouse Gases) as concern for climate change heightens. The purpose of the study is to provide guidelines for planning and evaluate element and evaluate housing development. The elements are also assorted into 6 sections and 30 planning elements were drawn from them. It is drawn to 6 sections, 27 categories, 31 evaluation elements except cultural and perceptual aspects unrelated to planning elements from these elements. Case analysis has shown that most of planning elements were applied because these cases obtained environment-friendly certification in the country. Followings are the common characteristics. Firstly, it showed that application of planning element in all cases is excellent. Secondly, the case with excellent application of elements related with energy and application degree obtained excellent degree i environment-friendly certification in the country. Finally, application of planning elements related with renewable energy was in poor condition in all cases. With the utilization of SBTool, the evaluation results about planning elements of housing complex of Carbon emissions-reduction type showed that CASE-A obtained 11.17 points and CASE-B obtained 9.24 points. In the case of renewable energy section, it was confirmed that the evaluation doesn't work well. As a result, changes of planning elements affect environment-friendly extent. It was confirmed that accessibility to housing complex of Carbon emissions-reduction type could change. Estimated result of Amount of Carbon emission showed that annual energy consumption per each family of CASE-A is $4,269,964MJ/m^2$, as a result of which, Carbon emission is $234,815kg/m^2$. And annual energy consumption per family of CASE-B is $4,197,563MJ/m^2$, as a result of which, Carbon emission is $214,584kg/m^2$. Application of planning elements in the aspect of housing complex of Carbon emissions-reduction type shows that the level for Carbon emissions-reduction is high level. And study with assessment from the draft should be followed.

An Analysis on the Actual Condition and the Influential Factors in Reconstruction Projects for Deteriorated Apartment Housing (노후아파트의 재건축 추진 영향요인 분석 -대구광역시 사례를 중심으로-)

  • In this study, various factors affect on the reconstruction of the deteriorated apartment housing complex in the Taegu-City were analyzed. The conclusions obtained in this research were summarized as follows; 1) In case of 4 to 5 storied apartment buildings, those were main objects for reconstruction. The number of the buildings and households consisting apartment complex and the total building area and the ground area were appeared as major factors. Those factors were highly correlated with the consensus of reconstruction. 2) As a maximun area of reconstruction was limited, higher existing consensus capacity and its ratio affect negatively on reconstruction of deteriorated apartments. 3) The main motivation for reconstruction is disadvantages among the members of reconstruction association were main obstacles to reconstruct the deteriorated apartment buildings. Therefore, a resoanble alternatives for reconstruction plans and administrative managements were needed.

  • Urban agriculture is drawing people's attention along with environmental problems and recent changes in population and society such as the expansion of the aged, and various related discussions are going on for expanding the base. The purpose of this study was to suggest the application of urban agriculture in the permanently rental apartment complex to build a social welfare. Aiming at the introduction of urban agriculture in permanently rental apartment complexes, this study presented the roles and necessities of urban agriculture in response to environmental changes at home and overseas, explained the current state of permanently leased apartment complexes, estimated the land area usable for urban agriculture in existing complexes, and proposed strategies for the introduction of urban agriculture.

  • One of the most important elements in creating the pleasant residential environment is the wind. For the pleasant residential environment, it is important that the air pollutants are not stagnant but appropriately and swiftly diffused and removed by winds. Especially, the river becomes a main route of wind in the urban core. So, it is necessary to secure the space to circulate the sufficient cool air to this area. But, recently many high-rise apartment complexes have been built along the rivers that have the fine view and pleasant environment. As a result, the cool and fresh air coming from mountains hardly diffuses into the urban core but just flows along the river. Considering the facts above, this study selected types of building layout and kind of land cover as complex or architectural design factors that have an influence on wind environment. Based on the factors, it analyzed change in wind environment according to apartment complex development aiming at the Sinchun area which is Daegu Metropolitan City's main wind corridor. Therefore, when apartment complex development is planned in the future, it can offer basic data for establishing plans for more pleasant complexes. As a result of the analysis, it was shown that the layout type of housing and the building height plan in consideration of wind corridor around the river were pretty effective in increasing the wind speed and circulating the air in the apartment complex. Therefore, if wind corridor is considered when apartment complex development is planed in the future, this study can offer useful information contributing to improve comfort in residential environment in the level of complex building as well as city planning.

  • A fitness facility in an apartment complex is not a simple sports facility. It has important roles in improving the residents' physical and mental health, and in forming a sense of community. This study analyzed the number of users in the fitness facility of the apartment complex, which is a significant criterion in determining the dimension. A comparative analysis between the past and the present function and dimension was performed in finding out the optimal solutions. In conclusion, the number of users in the fitness facility is influenced not by the number of households in the complex but by the facility's size and creating a desired environment. The users' favorite sports equipments were figured out to meet those needs. Moreover, comparing the facilities' size, user satisfaction, area per person, an optimal dimension for the facility, and rates of equipments were found out.

Effects of Time Shortening on Project Cost in Housing Complex with Different Number of Layers (저층·고층 아파트가 혼합배치된 단지에서 공기단축이 건설사업비에 미치는 영향 분석)

  • In case of Korean housing complex, there became more mixed arrangement of buildings with different number of layers for a variety of urban skyline, recently. For example, around 33% of the construction sites of 'A' public corporation have gaps of more than 4 layers between high-rise buildings and low-rise ones in the same site, according to the survey. Generally, construction duration of the housing complex is estimated based on the layers of the highest building. Due to this baseline, whole construction duration could be extended so that the project cost could be increased. Therefore, framework duration of higher-rise buildings should be reduced to secure the feasibility of the project. On the other hands, these shortenings could adversely harm the feasibility in some cases because there are a wide range of combinations of the buildings with different number of layers in designing housing complex. Therefore, this study shows the results of analysis on effects of framework time shortening on the cost in housing complex project. Moreover, this could set the baseline of checking possibilities in condensing the construction duration of projects with buildings of different layers by supplying comprehensive database.

The Plan of Rural Housing Development in Wonsam-myun (원삼면 전원주택단지 기본계획)

  • The purpose of this study is to present a new orientation for the residential culture that can meet the shifting demands of modern people as their attitudes toward life change. One of the rural regions that has lately attracted considerable attention, Wonsam-myun, Yongin city, is selected as the residence zone to develop a housing complex. In this study, a new housing complex is designed to supplement the defects of existing housing complexes by making the utmost use of the merits that Wonsam-myun as a residential environment can offer. The major findings of this study can be summarized as follows: 1. To present a new Korean model, yellow soil houses and traditional trees were used to utilize Korea's traditional landscape beauty in the construction and landscape aspect, instead of imitating indiscreetly foreign styles in which most newly developed housing complexes were built. 2. To provide convenience to prospective residents, a package sales scheme covering from lot purchase to building permit was adopted. 3. As for the planting plan, existing plants was preserved as much as possible to keep harmony with new plants. In selecting plant types, a traditional method that emphasizes on the visual effects of aesthetic plants and shade trees with the change of seasons and plants various kinds of plants according to directions was adopted. 4. Each household was given the opportunity to design its own garden according to the family's preference and taste. 5. The advantages of a rural area that city does not offer were fully utilized to provide the residents with convenience and pleasure of living.

The Analysis of Present Status and Residents' Design Preference on a Fitness Center in Apartment Complex (공동주택 부속 휘트니스센터의 이용현황 및 디자인 선호도 분석)

  • Community facilities in apartment complex was developed through combination with residents' needs about housing environmental amenity, marketing competition among construction companies and social trend 'Well-being' . But community facilities and fitness center which are situated in the beginning are alienated by residents because the designers plan community facilities without considering about residents' life-style and preference. In this paper, the study includes present status of fitness center and residents' preference for proper fitness center design. The result presents that fitness center users in apartment complex want a resting space which is already located in fitness center of mixed-use residential building. A resting space provides conditions that users can make up with the community each other as well as they can rest after exercise. And the fitness center users prefer wood as interior finish material of floor and wall in exercising space and resting space because they have a feeling comfortable and splendid.
