일본 서비스제공 고령자주택의 도입배경 및 시설 특성 (Background and Facility Characteristics of Service Attached Elderly Housing in Japan)

  • Purpose: This study tries to explore and analyse Service Attached Elderly Housing of Japan in order to prepare new elderly housing type effectively for aged society of Korea. Service Attached Elderly Housing was introduced in 2011 and it includes existing elderly housing of Japan such as Designated Elderly Housing, Elderly Friendly Housing and Superior Elderly Housing. Methods: Historical transition of Japanese elderly housing and background of the introduction of Service Attached Elderly Housing have been reviewed first. Thereafter research team visited to 3 elderly housings of Japan providing elderly services such as elderly care, meal, cleaning, washing, safety check, entertainment, etc. Based on the literature survey and field trip, the characteristics of Service Attached Elderly Housing have been drew out. Results: As the characteristics of Service Attached Elderly Housing of Japan, mixed use facility, community based housing, generation mix, barrier free design, and provision of daily life service for the elderly have been identified. Implications: Not only physical consideration including Universal Design but also elderly services such as elderly care, meal, housework, safety check, entertainment and so on are necessary for the supply of elderly housing.

일본 대규모 노후주거단지의 재생 정책: 타마 뉴타운과 쿄호쿠 뉴타운을 중심으로 (Aging issues and revitalization policy in Japan's New Towns: Tama New Town and Kohoku New Town)

  • This study aims to investigate the urban regeneration policies in Japan especially focusing "New Town" regeneration. New Town projects were launched in major Japanese cities, aiming to form a designed urban housing area and a mass supply of quality housing, in order to solve the lack of housing and urban sprawl which became a serious issue due to the over-concentration of population and industries in the city during the period of rapid economic growth. Tama New Town and Kohoku New Town are well-known development projects in 1970s and 80s; They attract wide attention again as urban regeneration policies focusing on a Smart city as well as Private-Public Partnership.

  • Many Japanese came to Kunsan and Many Japanese houses have built there in 1900's. Korean have lived in the house according to Japanese's leaving after restoration of independence. This study is purposed to prescribe remodeling of the house by case study, through interview, survey and taking photographs. Threre are lots of changes of the location, facility and interior material of the parlor, kitchen and entrance door of the houses. After Korean dwelling at the house, all of the houses have changed according to difference of life style between two peoples, change of every aspect of life, economic factor and so on. And the one of the principal cause of these remodeling is a facility development.

  • 리모델링은 노후화, 진부화된 특정건물의 기존상태에서 노후화와 진부화를 극복한 새로운 상태로 변화시키는 건축행위이다. 또한 리모델링은 건축물의 물적 사용 연한을 증가시키기 위한 수단이기도 하지만 사용상의 변화 즉 사회요구변화, 용도변화, 기술의 발달 등의 변화에 대응하기 위한 방안이라고도 생각할 수 있다. 리모델링 공동주택의 성능평가는 우선 리모델링 전 후의 주택 성능과 상태를 파악한 후 그 차이를 비교하여 성능향상 정도를 객관적으로 나타낼 수 있어야 한다. 이에 본 연구는 공동주택의 리모델링 전후의 건축물 변화를 객관적으로 평가할 수 있는 평가체계를 제시할 목적으로 국내 외 및 일본의 성능평가 및 성능인증 제도를 비교 분석하여 리모델링 공동주택의 성능평가체계를 구축하고자 한다.

일본 "대문형 나가야" 주택의 변용과 그 원인에 관한 연구 (The Research on the Changes and their Causes in the Space Planning of Gate-Type Nagayas in Japan)

  • Nagaya is one of the traditional Japanese housing types in which multiple houses are attached together. In Nagaya, walls are shared by several houses but entrances are privately owned by houses. Nagaya consists of many wooden houses for common people located in parallel with narrow alleys between them. Nagaya was one of the representative housing types in Japanese architectural history. This research is to study the background of the origination of Nagaya in Japan, the characteristics of space and land planning, the features and causes of the changes in the space and land planning. In this research, we observed and analyzed unit plans of a block of gate-type Nagayas in Hanan, Osaka. The results are as follows. First, as the inner alleys(Roji) are closed, the number of entrances to each housing lot decreased from two to one since one entrance that used to be open to inner alleys(Roji) are permanently closed. Second, walls between streets and housing lots which used to be one of the outstanding characteristics of gate-type Nagayas are disappearing. Third, as the bathrooms are added to houses, the front gardens are being degraded to empty spaces or sometimes totally removed. Fourth, the space in the first floor of houses become family spaces, and that in the second floor is divided into private rooms for individuals.

일본 육아지원 공동주택 인증사례의 계획요소 특성에 관한 연구 - 일본 요코하마(橫浜)시의 사례를 중심으로 - (A Study on the Characteristic of Architectural Planning Elements of Child Care Support Apartment in Japan - Focused on the Cases Located in Yokohama City -)

  • The purpose of this study is to analyze the contents and assessment items in the certification criteria for Child Care Support Apartment program in Japan that is implemented mainly by local authorities with a view to provide information that could be used as reference in enhancement of the residential environment. For this purpose, the architectural planning elements for individual residence units and the public spaces of the Child Care Support Apartment Certification programs in effect in Yokohama city were identified and analyzed. In spite of the recent trends in Korea, in which the residential services are more diversified and segmented in consideration of the needs of the residents and the increased interest in child care in general, the literatures that addressed the direct relationship between childbirth and residences are scarce, and it is anticipated that the result of this study would be of contribution to provide a hint in direction for improvement of residential environment with child support programs.

  • Universal design has been disseminated as one of major paradigms in the 21st century throughout the world. Its definition and range of application have appeared somewhat differently from countries and cultures. Japan has been coping with aging phenomena in societies population, and now became aged society. Therefore, universal design has been a big social issue and its design development has tendency of focusing on design for the elderly population. Currently, Japanese housing in its aging society has shown various experiments to provide the elderly with safe and supportive environment to maintain and promote quality of their lives in conventional life settings. Korea already began to undergo this aging process, and now it's in aging society. This means especially designers need to show up their creativity to let design function as a means of social intervention. Therefore this research showed the range of universal design characteristics appeared in current Japanese housing market.

  • 급격한 경제성장과 함께 도시의 인구 집중으로 주택 문제의 해결을 위해 대규모 아파트 단지가 들어섰고 현재도 그 수가 계속 증가하고 있다. 반면 경년이 오래 된 아파트의 경우 노후화로 인한 문제 해결을 위한 수단으로 정부차원에서 리모델링을 유도하는 정책에 의해 리모델링에 대한 관심이 높아지고 있으나 그에 따른 기술적 제도적 뒷받침이 부족한 형편이다. 리모델링의 성과를 객관적으로 평가할 수 있도록 리모델링의 특성과 사회적, 문화적 요구를 수용할 수 있는 리모델링 성능평가에 관한 연구가 필요하다. 본 논문에서는 국내 주택성능평가표시 제도와 일본의 기존주택 성능평가 항목을 비교하여 리모델링 공동주택의 성능평가를 적용하기 위한 방안에 대하여 연구하였다.
