The openness of residential space directly affecting lighting, view, and ventilation leads to the variation of open floor plan type in apartment construction project. This study intends to substantiate the effect to the apartment price by design property of open floor plan based on actual design information of apartment and price. The open floor plan type and associated design property, and actual transaction price of apartment have been considered as variables for analysis by the hedonic price function model and artificial neural networks model. Research findings indicate that the openness affects the price of apartment positively and the three sides open plan is the most preferred with the highest price. This study aims to provide the implication to the developer in planning and design stage of apartment and the purchaser seeking the suitable price by floor plan design.

This expressway passing the address region that is sightseeing of our country must consider in what do a convenience sincerity chase and a cultural side view. This study attempts to analyze the characteristics of the space composition of the apartments and the general principles of apartments unit plans in Gyeongnam. Literature review and content analysis method were used in his research. The data of 108 unit plans were collected from e-catalogue and model houses of housing construction firms. The results of this study were as follows; 1) The general principle of Gyeongnam apartment unit plans, the tendency of 4LDk+2BATH type, 4bay, central type living room were showed. 2) In the point LDK and couple's bed room, LDK area become large and open type and couple's bed room were showed bed room+dress+powder+bath type as Maser's zone. 3) The entrance has a intermediate space as a balcony or a former space and the privacy of LDK space was protected from the entrance. 4) In the case of support space, generally support kitchen and laundry space were offered and several balconies were utilized. In fact, he differences of apartment plan composition between central cities and Gyeongnam were no showed. Therefore, these tendencies on plan composition of apartment in Gyeongnam were followed the general principles of Korean unit plans.

This paper deals with the spatial configuration of the unit floor plan based on the apartment building type. It is generally agreed that various apartment building types were organized by diverse apartment unit floor plan. The reason behind this diversity, apartment unit plan are affected by the environmental condition and the diverse spatial composition of the unit floor plan. Apartment building types were classified by the similarity of the justified-graph type. This types classified into two category; One core type which were classified by the shape of the core, and multiple core type which were compounded by more than two core. These categories divided into 5 types, and 2 types. Each types were compared in view of the mean depth, relative asymmetry, integration value. Consequently, these types could be classified in the number of the unit floor plan. It is profitable to 3 unit types which was analyzed in view of an indicator of the spatial configuration. Therefore, 3 unit types is favorable to the composition of the apartment building types.
