  • The purpose of this study is to efficiency scheme to design VE through the case studies of construction VE forapartments. The adapted research method includes five case studies of construction VE and analysis of constructionVE practice. The results of this study are as follows 1) For efficiency of design VE, data management system whichis necessary for construction VE database establishment and its application were proposed. 2) Through workingsystem improvement of construction VE, an improvement to design VE performance process was proposed. 3)Consideration factors and main VE items for efficient design VE item selection of apartment buildings wereproposed.

  • The purpose of this study is to predict the maintenance cost for military official residence building projects which were ordered for five military official residence building. In conducting this study, the adapted research method was to classify initial investment for each construction of the military official residence building and to estimate maintenance cost. This study was analyzed by studying the estimation of maintenance cost in the apartments and present value analysis method. The results of this research are as follows. 1) The initial investments was analyzed that the total construction cost would be 1,683,286 thousand won ; construction(79%), civil(3%), landscaping(2%), MEP(5%), heating and hot water supply system(5%), and water supply and sanitary system(6%) per square meter. 2) Based on the result analyzed above, the maintenance cost of the apartments was analyzed and then estimated the proper maintenance cost by using maintenance cost estimation method and present a value analysis method.

  • Feasibility analysis is a crucial key to success or failure of housing project. Existing feasibility analysis in construction company is based on intuitive approach rather than systematic approach. Usually feasibility analysis in a narrow sense is a financial analysis of project. Feasibility analysis focused in this study is confined to the matter of finance. So, the purpose of this study is to analyze the sensitivity of financial analysis item about profit rate by means of monte carlo simulation and this will improve accuracy of feasibility analysis and decision making.

  • For the past several decades, the residential housing market has been led by construction firms rather than consumers; in essence, it has been a suppliers' market. However, the market is experiencing a transition to a buyers' market, the implication of which is that there will be increased competition among the residential building suppliers. For this reason, it is necessary for construction firms to prepare new strategies to respond to the rapidly changing market environment. Furthermore, consumer satisfaction should be valued more highly than in the past, and should be a baseline in formulating construction product development strategy. For the pre-classified 13 apartment building segments, questionnaire surveys are conducted for the 50 CS (Customer Satisfaction) experts to evaluate their perceptions on the weighing of the quality of each apartment segment. Data obtained from a survey of experts was analyzed from an industry perspective utilizing the AHP technique. Analysis results indicate that the CS experts valued the kitchen & dining area more highly than all other segments. Specific analysis results and implications drawn from the study can be a valuable basis for marketing, product development, and quality management.

  • Defects on apartment which is one of the major residential types in Korea have produced unexpected inconveniences to owners of apartments. If construction companies paid more careful attention to defect information management, a lot of flaws could be prevented. In this situation, this study attempted to seek improved defect information DB management system. First, research on defect information DB management system of large construction firms was conducted to confirm necessities of improved system. Following survey showed problems of current defect information DB management system and the need of improvement. The study came up with remedies expected to contribute to preventing faults.

  • The purpose of this study is to analyze problems and suggest improvement scheme based on questionnaire survey to design VE status for apartment buildings. For this study, the adapted research methods are case studies of design VE to construction companies and questionnaire survay to design staffs. The results of this study are as follows: 1) In the system aspect, the problems of design VE for apartment buildings are insufficiency of regulation and difficulty of performing design VE actively. In the performance aspect, the problems is absence of design VE procedure suited to apartment buildings. 2) In the system side, the improvements of design VE for apartment buildings include regulatory enlargement of design VE application for apartment buildings and rearrangement of VE incentive system for design staffs. In the performance side, a VE procedure suited to apartment buildings is developed and suggested.

Developing Countermeasure Model to Prevent Planned Lawsuit on Apartment Construction Defects (공동주택 하자기획소송에 대한 건설사 사전 대응 모델 개발)

  • The proportion of apartment housing has been increased to solve the housing problems resulted from rapid growth in urban population and urban economy. With the increase in apartment's proportions and the concern about quality of housing, the contractors have made efforts to satisfy the customers in improving the quality of housing. Despite these efforts, the conflicts between the contractor and the customers are getting serious. Also the disputes and the litigation of defect are increasing because of the contractor's negative treatment and inadequate countermeasure. In this study the defect lawsuits which bring actions against the contractors are collected and analyzed. And then the strategic countermeasures are proposed according to the classifying the type of defect and size. The suggested countermeasure model before the defects are resulted is expected to contribute in developing the contractors strategies to reduce the conflicts against customers.
