The modular construction method has been getting more attention followed by global eco-friendly trend as the domestic construction industry has focused more on remodeling and extension work. The modular construction method is an industrialized construction system which is not likely as the existing construction method it manufactures more than 70% modules at the factory then assembling can be completed in a short amount of time on site. The modular construction method has various strengths; shortening of construction period by on-site work decrease, weight pressure reduction by usage of light steel frames and cost saving by repetitive manufacturing. However, it is currently not expanded due to the existing commercialized construction method. Therefore, this research is in order to help the related authorities make decisions to select the construction method and motivate expansion of modular construction method which can be utilized effectively in the extension works. The intention of this research is to stress differentiation from other construction methods in construction period, construction expenses, labor and forces by comparing and analyzing actual cases, to inform competitiveness of modular construction method by concrete effect analysis and to support adoption of the modular construction method into the domestic industry.

올해부터, 수직증축 리모델링이 허용돼 15층 이상의 공동주택은 최대 3개층 14층 이하의 공동주택은 최대 2개층까지 증축이 가능해지며, 건축 설비 환경 에너지 등의 업체가 참여해 에너지 성능 향상 리모델링 공사에 참여하는 그린리모델링 사업이 본격 추진된다. 또한 선도지역 8곳에서 도시재생사업이 본격화되어 정부 예산 243억원이 집중 지원될 예정이다. 한편, 하도급법 개정으로 하도급 부당특약이 금지되며 지급보증금 미지급 문제로부터 하도급업체가 보호받게 된다. 본지는 올해부터 달라지는 건설 중소기업 관련 각종 제도 개편을 게재한다.

The biggest reason to prefer the remodeling is a relatively short period of time (5~6 years) compared to the reconstruction work that takes 8~9 years. In addition, from the perspective that the period of temporary residence is usually 24 months, the necessity of shortening is greater. Also, since the remodeling construction period is approximately 28~35 months on average, the strategies and efforts are needed to make up for the shortening the remodeling construction period. For these reasons, this paper is to develop an estimating model for normal project duration of apartment remodeling project. This model is reflected in the remodeling properties thorugh difference analysis of the new apartment construction project. Demolition works, reinforcement works, extension works are different, so this paper newly defines these construction work's duration in normal project duraion of remodeling. Case study and experts interviews are used to validate normal project duration. This model can be used to calculate rough construction period each alternatives, and will help a strategic decision making among the stakeholders.

This study compared and analyzed the job importance that site managers perceived by dividing the study scope into customized and expansion remodeling projects and deriving the job descriptions from previous studies. As a result, a total of 7 construction stages and 53 job descriptions were derived. As job importance in customized remodeling projects, removal and demolition works were the most important, followed by preliminary survey, and repair and reinforcement works. In addition, as job importance in expansion remodeling projects, preliminary survey is the most important, followed by civil engineering work, and repair and reinforcement works. It is considered that the job importance of the remodeling projects derived in this study will contribute to improving their job efficiency in the future.

국토교통부(장관 서승환)는 수직증축 리모델링 허용 등을 포함한 '공동주택 리모델링 제도개선 방안'(6.5 발표)의 후속조치로 노후 공동주택 거주 주민이 부담 가능한 범위에서 불편사례를 선택적으로 개선할 수 있도록 '맞춤형 리모델링' 활성화를 위한 연구용역을 마무리하고, 조만간 가이드라인을 제작 발표할 계획이라고 밝혔다. 가이드라인에는 주차장 부족, 배관 노후화 등 노후 공동주택 거주 주민들의 주요 불편사항(급 배수관 노후화, 주차장 부족, 난방효율 저하, 승강기 부족 등)을 효과적으로 해소할 수 있도록 단지 동 세대 내에서 각각 시행할 수 있는 총 39가지의 리모델링 아이템에 대한 소개와 공사비 등의 정보가 포함될 예정이다. 먼저, 단지내 리모델링에는 데크 지하주차장 신설, 녹지 보육시설 및 헬스장 등 확충, 노후상가 철거 후 별동 증축 등이 포함되며, 아파트 개별 동 내에서는 급 배수관/전기 통신/소방 등 노후 설비 교체, 승강기 신설, 코어증축(복도${\rightarrow}$계단식 변경) 등이, 세대 내에는 문 창호 및 내장재 교체, 단열 기밀 등 에너지 성능 향상, 실내공간 재배치 등이 포함된다. 특히, 아이템별 이주기간을 재실형과 이주형으로 구분하여 주민 선택의 폭을 한층 더 넓힐 것으로 기대된다.

2012년 2월 10일(금) 15:20경, A건설의 인천광역시 중구 소재 공장 증축 및 리모델링 공사현장에서 협력업체 소속 근로자가 인근 전주(높이 12m)의 인입선 지지용 애자에 연결된 점퍼선을 해체하던 중, COS 1차측(특고압 22.9kV)에 접촉되어 감전 사망한 재해임.
