  • 본 연구는 도시기능의 주요 요소인 주거단지 및 공업단지를 중심으로 환경부담을 최소화 시키면서도 에너지효율을 제고 시킬수 있는 방향으로 에너지적합형 지역개발사업 모형을 개발.제시하고자 하였다. 따라서 본고에서는 기존의 토지이용계획에 시스템적 관점의 에너지 및 환경관리를 통합하기 위한 에너지통합계획의 기본개념, 환경적으로 건전하고 지속가능한 개발(ESSD)을 위한 국내외동향 및 기술목록 사례를 소개하고, 주거단지 및 공업단지를 중심으로 "에너지이용합리화법(법률 제4426호)"에 의거한 기존의 에너지사용계획서의 보완방안 및 사례연구를 통한 에너지적합형 개발모형을 소개하고자 한다. 소개하고자 한다.

A Study on the Planning Consideration for the Realization of Sustainable Housing - In the Aspect the Residents' Opinions at the Pilot Project 'Livable City Making' in Busan - (지속가능한 주거지 실현을 위한 계획적 고려사항 - 부산지역 '살고싶은 도시만들기' 실천사례 거주자 의견을 중심으로 -)

  • The purpose of this study was to determine the incomplete aspects of the government pilot project 'Livable City Making' Also, the study was conducted to consider a plan that residents will satisfy for the realization of the project. The study used a case study and a survey method in research process. For the case study, two projects in Busan that have similar planning were chosen. The contents of the survey included the residents' interest in their housing area, their recognition and opinions of the pilot project, their satisfaction about the environmental alterations, and their thought about conditions of sustainable housing. The main results of this study were as follows. First, the residents were satisfied with the alteration of the street space and the provision of green and open spaces. Meanwhile they revealed that the preservation of the natural environment and the vitalization of community are insufficient. Second, they also believed that the construction of the pedestrian streets, the provision of parking lots, and the remodeling of the deteriorated buildings are incomplete. Third, the residents believed that the following provisions need to be made for successful sustainable housing waste discharge needs to be minimized, facilities need to be used for saving energy, opportunities for employment need to be provided within their housing areas, and safe street spaces and comfortable traffic systems need to be provided.

Green Life of Apartments Residents in Seoul Metropolitan Area (수도권 아파트 거주자의 그린홈에 대한 인식 및 그린주거생활 실천 실태)

  • The purpose of this study was to identify the perception of residents on green home and their green residential life. For this study, a questionnaire survey was conducted and the items consisted of whether green home was perceived and how well green residential life was maintained in 6 types of environments. A total 118 responses of residents living in apartments of Seoul Metropolitan Area were used for data analysis. Using statistical program SPSS Win 18.0, frequency analysis, t-test, One-way ANOVA, and factor analysis was employed. The major findings were as follows: 1) slightly more than half of the respondents were aware of green home, and the vast majority were in favor of the green home policy; 2) most of the respondents carried out guidelines of green residential life, and in particular, green living on air environment was well done, followed by consumption, waste, energy, traffic and water; 3) the six kinds of environments were subcategorized by using factor analysis, and 3 to 5 factors were included in each category of environment. Also, it was found that age, educational level, employment status of respondents, housing tenure and duration were related to the degree of green residential life. In midst of global movement toward sustainability, environmentally friendly living is not optional but mandatory, so it's important to change each individual's value on the relation between people and environment and to facilitate more environmentally conscious behaviors.

A Study on the Directions of Sustainable Architecture for Dwelling Planning (지속가능한 주거건축계획의 방향에 관한 연구)

  • The purpose of paper is to suggest directions of sustainable Architecture for dwelling planning. It deals with foreign example regading recycling Architecture in the point of using natural reources and energy effectively and minimizing environmental wastes. The methods which can be applied to Korean dwelling planning are as follows : 1) To use the underground space of apartments as pubilc energy-saving facility 2) To use conservatory passive solar systems at south-facing balconies of apartments 3) To flow daylight into the staircase of single-family house 4) To construct compactly doors and windows which have high-level insulation with high insulated walls and ventilation systems 5) To recycle materials such as steel, wood and soil 6) To recycle space according to the change of uses 7) To make users participate actively when we plan for dwelling.

  • This Study is about the check-List composition for 'Low carbon green growth' of Long-life housing. That utilization for required the check-list composition at Sustainable building strategies and Design methods. Extracting from elements of Architectural planing answer to basic concept of Low carbon-green growth and aimed at Low carbon scheme for energy saving, green growth scheme for environmental conservation as to each application purpose reconstitute by classify Check-list category about elements of Architectural planing. Through this architectural research deduce elements of architectural planing that can be research utilization with in Check-list composition.

An Analysis on Apartment Chonsei Price in Seoul with Residential Lease Price Index (주거임차부담지수 산출과 서울시 아파트 전세가격 적용사례 분석)

  • The recent increase of chonsei has raised the degree of lease burden of households, and a new residential lease price index needs to be introduced to measure such degree of lease burden. In order to convert the burden into an index, the calculation method of the K-HAI, which is announced by the Korea Housing Financing Corporation, is applied by replacing house purchase with lease. From the calculation, the residential lease prices index of the first quarter of 2014 is estimated to be approximately 114, indicating that the cost of lease exceeds 35% of income. The result of analysis on the trend of the residential lease prices index from the first quarter of 2012 to the present in Seoul indicates that the residential lease prices index in Seoul has continued to increase, compared to that of the entire country. The results of this study will be a foundation to find a solution for the stabilization of chonsei and investigate the degree of lease burden by region when establishing a sustainable housing policy.

  • The concept of sustainability in residential area is closely related to the notion of amenity, livability, health and interchangeably used with the terms of urban growth management, urban regeneration, new urbanism, urban village movement, compact development, smart growth and the quality of residential environment. Residential Performance Management System (RPMS This system is developed granted by 'Korea Institute of Construction & Transportation Technology Evaluation and Planning' (KICTEP) during 2005-2008.)is a kind of decision making supportive program developed for the evaluation and assessment of various urban performances. It can be utilized for various purposes by many of urban related expert like planner, manager, etc. This study investigate the schematic model for the applying the indicators of quality of residential environment developed by SDI (Seoul Development Institute) using RPMS.

  • Sustainable development has been praised as important new planning paradigm. The concept is being increasingly used in planning processes to address environmental, social and economic sustainable development. The social sustainability is important as community in modern life. The purpose of this study is to find out the community elements of sustainable housing to make it better life in residential environment. The Methods are content analysis and experts survey. We execute the literature for method to find the importance and indicator of social sustainability. We execute the experts survey to find the adequacy of the classification criteria, the adequacy of the indicators and the adequacy of the classification system. The findings of this study are as following; the social sustainability is important to support the sustainable housing planning. The indicator of the social sustainability is deduced; 'Locality' are deduced 'Native support', 'History and culture' and 'Reflected the local characteristics'. 'Communality' are deduced 'Citizen participation', 'Social integration', 'Community space and facilities' and 'community activities and programs'. 'Organic' are deduced 'Employment', 'Self-sufficiency', 'Safety and convenience', 'Infrastructure and service' and 'Housing condition'.

  • In development of housing estates, 'Sustainable development' is indispensable method for the quality in our living environment, and minimize any environment problems which treat our life. And the community elements of sustainable housing complex to make it better life in housing complex. The purpose of study is to suggest the evaluation factors sustainability and community for the planning of housing complex. Within this purpose, this study firstly deducing elements of sustainabilty and community. In the study, literature research method are used for data collection. The results of this study are showed as follows: First, the elements of sustainability are composed of social, economic and environment aspects. Second, the elements of community are composed of hardware, software, humanware aspects.
