Improvement and Expected Effect of Construction Supervision System for Mix-Use Residential Building (주상복합건물의 감리제도 개선방안과 기대효과)

  • As buildings are changing variously from the side of use, efficiency and size, the construction qualities are more importantly recognized. Supervision system was enacted in the Residential Building Law in 1990 and responsibility supervision system in the Construction Engineering Management Law in 1994, respectively. However, recently revised supervision system in 2003 has some limitations: the present problems of appointing supervisor, disposing the supervisors, supervisor's works. Therefore, the aim of this study is to improve the present supervision system for mix-use residential building. By implementing the proposed revised supervision system, it will be able to expect quality improvement, confidence of the owner and the user, development of construction technology, and increase international competitiveness of supervision company.

  • Apartment brand has been used as a new strategy in Korean housing market to fulfill customer's changing needs for buying houses. A number of construction companies have succeeded in brand awareness and image building, however, they still struggle to establish brand loyalty and manage brand equity elements in balance. The purpose of this study is to analyze the brand equity building process of apartment products in Korean housing market and determine causal relationships among variables to propose strategies for long-term prosperity of the construction companies. System Dynamics modeling method is applied to describe how variables affect and are linked to each other in terms of building equity and enhancing company profits from customers' brand awareness to brand loyalty. Based on the analysis model, strategies for construction companies depending on their market share were proposed and this may support the company to achieve financial success and competitiveness among its competitors in the fast-changing market.

  • Recently, the demolition industry is becoming more important than ever for formulating reuse and recycling of a construction waste with the current trend in pursuing a sustainable development. As considering the situation of a domestic housing construction and an existing house, a scale of a demolition market is expected to increase continually. Therefore, for a sustainable development, it is needed to forecast and manage rightly the demolition waste producted in a demolition phase. But, because most of a demolition company is very small and the investment in a technology development is not enough, the effort to develope a system and to make a standard for managing righly a demolition waste is also not sufficient. Therefore, this study develops a system to automatize quantifying a demolition waste. This system makes it possible to manage the planning of demolition works and the quantifying, disposal, reusing and recycling of a demolition waste in one system by integrating all the activities related with demolition works. 3D drawings of each element for demolition works will manage by being linked to its schedule for visualizing 3D object. Also, this study presents methods for quantifying easily a demolition waste by using 3D object.

  • Recently, the lawn has plenty of uses in parks, school grounds, golf courses, gardens, etc. So the lawn market is expected to grow. But the cost of running for lawn management has increased, and there are also environmental issues by using pesticide. In this study, we propose Smart Lawn-management System based on Image Processing which increase the efficiency of management and reduce expenses of operation.

The Role and Directions of Korean Urban Development Cooperation: A Review of Colombian Planning Systems and Case Studies of Urban Development Projects (콜롬비아 도시계획 제도와 도시개발사업 사례 분석을 중심으로 살펴본 한국 도시개발 협력 역할과 과제)

  • Korean urban development cooperation is gradually expanding into Latin America and the Caribbean (LAC) region, but strategies to encourage domestic market players to participate are insufficient. This paper investigated the Colombian urban planning system, urban development projects, and Korean projects in Colombia, which leads to implications for international cooperation in LAC. This research, first, compares the national and regional urban planning systems of Colombian major cities, Bogotá and Medellín. Second, case studies are carried out with a land readjustment project, a Macro project for large-scale public rental housing supply, and urban development cooperation between Korea and Colombia. By doing so, the role and the directions for Korean urban development cooperation with LAC such as Colombia are discussed and proposed. The findings suggest, first, aid projects through Official Development Assistance (ODA) should establish urban networks in recipient countries. Second, it is necessary to understand the financing structure for urban development cooperation projects that are different from infrastructure projects. Third, the successful case of urban development cooperation should be demonstrated by making the development period and size optimal and manageable.

  • 태양전지는 요구전력의 필요에 따라 직 병렬로 연결하여 태양전지 모듈(solar cell module)로 제품화한다. 태양전지가 실제로 전자제품에 연결해서 사용하기 위해서는 주변장치(BOS, Balance of System)가 사용된다. 또한 일사량의 강도에 따라 불균일한 직류전기가 발생되므로, 태양광발전시스템은 모듈을 직 병렬로 연결한 태양전지 어레이(solar cell array)와 안정된 전기공급을 위한 전력조정기(power conditioning system, 이하 PCS)가 필요하다. 또한 직류가 아닌 교류를 필요로 하는 응용제품에는 직 교류변환장치 인버터(inverter)를 필요로 한다. 본 과제는 전시를 위한 연구개발 목적보다는 태양광 시스템 보급 양산기술에 중심을 두어 태양광 산업경제를 활성화 하고자한다. 따라서 본 과제는 기존에 연구개발과 특수목적 시장 중심인 초고효율 태양전지 개발보다 경제적인 기여도와 파급효과가 크다.

금융상품 만족도에 영향을 미치는 요인 -온라인 금융상품 비교/추천 플랫폼을 중심으로-

  • 글로벌 금융위기 이후 다양한 형태로 등장한 금융상품과 ICT의 결합은 그 동안 생각하지 못한 방식으로 전 세계에 다양한 수요를 충족시키면서 폭발적으로 성장했다. 하지만 IT강국이라고 자부하는 대한민국은 다양한 규제와 시스템의 복잡성 때문에 은행상품이 온라인에서 거래되는 것은 아직까지 익숙하지 않다. 다행히 이러한 규제가 조금씩 완화되어 가면서 2016년은 모바일 송금, 금융상품 추천 플랫폼 등 비 금융업체 주도의 금융시장 온라인화가 소극적으로 이루어지는 과도기로 볼 수 있다. 이러한 시점에서 기존 오프라인 채널이 아닌 온라인 채널을 통해 금융상품을 구매하거나 가입하는 고객의 만족요인에 대해 연구하는 것은 향후 폭발적으로 증가할 수요에 앞서 연구하고, 현상을 주도할 기업에서도 소비자의 만족요인을 미리 파악한다는 점에서 시기적으로 적절하다. 해당 연구는 신용대출, 정기예금, 전세대출, 주택담보대출, 정기적금, 그리고 P2P투자 상품 별 만족도에 영향을 미치는 요인과 영향력을 SERVPERF 모델을 이용하여 분석한 뒤, 회귀분석과 텍스트간의 공동 출현단어에 대해 파이선을 통해 메트릭스를 형성하고, 사회연결망 분석으로 네트워크 중심성을 분석하여 단어간의 관계를 살펴보았다. 해당 연구는 국내 최초 온라인 금융상품 비교 추천 플랫폼인 "Finda"의 리뷰/평점데이터를 이용하였다.

  • A building structures was used the facility management phase through $planing\cdotdesign\cdotconstruction$. phase. building's length of life was shorter than its physical length of life, because of the lack of law and institution, the lack of related agencies' preparation and owner's preparation. Also, considering the construction life-cycle, the facility phase accounted for $70\%$ of whole official lift, therefore, it needed to be opposed to systemic facility management. Current facility management system practically managed the defect of facility and almost never communicated between the other phase. In the side of policy, domestic law, institution, and policy related to building structure focused built-up market. and then the management of existing facilities was not consolidated efficiently. The purpose of this study was to suggest the direction of facility management construction for managing, utilizing, and operating public facilities, moreover, to study the direction of current facility management system improvement corresponding to total computer integrated construction system under government agencies.

  • Europe and North America are paying attention to residential ESS(Energy Storage System) that can manage energy efficiently. The ESS is a system that stores and manages the electric power by charging and discharging the battery. The ESS is generally used in conjunction with photovoltaic systems. The ESS supplies the load of the power generation time and stores the remaining PV power to supply the load at the non-power generation time. However, due to the high price of residential ESS, low electric rates and increasing block rates, there is no market of residential ESS in Korea. This paper reviews the price condition and the capacity for applying PV and residential ESS to household of apartments using HOMER in Korea.
