  • 그동안 국민들의 재테크 수단으로 부동산이 많은 각광을 받아 왔다. 하지만 소액의 자본으로 부동산 투자를 생각하는 사람은 그리 많지 않다. 그 이유는 여러 가지가 있겠지만 부동산 투자에는 금융자산보다 세금, 부동산수수료, 전문가비용 등의 거래비용이 훨씬 많이 들어가기 때문이다. 또한, 이러한 거래 비용 중에서 가장 큰 비중을 차지하는 것이 세금이다. 모든 자산의 재투자 수익률이 비슷해지고 있는 시점에 세금에 대한 이해 없이 부동산 투자를 하려는 것은 '밑 빠진 독에 물 붓기'가 될 수 있다. 이번호부터 8회에 걸쳐 일반인들이 가장 궁금해 하는 부동산 관련 세금에 대해 알아보겠다.

A Study on the Influence of Securities on Corporate Financing Behavior in Financial Markets (금융시장에서 담보가 기업의 자금조달선택에 미치는 영향에 관한 연구)

  • This paper suggested a theoretical model, in which a security-based(secured loan, non-secured loan) credit agreement determines the form of corporate cost function through a loaning company's cost minimization in the light of a company which behaves monopolistically in product markets. Also, this paper analyzed the influence of a corporate credit agreement on market equilibrium, and economic welfare in product markets. As a result, it was found that in case a company, whose equity capital is small, implements borrowing based on a secured loan from a financial institution, the company comes to face borrowing restraints, in which the company has no choice but to get a loan within the scope of securities. When a company offers its capital goods, i.e. a production factor, as a security, there occurs a distortion to the production factor input ratio. Meanwhile, when a company comes to get a loan based on an unsecured loan, for which the interest rate is high, marginal cost rises; accordingly, the company comes to choose a credit agreement aiming at maximizing its profits. However, a company's choice of a credit agreement is not quite desirable from a consumer's viewpoint, and from the whole economic point of view; overall, such a choice is likely to aggravate economic welfare.

  • This paper describes the design of sample of the survey on the trend of house prices in city areas. The purpose of this research is to increase the precision of house price index in 39 cities and to provide with an accurate house price indes. The sample is selected in the stratified two stage sampling. In chapter 2, review and discussions are given on the sample design now in use. In chapter 3, we describe the sample size and the stratification, the house price index and error, and the substitution of sample. Finally we consider on problems of the sample design and some alternatives to solve them.

Project Financing의 자금재조달(Refinancing)에 따른 효과 분석 - 우리나라 SOC민간투자사업 중심으로 -

  • 프로젝트 파이낸싱은 프로젝트 자체의 사업성과 프로젝트 현금흐름에 근거하여 발생하는 수익을 담보로 사업자금을 차입하고 운영 시 발생하는 수익으로 대출금을 상환하는 재원조달방식이다. 이 금융기법은 주로 광산 및 천연자원개발 사업에서 수 백년동안 이용되어 왔으며, 우리나라의 경우는 대규모 SOC민간투자사업에서 주로 활용하고 있다. 최근 우리나라 SOC민간투자사업에서는 기존에 정부와 민간사업자간에 체결하였던 실시협약 상의 재원조달 구조를 새롭게 변경하거나 유리한 금융기법을 이용하는 사례가 빈번히 나타나고 있다. 본 연구는 우리나라에서 프로젝트 파이낸싱 기법으로 어떻게 SOC민간투자사업에 투자하고 있는 지 분석하고 현황을 파악하였다. 또한 민간투자사업의 자본구조와 Refinancing의 발생사유를 분석하였으며, 광주제2순환도로, 신공항고속도로, 천안논산고속도로 민간투자사업에서 Refinancing 사례도 분석하였다. 그리고, Refinancing에 대한 효과가 어느 정도 인지 측정을 하였다. 결론적으로 Refinancing 효과가 사업에 대한 수익성을 높이는 효과와 부채비율이 높아져 운영위험이 증가하는 것을 실증적으로 보여주었다.

Volatility of Urban Housing Market and Real Estate Policy after the IMF crisis (도시 주택시장의 변동성과 부동산 정책의 한계 : IMF 위기 이후 서울을 중심으로)

  • The urban housing market in Korea, especially in Seoul and the Capital region, has been revitalized with massive urban (re)developments and expanding real estate finance after the IMF crisis. This brought about a boom of housing price during the mid-2000s, which has been virtually stabilized by strong regulation policies of the previous government. But with impacts of the recent international financial crisis together with some inherent problems, the housing market of Korea faces with a worry of collapse in relation with the financial market volatility and the serious depression of real economy, and hence the current government attempts to implement strong deregulation policies on the housing market. In this paper it is argued that this kind of volatility of urban housing market seems to be caused by strategies of capital which involve continuous massive urban (re)development, residential segregation and appropriation of monopoly rent(or capital gain), and fictitious capitalization of real estates and integration of real estate market and financial market. In these reasons, the current tendency of urban housing price shows a slow downward, which seems to give the current neoliberal government a rationale for deregulation policies to prevent the downward tendency. But this paper suggests that such a slow downward of housing price shift would have positive effects on the housing market in particular and social and economic situations in general, and hence an alternative housing policy is required to realize such positive effects.

  • Most of the preceding studies related to Internet Primary banks are studies on laws, regulations, and expected effects of introduction, and studies on financial consumers' intention to switch to financial services are insufficient. Apply to the PPM(Push-Pull-Mooring)theory to find out the factors that influence financial consumers' intention to switch services from commercial banks to Internet Primary banks. A survey was conducted service users, 1st-order and 2nd-order factor analysis were performed using Smart PLS 3.0. As a result, it was confirmed that the Pull, Push and Mooring had a positive (+) effect on the Intention to Switch, and the Mooring, which is a moderating variable, did not have a moderating effect on the Intention to Switch of the Push and the Pull. The scope of application of the PPM theory, which was used in the service conversion research, was extended to Fintech services, and it can provide various practical useful implications, such as the strategy and spread of Internet Primary banks, and it will be used in various studies to study consumer attitudes.

Transmission of Chinese Monetary Policy Shocks: Evidence from Korea (중국 통화정책 변화가 한국에 미치는 영향)

  • As the trade linkages and the financial relationship between China and Korea grow stronger, China's influence on Korea is also growing larger. Therefore, it is meaningful to examine key features of Chinese monetary policy operations and the current situation, and to analyze the transmission mechanism of China's monetary policy shocks onto the Korea economy. China's monetary policy shocks can have an impact on the Korea economy through the trade, financial and oil-price channels. In the trade channel, an expansionary Chinese monetary policy can increase Korea's exports of intermediate goods to China under the vertical trade structure, via the vertical trade integration effect. Meanwhile, the expenditure switching effect and the income demand effect show no statistical significance. In the financial and oil-price channels, expansionary Chinese monetary policy shocks can decrease the interest rate and increase both stock prices and the consumer price index in Korea through changes in global portfolio capital flows, interest rates, and raw material prices.

A Study on the Determination Factors of Service QualitY for Local Nong-Hyup. (지역농협의 금융서비스 품질결정요인에 관한 연구)

  • After IMF crisis in late 1997, the environment of banking industry has become competitive. To survive in this circumstance, the Local Nong-Hyup is needed to understand the customer's needs and improve the service quality. To achive the purpose, two methods were employed in this study. The first corvered the review of related literature on service. The second adopted field survey approach for data. The study model was developed using Venkatakrishnan & Jagannathan's "An Enhanced Model for Measuring Service Quality" model and details of study as follows. 1. What is the determination factors of service quality for Local Nong-Hyup. 2. Are there differences between "service perception" and "service expectation" for Local Nong-Hyup. 3. Does banking service determination factor of Local Nong-hyup affects customer's satisfaction. 4. Does banking service determination factor of Local Nong-hyup affects customer's repurchase. 5. Does customer's satisfaction for Local Nong-hyup relates repurchase. The samples of this study were extracted at random from the customers of Local Nong-hyup. The results of the questionnaire were analyzed to do frequency analysis, factor analysis, t-test, regression analysis, cross sectional analysis using SPSS Win 10. The results are as follows, First, as determination factors of service quality for Local Nong-Hyup "Reliability, Empathy, Tangibles, Convenience" were extracted by factor analysis. Secondly, using t-test, it was found that there are factor's gap between service anticipation and service perception. Thirdly, using regression analysis, it was found that except Convenience factor, Reliability, Empathy and Tangibles factors affect customer's satisfaction. Forthly, using regression analysis, it was found that all the factors affect repurchase. Finally, using cross sectional analysis, it was found that customer's satisfaction and customer's repurchase correlate.

The Effects of Housing Wealth on the Balance of Elderly Household Accounts (주택자산이 고령자가구의 재정수지에 미치는 영향)

  • This study analyzed the effects of housing wealth on the balance accounts of elderly households with an age of over 60 facing the asset decumulation period, capitalizing upon an ordered logit model for the 2011 household finance survey data. Out of some variables representing personal and social characteristics, the age and waged worker variables had a positive effect, but the number of household, low education level, living in the apartment and capital region variables negatively affected the balance accounts of elderly households. Some variables reflecting economic wealth and financial strategies such as the attitude of risk-taking, ordinary income and the ratio of financial assets had a positive impact, but other variables such as DSR did a negative one on the balance accounts of the elderly households. The ownership of housing wealth variable positively, but the ratio of housing assets variable negatively affected the balance accounts of the elderly households, which could be derived from the duality of housing as both consumption goods and assets. However, the ownership of other real estates and the ratio of them in the total assets variables had a negative impact on the balance accounts of the elderly households. Furthermore, since the financial asset-debt ratio worsened the balance accounts of the elderly households with both housing and other real estates, it is implied that the purchase of real estates with excessive bank loans could make them dangerous.
