In general, the modifications of the elderly housing have a direct influence on the "Quality of life" and "Aging in place" for the elderly. But until now, the elderly housing modification has been carried out separately on the elderly welfare category. It is very inefficient and inconvenient for the elderly. Therefore, it is necessary to have a comprehensive organization that includes the implementation of modifications. To provide reasons for this insistence, this study analyzed the previous research, legal system guidelines, and others related things. And it researched the perception of the comprehensive institution and the need for housing modification through the recognition survey of the elderly and the early elderly. The study found that the current domestic legal system does not have an integrated system to carry out the entire process of applying and implementing the elderly housing modification. On the other hand, the results of the survey showed that the elderly hoped to introduce a comprehensive and user-friendly institution for housing modification.

  • For the quality of life and independent living of the disabled, government has provided financial supports for housing renovation and improvement projects for the disabled. However, there is a limited budget which should be properly distributed for a number of disabled families. Therefore, it is important to decide which parts should be improved for housing renovation for the disabled. Financial and administrative supports for the renovation should improve housing conditions in terms of accessibility (barrier free) and should bring the better comfort for the disabled. The purpose of this study was to describe the characteristics of the housing renovation projects, to investigate whether the renovation influence occupants' satisfaction, and to examine which factor such as renovation cost and renovation elements would influence the degree of satisfaction for residents with disabilities. Participants of this study are limited to the recipients of financial supports for housing renovation and refurbishment from City of Seoul and Ministry of Health and Welfare. A total of 153 cases were analyzed using post occupancy survey and the project cost data for the participants' housing were collected. Housing type and physical condition of the housing affects cost for renovation more significantly. Overall the improvement cost is positively related to resident's satisfaction using regression analysis. In addition, it is important to meet the residents specific needs for repair, refurbishment, and renovation of housing.

  • Folk villages have higher historic and cultural values than other villages and contain considerably many traditional elements today. In Korea, there are seven folk villages that are under the protection of the Cultural Properties Protection Act. Unlike other kinds of tangible cultural assets individually appointed according to the act, those folk villages are protected by the act in entirety including the houses and auxiliary structures inhabited and used by the villagers. Since the act covers the entire villages, the residents are not allowed to repair or renovate their structures and accordingly suffer from huge limitations in everyday life with housing life under the biggest restrictions. Being appointed as a folk village is positive from the perspective of preserving the village. However, it is negative to the villagers because of the limitations to their housing lives. While common people lead a convenient life by the introduction of high technologies in modern society, they do not get to benefit from such technologies for the cause of preserving the traditional culture. Upon the appointment, they are subject to all sorts of building regulations and under huge direct and indirect influences of those regulations across many different aspects of life including housing life. Thus the residents of folk villages do have many complaints about the act. It is only natural that there occur conflicts between the state, which tries to preserve the traditional culture according to the act, and the residents, who pursue convenience in life. At the same time, it is natural too that the residents have the desire to pursue convenience in daily life. Thus they renovate their houses illegally. The government agencies are aware of that, however, it is not right for them to enforce the act and restrict their daily lives. Their tacit approval of such illegal renovations is the product of compromises between the residents' right to their private property and the state's policies of cultural asset protection. The residents try to renovate their houses within the limit that will not call for legal restrictions from the government agencies. The government allows for renovations as long as they are within the minimum limit. It is the result of efforts for the state and the residents to stitch up and compromise their own complaints.

To improve the living environment of elderly, an appropriate plan for customized home modification is needed upon the personal contexts. The purpose of this study is to explain the sequence and to build an insight on customized home modification for vulnerable single elderly. It is a case study based on single target that includes 6 months of execution period deeply seeking the appropriate plan for implementation. The target is a male elderly aged 74 living in a single story detached house. The various research methods are applied in this study including exploratory, participatory, action and trade-off preference researches. The result shows that plan for home modification is complex outcome of interlocking uniqueness between residence environment and resident situation. If customized modification is targeted for residentially vulnerable social group, more sensitive approach aiming for the highest result is required due to financial constraint. To conclude, comprehensive understanding of overall circumstances of a dwelling, a resident and various stakeholder is essential throughout the process. Since the aging-in-place of elderly cannot be achieved without self-sustaining living environment, customized home modification should be a tool to meet housing suitability. It is important to strengthen the experts and future workforce with networks of local residents to share opinions and appropriate plans.
