Determinations of housing decisions of home buyers in Ulsan (신주거지 아파트 구매예정자의 주거선택행동에 관한 연구 - 울산시를 중심으로 -)

  • This study was designed to examine the determinants of housing decisions of prospective home buyers in newly constructed areas in Ulsan. The main focus was to clarify the current mobility motives. reasons for choosing present dwelling, housing values , housing satisfaction, housing Preferences of households. The data used in this study were collected from a probability sample consisting of 350 households, and analyzed through descriptive statistics, factor analysis, and analysis of variance. The major findings were as follows: 1) The motives of current mobility of households were home ownership, larger space, and better neighborhoods. 2) The reasons for choosing present dwelling were location. dwelling size, air quality and housing price. 3) Seventeen items of housing values were identified important. 4) Households were satisfied with dwelling size, number of rooms, views, and neighborhood facilities, 5) Dwelling features preferred by the households were the individual opinion of interior, perfect antinoise, better construction materials, better bath, kitchen facility etc.

Residential Satisfaction of Households living in Super-High Rise Apartment in Ulsan (울산시 초고층 아파트 거주자의 주거만족도)

  • The purpose of this study was to invesitigate the residential satisfaction of households living in super-high rise apartment. The questionnarles were collected from 244 residents living in super-high rise apartment above 20 stories located in Ulsan. Used statistical techniques were frequency, one-way ANOVA. The major findings were as follows: 1) Although the respondents were dissatisfied with super-high rise apartments, they chose present dwelling due to public transportation, easy access to work, and other community facilities. 2) Households who have more educated husband and wife and younger child were less satisfied with current dwelling. 3) The attrative features of super-high rise apartment were interior facilities, exterior environment, and social relations, While the negative features were interior environment, safety, and psychological stability.

Terminology and Meanings of One-room Dwelling in Korean Dictionaries and Dictionaries of Architecture Terms (국어사전과 건축용어사전을 통해서 본 일실주거의 용어 변화 및 의미 분석)

  • The terms of the one-room dwelling began to attract attention according to increasing of 1-2 person households in the 1990s. The purpose of this study is to analyze the meaning of the terms about one-room dwelling written in the Korean dictionaries and the dictionaries of architecture terms. For this purpose, the first study was divided into three periods. The second study investigated publishing of the Korean dictionaries and the dictionaries of architecture terms and analyzed meaning of the one-room dwelling written in the Korean dictionaries and the dictionaries of architecture terms. The result are summarized as follows. 1) 'Bang' and 'Sil', the smallest residence unit, have sense of the living space. 2) The terms written in dictionaries were five terms. It is Dankanbang, Dankan house, Ilsil house, One-room house, Ilsil dwelling. 3) Dankanbang and Dankan house meant a detached house and only a single room. 4) Ilsil house, One-room and Ilsil dwelling meant a multi-unit dwelling. Dwelling type combined unit space in a single room. 5) One-room and Ilsil dwelling focused on convenience and multipurpose. The result of this study is expected to provide useful information for small sized housing study.

The Dwelling Spaces and Life Style of Ch'ang-ts'ai-ts'un Village A Case Study on a Rural Village of Korean Immigrants in Yen-pien of China (중국(中國) 연변지구(延邊地區) 조선족(朝鮮族)의 주거공간(住居空間) 및 생활방식(生活方式) 용정시(龍井市) 지신향(智新鄕) 장재촌(長財村)을 대상으로)

  • This paper is a part of "A Case Study on The Dwellings and Settlement of Korean Immigrants to North-Eastern Province of China". Among various subjects from the study, this paper covers with the spaces and life style in the dwellings of Korean Immigrants. The purpose of this paper is to discribe how their dwelling culture has been moved and changed to a new environment. One rural village of Korean Immigrants named "Ch'ang-ts'ai" in Yen-pien Province was selected where we investigated more than 110 households. From the formal interview, I collect the data on the family structure, family economic state, dwelling spaces and its use, and dwelling facillities and furniture. From informal interview with key informants, I analyze how they have changed their dwelling spaces and life style since they moved here. Based on the analysis of the data, I conclude that major features of their dwelling and life style has been moved from Korean penninsula, specially from 'Hamkyong' Province where their ancestor has lived. This features are summarized as follows: a. Dwelling spaces and its functions are simillar to typical dwelling type of Hamkyong Province. b. They use "Chong-ji" for both a cooking space and a major living space. c. They have a life style of sitting on the floor. d. Bedrooms are differentiated with male and female. e. Most of their dwelling facillities and furniture arc different from those of Chinese in the same province. Since they immigrated, there has been some social changes which could influence on making their dwelling culture. But they have preserved their cultural identity on their dwellings and life style. So I suggest that the dwelling culture of a society would be seldom changed by immigration, as long as they will be given similar conditions such as the independent ethnic community, the same ecosystem, and economical autonomy.

Dwelling Depression Measurement Based on Image Analysis Modeling: Focusing on K-HTP (이미지분석 모델링 기반 고령자 주거우울 측정 연구 -K-HTP를 중심으로-)

  • With the increase of the elderly population, demand for improvement of quality of life and measurement of mental state has increased. However, much of the self-reported diagnosis does not reflect cognitive impairment. This study aims to measure the dwelling depression by applying K-HTP and verify the validity. 301 persons over 65 years old who live as single and couple households in Daejeon and surrounding districts were surveyed during 22 January to 2 February, 2018. The correlations between the dwelling depression and K-HTP are clarified and the validity was evaluated. The correlations between the geriatric dwelling depression index(GDDI) and the GDDI based on K-HTP(GDDI-K) are clarified and the accuracy was analyzed. The results showed that the K-HTP can be utilized to measure the dwelling depression. We suggested a new measurement tool and provide further benefits for researches on diagnoses using the projective method.

The Comparative Study of the Apartment Residents' Needs for Digital Home Design (디지털홈 디자인을 위한 아파트 거주가구의 요구에 관한 연구 - 부인의 취업여부 및 주택규모$\cdot$가족주기·부인연령에 따른 비교 -)

  • Since the late 20th century, digital technology has changed our environment in many ways. The representative advanced homes today embed digital facilities such as a sensor infrastructure, a networking system, and ubiquitous display. In this point of view, this study was intended to define the apartment residents' diverse needs for digital home design. The subjects are 400 wives who live in Busan. The findings are as follows; (1) The factors of the housing activities are extracted as 'guest hosting,' 'family entertaining,' 'digital network,' 'daily domestic affair,' 'non-daily domestic affair,' 'media using,' and 'bathing & exercising' activities. (2) The 'digital network activities' occurred more frequently in the households with non-employed wife and preschool children, and with employed wife and preschool and elementary school children. (3) The factors of the digital home system were extracted as 'safety & maintenance,' 'health & convenience,' 'educational & housekeeping,' and 'cultural & entertaining' systems. (4) The needs of non-employed wives for the safety & maintenance and the educational & housekeeping systems are varied by family life cycle and wife age. While, the needs of employed wives for the educational & housekeeping and the culture & entertaining systems are varied by dwelling-size and wife age.

Socio-medical Surveys on the Korean Residents in Japan (재일한국인(在日韓國人)에 對(대)한 사회의학적조사(社會醫學的調査))

  • Socio-medical survey was carried out on six hundred and thirty Korean households in the cities of Tokyo, Osaka, Kyoto, and Nagoya in Japan from Nov. 1972 to Dec. 1972, and following results were obtained. 1. Age distribution of households showed the highest occurence in the group of 40 to 49 years of age in the both sexes. Families with five members showed highest occurence, and the average number of familial members was 5.7 persons per one household. 2. More than half of the householders were some independent enterprisers rather than to be the employees and most of the household had one familial member engaged in more or less liberal profession. 3. 19.4% of households moved into these cities from 1941 to 1945. 4. 40.5% of all the households had their own houses. The possession rate of one's own house was higher in the households which had long period of residence in Japan. 5. 83.5% of all households had various medical insurances. And the 6.2% of the household which had no insurance stated that the reason for not being affiliated was 'because to be the foreigner'. Household of shorter dwelling period had less tendency to be affiliated to the various insurances. 6. In 41.3% of all the households, average medical expenditure amounted to 1000-5000 Yen per month. And only 25.6% of household stated that they do not worry about the medical expenditure for the futures. 7. 66.3% of households were consulting to medical doctors for their sickness, such as toothache, severe coughing, profuse sputum, children's fever and stomach pain etc. 8. 59.4% of households were using the facilities of health center services. The health center service was used mainly for individual health service rather than the environmental aspect. And 19.8% of households were not aware of health center activities. 9. It was found that 23.5% of households received the screening test of the tuberculosis and adult diseases. Especially, the rate of screening test of the adult diseases showed as following ; stomach cancer, 8.9% ; hypertension, 7.9% ; diabetes mellitus, 2.1% ; and uterus cancer, 1.6%. 10. Birth control was carried out in 17.3% of households but not in 52.5%. The chief reason of birth control was 'because of poor maternal health' (40.0%) or 'should not be done' (5.4%). 11. Most of them are obtaining the knowledges and informations on family plannings. public nuisance problems and nutritions etc. by means of the mass communications, while those no preventing diseases and the environmental hygiene through the administrative organizations.

  • The change of consumers' lifestyles causes frequent study on beds along with growth of economy, improvement of education and increase of dwelling in new towns and nuclear family. Beds are frequently developed in recent years since consumers' lifestyles increasingly change caused by transformation of types of dwelling, influence of western lifestyle, and increase uses of a bed. Also, this transformation causes needs for research on bed designs. A Bed is an essential item in a life since people spend one third of a day in Also, in contemporary, the ages of consumers are varied from infants to seniors. The study examines the importance of beds which playa major role in households. Moreover, the purpose of this study of beds focused on surface materials, colors, and designs is suggesting bases for future developments.

A Behavioral study for the Space Organization of Dwelling Unit of Apartment (집합주택의 실공간구성을 위한 거주자 행태연구)

  • The behavioral-related environmental study for multifamily housing is needed to develop the quality of unit floor plan in terms of user comfort and needs. So, the aim of this study is to find out the living style and housing needs in terms of interaction between the users behavior pattern and orgarnization of physical home space. For the purpose, the field experiments in Pusan, have been carried out with 318 households living in apartments by plan types(2BL, 3BL, 4BL, 5BL) which were classified by number of bedrooms. The dwelling space usage behavior(room use pattern and furniture uasge pattern) and the space adjustment behavior(physical modification of space and preferred space adjustment attitude) were examined and analyzed.

Changes in housing characteristics through residential mobility (주거이동을 통한 가족의 주거환경 변화 조정)

  • The primary objective of this study is to find out how housing characteristics have been changed through a recent move. Two hundreds and thrity households in Cheongju City who made a move during 1990 are selected for the empherical study. The findings show that almost families moved to the dwelling with similar or better conditions than the previous ones. The patterns of housing characteristics changed through a move play the role as an intervening variable between family characteristics and changes in housing satisfaction. Also, the results in general support the concepts of housing adjustment theory. There is a small number of low income families who moved to dwelling with worse conditions. Presumably constraints might prevent their housing adjustment behavior.
