Effects of Exclusive Agency Listing and Real Estate Information Network System on Real Estate Broker' Trust and Customer' Satisfactions (전속중개계약과 부동산거래정보망제도가 중개업자 신뢰성과 고객만족에 미치는 영향 분석)

  • For the property right's protection of the nation, the uncertainty's dissolution and the reliability's security of real estate trade are very important. With the life style's change, the market of real estate becomes diversification, and the level of the real estate trade becomes diversification. But compared with this, the trade system of the real estate has not broken away from the mode in the past yet. To cope with it actively, it needs to review the real estate trade form. Especially, it needs to investigate a plan that can advance the Agency Listing method. The Exclusive Agency Listing and the real estate Information Network System have been the usual system in some advanced countries like America, Japan. It is the system that establishes the real estate brokerage's trade order and encourages the execution for the real estate client's property right's protection and benefit offer. In our country, The Exclusive Agency Listing and the real estate Information Network System were created in the revised real estate brokerage law in 12, 1993. But because of varies of questions, it can not be settled down. So this paper will develop the characteristic factors of the Exclusive Agency Listing and the real estate Information Network System revitalization and examine the mutual relation depends on the factors. And these factors were studied through the proved analysis to the effecting made on the Agency function's consideration and real estate broker' trust and customer satisfaction. So depends on these, the existed value now will present the revitalization plan and political implication about the Exclusive Agency Listing and the real estate Information Network System.

A Broker-Based Framework for QoS-Aware Mobile Web Services Selection (품질고려 모바일 웹 서비스 선택을 위한 중개자 기반의 프레임워크)

  • The more mobile devices consuming web services, the more QoS-aware selection of mobile web services, we need. A QoS(Quality of Service) contract is an agreement between the web service provider and the mobile user that specifies the level of the service quality. Web services users can be assured of the level of the service quality specified by the QoS contract. We propose a broker-based framework for QoS-aware mobile web services selection in this work. Under this architecture, the mobile users can request the web services through the service broker on the wireless networks. The service broker utilizes agents to monitor the web services quality and manages the service quality by notifying the service provider and mobile user of the service contract violation. Reliability, response time, and cost were the metrics used for QoS monitoring. Futhermore mobile users can select a web service best suited for his/her needs through the service broker.

  • For this study, real estate brokerage services to customers how to evaluate quality factors and quality factors important for studying about what is preferred. Real estate brokerage service quality factors, the expertise of brokers, dealers sales skills, a sense of responsibility of traders, brokerage firm's position, whether or not participating were chosen franchise. Looking at the findings, and customer service quality factors, the five kinds of real estate brokers a sense of responsibility to be the most important quality factors were analyzed as a favorite, followed by the expertise of brokers, sales skills brokers, brokerage firm's presence, a franchise analysis of whether the order has been participating. As the results of this study, the traders as traders sense of responsibility and expertise and strive to improve, friendly servece and act as an active intermediarv will need to improve sales skills. Continuous promotion of the brokerage firm's position is shown to be critical, franchise affiliated businesses in order to make use of an efficient information network of the Internet is seen to be in need of improvement.   • Recently, the proportion of housing lease has been increasing to an overwhelming level in line with the increase of single-person households and the change in the form of housing. In the normal case, the use of rental-type housing is subject to a housing lease agreement through a licensed real estate agent. In the event of a transaction conclusion, licensed real estate agent shall issue a contract containing the personal information of the lessee, the renter, and the licensed real estate agent to the transaction party. In this case, it is necessary for the lessee to provide the contract to a third party. This paper analyzes relevant laws and regulations and the status of housing transactions, focusing on personal information processed between offline housing lease agreements. And when issuing a contract through IRTS, we propose a way to protect personal information by providing a third party in three forms: information Data Subject-based, Purpose of usage-based De-identification, and Certificate of Contract.

  • The types of properties traded in modern times are rapidly increasing due to changes in consumption patterns. However, as the type of properties traded increases, estimation about the value of properties may become inaccurate. There is a problem that it is difficult for consumers to estimate the right value and the variety of trading forms makes it difficult to guarantee the reliability of value estimation As access to a variety of properties has expanded, these shortcomings are considered to be a factor that hinders the stability of the shared economic market. In this paper, to resolve this issue, we present a blockchain-based property contract service through a trusted broker. The developed service registers trusted brokers into smart contracts on the Ethereum blockchain and use them for the evaluation and contract process of properties. In addition, registered contents, proposals and contracts of properties are stored in the blockchain to ensure the reliability of the contract process. Every step of the contract process is stored in the smart contract, recorded in the transaction history of the blockchain, ensuring the reliability of the stored data. In addition, the entire process of registration, proposal, and contract is driven by smart contracts designed by state machine technology, enabling users to more securely control the contract process.

  • As Electronic Commerce(EC) has been emerged and has developed, many researchers have tried to establish EC framework for automated contract and negotiation using agent technologies. Traditional researches, however, often had limitations. They often enforced the user's participations during the automated contract process of agents. They also could only consider a few of the user's requirements for a specific goods and did not have supported the procedures and methodologies for making the best contract. In this paper, we propose business model on EC based on multiagents to overcome the defects of the previous researches. We apply CSP techniques to brokerage process to satisfy various preferential requirements from the user. We also propose efficient negotiation mechanism using negotiation model of game theory. The contract candidates automatically negotiate and mediate in terms of their benefits through the proposed negotiation mechanism. For the optimal brokerage and automated negotiation, the agents process activities for contract on three layers, which are called competition layer, constraint satisfaction layer and negotiation layer in the proposed model. We also design the message driven communication protocol to support the automated contract among the agents. Finally, we have implemented prototype systems applying the proposed model and have shown the various experimental results for efficiency of the proposed model.

Review of Responsibility in Case of Medical Tour Disputes (의료관광 분쟁시 책임주체에 대한 검토)

  • Medical tour can be said to be a new high added-value tour industry of 21st century. The development of varied and distinguished medical tour products by each country will further vitalize the medical tour industry. As the interest in such medical tour increases, it is necessary to analyze the demand and interests of tourists accurately and prepare medical tour products to be provided in order to develop and promote medical tour products. The government considers the medical tour industry as an industry with high expected effects in job creation through promotion of experts in global healthcare industry and national economy development through high added-value creation, and has expanded aid policies in medical tour field with improvement of medical tour immigration system, one-stop service system for medical tourists, and medical tour labor force promotion system. Nevertheless, there are disputes between foreign patients and medical tour inviting businesses, along with medical accident disputes between foreign patients and medical staff and disputes with those working in the tourism industry. This article reviews the types of disputes occurring around the inviting businesses related to medical tours and tried to review the resolutions. Through this, it was found that medical tour inviting businesses have the responsibility to connect the mediated benefits and risks and also the responsibility to process the tasks. Thus, in case dispute occurs due to passive actions from establishing agency agreement to active mediation results, it is difficult to escape the liabilities. Also, in a medical tour agency contract, the inviting business must be aware that it bears the responsibility to explain and advise the details on benefits and risks to foreign patients. The "Guide to arbitration system for resolution of medical disputes with foreign patients" by Korea Health Industry Development Institute Act presents a method to resolve disputes according to the [laws on medical accident damage relief and medical dispute arbitration] in case a dispute due to medical accidents occurs to foreign patients when the foreign patients prepare diagnosis agreement, Whether such method is sufficient to protect foreign patients, however, is thought to require discussions from more diverse perspectives. In order to vitalize medical tourism, the development of diverse products is also important, but the countermeasures against related disputes should also be prepared. Such is expected to contribute to a greater advancement based on trust of foreign medical tourists alongside excellent medical technologies.

  • 본 논문에서는 기존 음악 거래 플랫폼의 문제점을 보완하기 위해 블록체인 기술을 기반으로 한 새로운 음악 거래 플랫폼을 제안한다. 기존 음악 거래 플랫폼은 높은 중개 수수료와 생산자에 대한 불공정한 보수 그리고 불투명한 거래가 이루어진다는 단점이 있다. 이러한 단점을 블록체인 기술의 탈중앙성, 보안성, 투명성, 안전성 등의 특징을 이용하여 보완하고자 한다. 또한, 블록체인 기반 플랫폼 구축을 위해 IPFS, signature file, bloomfilter 등 다양한 기술을 사용한다. 최종적으로 생산자와 소비자 모두가 공정하고 투명한 음악 거래를 할 수 있는 음악 거래 플랫폼을 제안한다.
