Evaluating the Supply Plan of Public Rental Housing under the Lee Myung-bak Government -focused on housing needs of tenants in private rental housing- (보금자리 임대주택 공급목표의 타당성 평가 -민간주택 임차가구의 주거소요 분석을 중심으로-)

  • The purpose of this study is to evaluate the supply plan of public rental housing under the Lee Myung-bak government. According to the supply plan, the government will supply public rental housings by 80,000 unit every year from 2009 to 2018, and achieve 12% as stock ratio in 2018. To evaluate the supply plan, this study analyzed housing needs of tenants in private rental housing by using the raw data of Korea Welfare Panel Survey(2008). The results are as follows: (1) It is difficult for the supply plan to meet the housing needs of tenants in private rental housing. (2) The link between supply plan and stock ratio target is weak. (3) To meet the housing needs, it is necessary to supply public rental housings by 107,000 unit every year for 10 years, and, in this case, the stock ratio will be 10% in 2018. In conclusion, this study proposed that the supply plan of public rental housing should be redesigned.

Analysis of Housing Welfare Service Situation and Demands for Improvement in Cheongju through Interviews of Housing Welfare Field Specialists in Public and Private Sectors (공공과 민간 주거복지 현장전문가 인터뷰를 통한 청주시 주거복지서비스 실태 및 개선요구 분석)

  • This study aimed to explore housing welfare service situation in City of Cheongju, Chungbuk, and assess demands for the service improvement through interviews of public and private field specialists in order to seek practical implications for enhancement of housing welfare policy and system in Cheongju. In December 2016, a series of personal and focus group interviews using semi-structured questionnaires were conducted to total 10 specialists who were currently providing and housing services. Major findings and implications are as follow. (1) City's own housing survey and database construction are in need for development and implementation of housing welfare service programs serving local needs effectively and efficiently. (2) The field specialists perceived importance of realignment of service system and to establishment of the Cheongju housing welfare center as a control tower of the services. (3) It is required to provide various opportunities to strengthen the specialists' competence through education, training and networking and to arrange persons in charge of housing programs in every community-level self-government. (4) The specialists showed their strong interests in introduction of diverse housing welfare services and programs.

Housing Characteristics of the Youth and their Determinants in Capital and Non-Capital City Regions (수도권 및 비수도권 청년층의 주거특성 및 주거특성에 미치는 영향요인 분석)

  • In this study, the housing-related characteristics of the youth are reviewed using data from the 4th - 14th Youth Panel Survey(YP2007) of the Korea Employment Information Service in the period 2010 - 2020. The factors that affect the characteristics of their dwelling are analysed. As a result, males, highly educated, and employed people are more likely to live in their own homes and apartments, but many of them seem to be living with their parents. On the contrary, economically independent young people tend to occupy their dwellings in the form of jeonsei/monthly rent and live in multi-family units, villas, and officetel. To support the youth in overcoming their key issues such as housing affordability, jobs, and marriage, so that they can play their roles, the cost of homeownership and rent should be tailored to their economic situations.

소 임신진단키트를 이용한 번식효율 증진

  • 한우의 번식에 있어서 번식효율을 증진하기 위해서는 정확한 수정적기의 선택과 수정 후 가능하면 조기에 임신감정을 실시하여 공태기간을 최소로 단축시켜 번식우의 효율을 증진하고 송아지 생산비를 줄여야 할 것이다. 임신감정은 일반적으로 인공수정사나 수의사가 직장검사를 통해 태아를 확인하는 방법이 있으나, 이 방법은 수정 후 50-60일 이후부터 가능하며 숙련자에 따라 진단율이 다르며 암소에게 스트레스를 주고 태아나 난소에 손상을 주거나 심하면 태아의 조기폐사 등의 부작용이 있으며 진단율도 2-3만원 정도 소요된다. 최근 임신진단을 현장에서 간단히 조기에 진단할 수 있는 새로운 방법이 개발되어 있어 소개하기로 한다.

A Study on the Characteristics of Area and Spatial Elements Based on the Building Size of Childcare Center (보육시설 평면사례분석을 통한 시설규모별 소요실 및 면적특성 분석)

  • The purpose of this study is to find out the characteristics of area and spatial elements according to the building size and provide the guidelines for space planning of the child care center. This study used the content analysis method and analysis was made on the floor plans for 51 cases and the floor plans were converted to Autocad drawings to analyze the area. The results of this study were as follows; 1) Child care centers over 70% were single-attached building types which made it possible for creating outdoor environments for children. However, most small-size centers which had under 50 children did not have the facilities for outdoor activities. 2) In terms of spatial elements, the basic spaces of the small-size center were the classroom, bathroom, kitchen, office and reference room. The medium or large size centers had extra rooms for special activities and service spaces in addition to the basic spaces. 3) Classroom area per child was 2.65 m2 on average. Space composition ratio on average for care, staff, and service was programmed by 57%, 9%, 34% respectively. Small-size center had relatively more care space when compared to the others. In the case of large-size centers, there was a tendency that service space was increased, but care space was decreased.

  • 교통혼잡의 묘사를 보다 구체적으로 하기 위한 Mesoscopic시뮬레이션 모형으로서 INTEGRATION을 소개한다. 모형의 기본구조가 설명되고, 특히 응용사례로서 경부고속도로 축을 중심으로 한 주거지역의 급속한 팽창으로 야기된 고속도로상의 교통대안을 평가하려는데 초점을 맞추고 있다. 교통대안은 혼잡을 완화시키는데 타당하고 기술적으로도 실현가능한 대안이 제시된다. 이러한 대안들은 거시 및 미시 모의실험모형을 통해 면밀히 분석 평가되며 또한 대안을 도출하고 평가하는 과정의 제시로서 교통량조사에 근거한 OD 도출, Subarea 네트워크 분석 및 통합된 네트워크 모의실험과 같은 새로운 기법들이 아울러 제시된다. 대안의 대부분은 네트워크 개선에 관련한 것이다. 반포 IC 진출입로 공사(Al), 위빙 제거를 기초로 한 서초 IC TSM(A2), 서초-양재 구간의 고속 저속 분리(A3), 헌릉 IC(A4)의 신설, 판교 JC 개선(A5), 백현 IC(A6)신설. 가장 자본 집약적인 대안은 A4, A6순이다. A1, A5, A6은 구간은 짧으나, 자본 집약적이며 어느 정도의 공사 기간이 소요된다. 가장 비용이 적게 소요되는 대안은 A2, A3이다. A2는 시행이 용이하나, A3의 경우 공사기간 중 교통분산 대책이 필요하다. A1, A6은 속도증가와 통행시간 절감의 측면에서 가장 비용대비 효율적인 것으로 분석되었다. 시뮬레이션의 한계 및 개선방안이 함께 검토되었다.

  • This study analyzed the influencing factors for urban redevelopment projects with a relatively long project duration in the context of Seoul's increasing urbanization rate and aging. Among the business areas that have been designated since 2005 and have been approved for the management and disposal plan of the entire Seoul area, 75 business areas have been set as targets. A hedonic price model was used to analyze the project area, economic, and locational characteristics as independent variables with the project duration from designation of zones to approval of management and disposal plans as dependent variables. As a result of the analysis, the smaller the project area, the larger the area occupied per union member, the larger the land price change rate, and the smaller the KOSPI index, the shorter the required period. This study has the distinction of empirically analyzing the effect of characteristic variables considering size and economic and locational characteristics on period. It provides implications that the area of the business area, the number of union members, and economic conditions should be considered when establishing a business area.

  • 구조물의 건전도를 평가하기 위하여 계측된 데이터로부터 구조물의 동특성 변화를 분석하여 손상정도를 추정하는 방법이 많이 사용되고 있다. 최근, 다점 측정된 가속도 데이터로부터 구조물의 고유진동수 및 모드형상을 추출하고 이를 초기값과 비교하여 손상탐지를 실시함으로써 손상위치 및 손상정도를 추정하는 기법이 활발히 연구되고 있다. 그러나 이러한 방법을 실제 적용하기 위해서는 계측시스템 구축에 많은 비용이 소요되며, 손상탐지를 위한 해석과정이 복잡하기 때문에 실시간에 가깝게 유용한 정보를 거주자에게 제공하는데 한계가 있다. 따라서 본 연구에서는 실용적인 계측유지관리 시스템을 구축할 수 있도록 구조물의 손상도에 따른 동적특성의 변화를 사전에 예측하여 실제 계측된 동적특성에 대한 관리 한계치를 제공하는 방안을 제시하고자 한다.

A Case Study on the Small House for one-person households (1인 가구를 위한 소형주택 사례조사 연구)

  • 우리나라의 가구 구조는 2010년을 기점으로 1인가구로 급격하게 변화하기 시작했다. 특히 도시지역에서 1-2인 가구가 현저하게 증가하고 있으며, 이에 따라 우리나라 도시지역의 주거문화도 아파트 중심에서 다양한 형태의 공간이 만들어 지고 있다. 이에 본 연구는 1인 가구를 대상으로 지어진 소형주택의 사례조사 연구이다. 문헌조사와 정보검색, 사례조사를 통해 소형주택의 개념과 유형을 살펴보고 한국의 소형주택 사례와 유렵과 일본의 사례를 선정하여 분석하였다. 연구 결과 소형주택의 소요가 증가하고 있으며 대부분의 소형주택은 효율적인 공간을 위해 스킵플로어의 형태로 지어지는 경우가 많았다. 이에 본 연구는 소형주택의 개념과 사례를 살펴보고 향후 소형주택 계획의 기초자료로서 의의를 둔다.
