A MODEL OF RESIDENTAL MOBILITY OVER FAMILY LIFESPAN ACCORDING TO SOCIOECONOMIC CLASSES

  • 본 연구의 목적은 소비자인 각 가구의 주거 서어비스에 대한 다양한 수요가 나타난 주거 이동 주기를 규명하므로 수요자의 다양성에 의한 주택공급 정책의 접근시 기본 자료로 활용될 수 있도록 체계적 근거를 마련하고자 하는데 있다. 연구의 목적을 달성하기 위하여 연구의 틀을 형성하여 국토개발 연구원의 자료를 이용하여 실증 분석 하였다. 본 연구의 자료는 서울의 1620가구를 대상으로 하였고 SPSS와 LIMDEP을 이용하여 기초분석외의 판별분석, 로짓분석등을 이용하였다. 본 연구의 결과는 다음과 같다. 사회계층과 가족 생활 주기에 따라 주거 이동 동기와 주거 이동 형태가 달랐다. 하류계층은 강요된 이동동기가 많았고 수평 또는 하향 이동의 형태로 이동하였다. 중류 계층은 조정적 이동동기가 많았고 다른 계층에 비해 상향 이동이 많았다. 상류계층은 다양한 이동 형태를 가지고 있으며 특히 주거 시설 수준 면에서 상향이동을 하였다. 주거이동주기 유형을 파악하기 위하여 모델이 개발되었고, 모델에 의해 사회계층에 따라 상이한 유형이 나타났으므로 수요자의 다양성에 의한 주택 공급 정책이 필요함을 제시사해준다.

An Experimental Study on Residential Moving and Satisfaction Causes in Ulsan city (울산시 거주자의 주거이동동기와 주거만족에 관한 연구)

  • The purpose of this study is to identify the causes-effects of residential mobility and satisfaction. The research design employes a survey questionnaire for gathering a set of statistically-reasonable number of data among one million population of Ulsan metropolitan city. To make it more concrete, the attentions to be taken are on establishing (1) motives for moving (2) satisfaction factors in living, and (3) a relationship between houses and their environmental characteristics and the degree of satisfactions by them. The results of empirical analyses provide the following major findings: The most significant house-moving motivations were to achieve living-space at an affordable size or as wide as possible and to gain access to a comfortable and convenient environment. Per the residential satisfaction, highly respected factors were having good neighbors and active interactions with them and having good cooling-heating conditions, sunny rooms, and less noise and air pollution. Finally, the relation of house and its environment with the satisfaction indicated the following significant two: The higher the satisfaction, the shorter the duration of living and the history of construction. The less the satisfaction, the smaller the size of house and/or its complex.

  • The purpose of the study was to identify the status of satisfaction level, moving motivation, the level of housing choosing behavior, and housing needs of potential purchasers in bukgu new housing area, Ulsan. The survey used questionnaire from 336 households living in bukgu area and analyzed using descriptive statistics, and one-way analysis of variance and Scheffe' multiple range test. The research results showed low degree of residents' satisfaction in storage space, neighborhood environment. The moving motivations were physical environment improvement, education environment, walking road, view and lighting.

  • Mobility in housing is a normative way to satisfy family needs for· better· living conditions. In the context of relative decisions. mobility can be understood as forced relocation or unforced relocation In making relocation. the household chooses a particular 'environmental quality profile. Therefore. the understanding of mobility and relocation in housing is needed for· the developing and planning of housing evnironment. The major findings are s follows ;1. The motives of mobility are composed of 4 factors('material porseperity’, 'convenience· safety'. environmental improvement' and 'forced relocation'). Especially, 'material prosperity' was defined the most fundamental factor· for. 2. The components of housing environment quality were composed of 3 factors related to the scale of home environment. They were 'neighborhood character factor', 'dwelling character· factor·'. And 'location character· factor'. The factor 'neighborhood character' was defined the basic factor· to choose for the housing environmental quality profile.3. It was examined that the motives of mobility and the components of home environmental quality were significantly different by the household characteristics (income. family life cycle. and tenure type).

  • Housing supply ratio in Ulsan area has soared up to 91% recently. Therefore, developing a successful marketing strategy is an essential part of apartment sales success in Ulsan area. The purpose of this study is identifying the status of satisfaction level, moving motivation, the level of housing choosing behavior, and housing needs of the apartments for making a marketing strategy. The survey uses questionnaires which are delivered to the 545 housewives who live in 20 pyoung or 30 pyoung apartment in Ulsan area. The research uses a survey questionnaire for gathering a set of statistically-reasonable number of data among one million population of Ulsan metropolitan area. The frequency test and F-test are used for the analysis of the results. The results of empirical analyses provide the following major findings: 1) housing satisfaction of Buk-ku residents is higher than that of the residents of the other area, 2) neighborhood environment improvement and physical environment improvement are important factors of housing moving motivations, 3) view and lighting are important requirements of the housing, 4) the level of housing choosing efforts are more active in the residents of Joong-ku and Dong-ku than those of Nam-ku and Buk-ku.

A Study on Motives and Effective Variables of Residential Mobility (주거이동의 동기와 영향변인 분석 -진주시 집합주택을 중심으로-)

  • The purpose of this study was to analyze the motives of residential mobility and variables which effect it through surveying questionaires of 240 housewives who lived in a tenement house. The analytical methods adopted in this study were factor analysis, one-way ANOVA, Duncan's multiple range test, multiple regression analysis. The SPSS+ program was used in analysis. The major findings were as follows: First, the motives were composed of 6 factors ; housing improvement, housing policy, accumulation of property, comfortable residential environment, educational environment, traffic convenience. Second, there were a significant differences in residential mobility according to socio-demographic and housing variables. Third, in analysis of variables which effect residential mobility, a housing improvement influenced by socio-demographic variables, an comfortable residential environment influenced by housing variables and also family life cycle was a variable that effect factors such as housing policy, accumulation of property, educational environment and traffic convenience.

Analysis on the Movement of the Creative Class (창조계층의 이동에 관한 연구)

  • The creative class is the class of workers whose job is to create meaningful new forms. Recently, much attention has been focused on the role of the creative class in regional development. Many policy makers have invested to amenities to attract more creative class into their cities or regions for regional economic growth. However, there are only a few studies about the migration of the creative class in Korea. The purpose of this study is to make an analysis of the movement of the creative class by using the 17th Korean Labor & Income Panel Study. According to empirical results, the creative class are more likely to move than the non-creative class. The characteristic of creative class who moved is related to married man aged 20s and 30s without own house. Also, there is the difference between determinants of migration of the creative class and the non-creative class. It was founded that the most important determinants of migration of the creative class are housing related reasons such as home ownership and job reasons. Relationship, convenient facilities are not important factors when the creative class make a decision to move.

  • 분산 환경에서 멀티미디어 서비스는 스트림 데이터의 특성 때문에 시간적 제약이 요구되며, 끊임없는 스트리밍 서비스를 제공하기 위한 동기화 및 실시간 전송 기술이 필요하다. 특히, 최근에는 이동성을 고려한 멀티미디어 서비스를 제공하기 위한 연구가 활발하게 진행되고 있다. 따라서 본 논문에서는 Mobile Proxy개념을 이용하여 위치 기반의 멀티미디어 서비스를 제공하기 위한 지원 환경을 제시한다. Mobile Proxy는 기존 서버의 부하를 줄이고, 사용자의 위치를 고려하여 동기화된 멀티미디어 데이터를 전송한다. 이를 위해 사용자의 위치는 위치 센서를 이용하고 동기화 지원을 위해서는 TMO 스킴 RMMC를 사용하였다. 우리가 제안한 지원 환경을 댁내의 주거자의 위치기반 오디오 서비스 시나리오에 적용하여 구현하고, 시뮬레이터를 통해 수행 과정을 보였다.

Moving Motivation of Senior Cohousing Inhabitants in Scandinavian Countries (스탄디나비아 노인용 코하우징 주민의 이주동기)

  • The purpose of this study was to find out the moving motivation of senior cohousing inhabitants in Scandinavian countries, which experienced change of typical nuclear family structure and higher vocational activity rates of women, earlier than East Asian countries. Cohousing schemes were evolved as an alternative housing to reduce housework for working women, and to reduce loneliness of elderly people by promoting active mutual relationship among inhabitants in the community. This paper described why the elderly moved to senior cohousing in Sweden and Denmark. The project was carried out by social survey. 935 postal questionnaires were sent from April to May 2002 to 28 senior cohousing communities throughout Denmark and Sweden. Of those, 536 replies (57.3%) were collected and analyzed by SPSS program. 19 moving motivations were discussed connected with the variables such as characteristics of residents, community-initiative, and dwelling size. As a result ideology of senior cohousing, wanting to be free from housing management and physical attraction of the building could be interpreted as main reasons to make inhabitants move to senior cohousing community. The important variables affecting moving motivation were found out as living situation and community-initiative. This findings could be used for some information to architects, designers and decision makers who intend to develope senior cohousing projects in the near future in Korea as well as Scandinavian countries.

  • As world trade becomes more active and expansive, job mobility has progressed correspondingly in growth. In particular, high-skilled scientists (including advanced-degree holders) now possess the option of various occupational and residential mobilities. We explain the "brain drain" by using two empirical examples. One concerns the U.S. experience of foreign-born Ph.D holders living and working in the United States. The other pertains to the Korean experience, where Korean-origin and foreign-born experienced scientists are actively recruited by the government. We also explore the necessary conditions for recruiting and keeping advanced-skilled scientists, the attainment of which will result in strong future economic growth.
