A Case Study and Analysis on Reasonable Construction Period and Appropriate Number of Persons for Works According to Reconstruction (재시공발생에 따른 적정계약공기 및 적정출력인원 추정에 관한 사례조사 및 분석)

  • The purpose of this study is presume that reasonable construction period of constract and appropriate number of persons for works according to reconstruction. This study is presume reasonable construction period of constract and appropriate number of person of reconsruction with a case study out of apartment R.C construction. The result of this study are as follows: 1. In case of four building of apartment Resonable constrution period: 750days$\sim$800days, the average(1day) number of persons under working: 63.5 persons. 2. In case of four building of apartment Resonable constrution period: 850days$\sim$900days, the average(1day) number of persons under working: 100.6 persons. 3. In case of four building of apartment Resonable constrution period: 1000days$\sim$1050days, the average(1day) number of persons under working: 145.0 persons.

Improvement of the Calculation Standard for Prolongation cost of Domestic Public Construction Project (국내 공공 공사 공기연장 간접비 산정 기준 개선방안 - 국가계약법 및 지방계약법 산정기준의 비교 고찰 -)

  • Recently, a research regarding calculation of construction time extension-oriented incidental costs has been intensively suggested in quantitative aspect and recent studies on system improvement has been made continuously. In the case of Domestic Public Construction Works, State Contract Act is applied when the client is government whereas Local Government Contract Act is done when the client is local government, but more meticulous study is required because improvement plan is not proposed even there is a clear demand for improvement of these problems on calculation standard. Thus this study suggested appropriate standard by comparing each the calculation standards followed by 'State Contract Act' and 'Local Government Contract Act', considering the problems accorded, and analyzing field cases. Calculation method of other expenses was differently regulated as the revision of each regulation, and this demonstrates that there is a difference of actual cost from 12.37% to 24.95%. It is shown that less cost of construction time were calculated than actual cost according to a problem of calculation method by State Contract Act as the rate at the time of contract to be applied in other expense rate. This study suggested the rate against incidental cost and the rate of other expense per day against total construction cost as an appropriate rate calculation for other expense based on field database.

A Study on the Improvement of Long-Term Continuing Construction Contracts Dispute Using FGI (FGI를 활용한 장기계속공사계약 분쟁 개선방안 기초연구)

  • Given that most government contracts are based on a fiscal year, long-term continuing construction contracts require appropriate provisions as significant amounts of budget is supposed to be invested for several years. This study drew problems and improvements of the long-term continuing construction contracts by analyzing the contents of FGI and list of construction order. We found that a number of problems, such as the mismatch between laws and enforcement decrees, difference in calculating overheads due to the extension of construction period, many construction orders that are hard to see as budget efficiency and over investment in the final annual contract, were tangled up in the process. To solve the problems mentioned, we suggested several improvements as follows: (1) effect of total construction period and total amount should be guaranteed by a law, (2) it is suggested that the scope of long-term continuing construction contract is determined by a law, and (3) it should be clear about the calculation of overheads concerned with the extension of construction period as well as the estimation of construction period to prevent over investment in the final contract.

  • The appearance of the large distribution facility of large enterprise putting first reaches get to the various effect until change of leisure life and life pattern of the consumers from the distribution industry of the interior of a country. Competition of the distribution facility upgrade of the distribution facility and it shows the aspect which becomes the semi-department store, and construction cost is appearing different in proportion to each form or scale. Therefore, purpose of this study was to facilitate amicable construction progress between the owner and the builder through estimating the proper construction cost. This study investigated and analyzed the actual cost of 15 domestic distribution facilities and these datums were used to estimate the proper construction cost. This cost shows that from new project accomplishment through analysis of prediction construction cost for feasibility study from initial plan and design step and can be utilizable elementary data bH decision method to whether or not to propriety of distribution facilities business.

  • The main purpose of Construction Management(CM) is the improvement of efficiency and effectiveness of the project with construction methodologies systematically and technically. This pilot project Dong Myeong Service Area and Gas Station project among 5 projects designated and supervised by Ministry of Construction and transportation(MOCT), is to reduce cost, to maintain and control schedule, to keep proper quality, Claim and Risk through Partnering, Design Review, Constructability, Value Engineering and Project Management Information System(PMIS) and so on. Major factors of CM Plan are introduction of the phased and classified Construction Management Services from initiation of project to completion and adaptation of CM technologies and guide the implementation methodologies of the CM Pilot Project in CM construction market.
