Analysis of Heating and Cooling Energy Consumption in Rental and Sales Apartments in Busan (부산시 임대아파트 및 분양아파트의 냉난방에너지 소비량 분석)

  • This study analyzed the energy consumption differences between rental and owner owned (purchased) apartments in Busan, South Korea during the cooling and heating seasons. Analysis revealed that the average electricity consumed for cooling was 2.5 kWh/m2·yr for rental apartments and 2.3 kWh/m2·yr for purchased apartments, a difference of 0.2 kWh/m2·yr. The average electrical heating energy consumption was 3.3 kWh/m2·yr for rental apartments and 2.2 kWh/m2·yr for purchased apartments, a difference of 1.1 kWh/m2·yr. It was estimated that the use of electric blankets and heaters was higher in rental apartments than purchased apartments resulting in higher electrical heating energy consumption. The average gas heating energy consumption was 7.0 kWh/m2·month for rental apartments and 6.8 kWh/m2·month for purchased apartments. When electricity and gas usage was combined for heating, the average total heating energy consumption was 10.3 kWh/m2·month for rental apartments and 9.0 kWh/m2·month for purchased apartments. This indicates that rental apartments consume 1.3 kWh/m2·month more energy than purchased apartments during heating season. Overall, rental apartments consume more energy than purchased apartments during both the cooling and heating seasons.

  • 1994년 저소득층에 대한 주택 공급 문제를 해소하기 위해 마련된 국민주택기금의 운용방침으로 인해 부도 임대아파트를 양산하고 서민들의 피해가 속출했다. 부실한 민간 시행사가 부도가 나면서 임대보증금을 보호받지 못하는 사태가 초래되자, 정부가 관련 법안을 제정했는데 이를 해결하기 위해서는 특별법을 제정해야 한다는 주장이 나오고 있다. 부도 임대아파트의 문제점 등에 대해 알아본다.

Factors Influencing the Depression of Residents in Permanent Rental Apartments (영구임대아파트 주민의 우울정도에 영향을 미치는 요인)

  • This study was carried out to find out the factors influencing the depression of residents in perment-rental apartments. The sample consisted of 446 residents in the ages of over 19 but under 60 years old living in permanent-rental apartments in G cities. 74.4% among the permanent-rental apartment residents were found to be in the state of depression with 33.9% in severe depression. From Enter multiple regression analysis, it is revealed that self-esteem, health condition, age, life satisfaction, and problem drinking are the critical factors influencing the depression of perment-rental apartment residents. It is recommended that depression prevention programs for the residents in perment-rental apartments be developed in consideration of the critical factors identified from this study.

Korean University Students' Preferences for the Rental Apartments and Housing Location Factors - Comparative Analysis between Korean and US University Students - (국내 대학생들의 임대 아파트에 대한 인식과 주거입지 선호 특성에 관한 연구 - 미국 University of Washington 사례와의 비교분석 -)

  • This paper aims at, firstly, analyzing the preference of rental apartment owned by real estate companies, and the characteristics of housing location factors which Korean university students prefer, secondly, examining the effect of location factors to housing preferences. Especially, comparative analysis between this study and US students' precedent case study are used, in order to derive the implications about the housing policy. The main results of this study are as follows. Firstly, according to the questionnaire survey results, a great part of Korea and US university students prefer rental apartments owned by real estate companies as next housing after graduation. And a meaningful part of them prefer rental apartments owned by real estate companies as permanent housings. Secondly, according to factor analysis, five new factors such as (1) housing condition, (2) facilities and management, (3) neighborhood, (4) reputation and policy, (5) accessibility are extracted. Finally, according to logistic regression analysis, "facilities and management" and "reputation and policy" factors influence the preference of rental apartment. Therefore, provisions of "facilities and management" and "reputation and policy" factor are important to activate rental apartments owned by real estate companies for young generation.

Analysing the Relationship between the Preference on Shared Transport Service and the features of Rental Apartments (임대아파트 특성과 공유교통서비스 선호간의 관계 분석)

  • MaaS, which provides all-in-one service for comfort mobility for customers, has been popularly researched and developed mainly in Europe. Even in Korea, the research on MaaS is also carried out which is fit to the mobility environment and needs of Korea. Korea Land & Housing Corporation(LH) also carries out research on MaaS called 'Integrated Mobility' for the residents living in LH public apartments. This study categorised the around 800 public apartments into 12 groups based on 3 key characteristics, then analysed the preference on shared-transport services by the residents of representing apartments for the each group using C&RT method. The results show that the preference on shared-transport services such as car-sharing and ride-sharing (carpool) were higher in the apartments which are located in medium or small cities or lived by the more handicapped resident groups in mobility such as the elderly. The study suggests the method to analysis the relationship between residents' preference on shared transport services and bounded ertain areas such as apartments or districts and then to introduce shared transport service fit to target areas.

Alcohol Status and Related Factors of Drinking Problems among Residents at Permanent Rental Apartments (영구임대아파트 지역주민의 음주실태와 음주문제 관련요인)

  • The purpose of this study was to identify alcohol status and related factors of drinking problems among Residents at Permanent Rental Apartments in Incheon. Data was collected from 20 August 2012 to 28 September 2012, and the 663 subjects were analyzed using SPSS 18.0. The data was analyzed by using descriptive statistics, chi-square test and logistic regression. As a result of survey, alcohol consumption was low, but prevalence of alcohol was high. From the logistic regression analysis, age(less than 40), unmarried, drinking reason for habituation, insomnia, anxiety, unemployed and interpersonal relationships were associated with in drinking problems of the residents of permanent rental apartments. Considering of these variables, the future research is necessary to provide an individual approach based on problem drinking level as well as to provide a proactive approach and policy development for of permanent rental apartment residents.

  • The development project of a public rental housing require the accurate and systemical feasibility analysis for the successful performance owing to the long project duration. But, the item and procedure of the existing feasibility analysis are not standardized and the correlation among each of items is not clear. Therefore, analysis has much difficulty. The purpose of this study is to present the basic data for the modeling of the feasibility analysis system, through the domestic public enterprise-oriented survey and interview and collection of the report about the feasibility analysis.

  • Most old apartment housing have been replaced with new ones by means of the reconstruction. But with the change of the construction environment, remodeling is introduced as a new alternative for the replacement. Remodeling is expected to reduce national loss owing to the early reconstruction of old apartments resulted from economical and functional deterioration. But there still remains a lot of problems to be first solved for Remodeling. One of those is to figure out how to perform an economic feasibility analysis effectively. The researches of remodeling done under the rally stage are not sufficient in economic feasibility for apartment housing. Therefore, this paper suggests an effective method for the economic evaluation of remodeling projects focusing on a rental high-rise apartment.

Resident's Assessment of Automated Vacuum Waste Collection System in New Public Housing Estates (신규 공공주택단지의 생활폐기물 자동집하시설 이용에 관한 거주자 평가 분석)

  • This research is to explore resident's assessment of the Automated Vacuum Waste Collection System (AVWCS), which is devised to attain sustainability of residential environment. A number of AVWCS has been installed in Gyeonggi Province, so 283 households in 11 new public housing estates of 5 cities participated in a self-administered questionnaire survey. The data collected from 133 respondents in for-sale housing estates and 150 participants in rental housing estates, and the primary findings were as follows: a vast majority of both owners and renters had neither been aware of nor used the system before moving to their current housing estate. Also, most of the respondents learned how to use the AVWCS from on-site housing management staff, and the learning among renters was greatly delayed. Renters were in stronger favor of the system than owners, and their satisfaction was greater than the counterpart. Although few items were unsatisfactory, many emphasized that AVWCS should be augmented with user-centered, environmentally friendly features, and also they viewed that the system would substantially contribute to sustainable urban environment.
