  • There are many plans of the high-rise buildings these days in domestic and will be constructed from now on. It is required to develop energy saving techniques immediately because the high-rise buildings consume a lot of energy. The most effective energy savings method is the application of the efficient lighting designs and fixtures. The purpose of this study is to analyze a trend of lighting design, fixture and control system between overseas and domestic. It can be used the guide line for the high-rise buildings in domestic application.

Forecasting and Prolonging Method of Optimum Economic Life for Office Buildings using Life Cycle Cost (LCC분석에 의한 오피스건축물의 최적경제수명추정분석 및 장수명화에 관한 연구)

  • The purpose of this study is to estimate and analyze the optimum economic life of office buildings in consideration of their LCC (Life Cycle Cost), and thereby, explore the ways to manage the outlived office buildings economically. In estimating the economic life, initial investment cost and maintenance cost are taken into due consideration. For this study, those office buildings in Yeouido and Mapo region were sampled. The surveyed details were reduced to unit area to calculate a unit value, and then, their optimum economic life was estimated using LCC. Five alternatives for management of outlived office buildings were compared in terms of reconstruction or rehabilitation cost.

The Effect of Eco-friendly Characteristics on the Price of Office Buildings (친환경 특성이 오피스 빌딩 가격에 미치는 영향)

  • The purpose of this study is to analyze the effect of eco-friendly building certification grade on the price and cost of office in Seoul office building. For this purpose, multiple regression analysis is used to examine the prices of buildings. In order to identify the effect of environmental cost reduction of buildings with high eco-friendly certification, we also performed LCC (Life Cycle Cost) + LCA (Life Cycle Assessment) analysis. Results of our analysis show that office buildings with a higher level of eco-friendly certification are priced significantly higher. Through LCC analysis, it was also found that buildings with high levels of eco-friendly certification cost less than those with lower-level certification. Furthermore, it was confirmed that office buildings with higher-level environmental certification have total lower environmental load costs (TCA = LCC+LCA) than buildings without certification. According to the TCA analysis, buildings with a high level eco-certification generated lower social costs than buildings with lower-level or no certification.

  • The importance of performance-based design feedback is being emphasized when it comes to the potential impact that affects all the lifecycle of the building. However, the latency and disconnection of domain expert in the sector of AEC/FM remain current obstacles between design and performance feedback. It is hard to utilize performance feedback information for design exploration and support design decision making during the conceptual phase of design. Using parametric design, this paper proposes various design alternatives from a set of rules and constraints defined by algorithms for the geometric configurations of an Office Building. A Building Performance Analysis (BPA) was to developed using Autodesk® Revit® 2019 which integrates Autodesk® Green Building Studio® to predict its sufficient daylighting conditions of the LEED v4's Daylighting Autonomy (DA). The parametric-based performance feedback of this study outlines potential design improvements for further exploration in application to the early design process.

  • Daylight is an important component for human and energy saving. Also, available daylight in inside provides positive influence on psychological and physiological aspects as well as good visual environment. It is important to lighting design for office building not only designing for artificial lighting but also using daylight for energy savings. Therefore, lighting designers and architectures must consider the effects of the daylight for human environment and energy savings. The BIN Method is one of the methods to predict energy savings using computer simulation but it spends more time than expectation. So, this study performs to simulate a simple space using the RADIANCE for examination and simplification of the BIN Method.

Evaluation on Usability of Space in Leed-Certified Office Building (친환경 인증 오피스 건축물의 공간 이용성 평가)

  • The purpose of this study was to evaluate the usability and satisfaction of space to which positive elements in Leed-Certified Office Building are applied. The study was conducted using the three-step approach. The first step was to understand the building and identify the issues which included the analysis of floor plans, documentations, and the interview with designers and facility managers. The second step was FGI(Focus Group Interviews), which were conducted with mixed employees of rank and location of workplace. Finally, a web-based questionnaire survey was conducted on the 319 executives and employees. Methods of analysis used were quantitative analysis of questionnaire, qualitative analysis of open ended free-answer, and FGI in the second step. Satisfaction, preference, and comfort level were studied using cross tab, co-relation, ANOVA for quantitative analysis. The results of this study are as follows: First, lobby and atrium are representative elements that are functioning positively and it is recognized as sustainable spaces being utilized by users. Second, there are several dead spaces like green shaft, roof garden and sunken space although they can contribute to Leed-certification. Third, there are some problematic spaces such as the O.A. room and the urinals even though they contribute to the Leed-certification.

Risk Factors Influencing the Delays on the Remodeling Construction Works - Focused on Office Building Projects - (리모델링 공사의 공기지연을 야기하는 리스크 요인 - 오피스 건축물을 중심으로 -)

  • There have been frequent reports of schedule delays due to various risks of remodeling projects, which are different from new construction. Therefore, this study was carried out to analyze the risk factors inherent in the remodeling project and the likelihood of schedule delay occurrence in the remodeling construction work. To analyze the relationship between the risk factors and the likelihood of schedule delays of remodeling projects, (1) a prototype of the office building remodeling work was developed through the analysis of existing case and literature, (2) a questionnaire survey was conducted on 29 construction managers who have been or are currently conducting remodeling projects, and (3) after evaluating the reliability of the collected questionnaire results, the relationship between the two elements, which denotes (i) likelihood of schedule delays per each work, (ii) importance of risk factors, and (iii) risk factors affecting schedule delay in remodeling work, was suggested. Using the results of this study, it is expected to develop a plan for preventing the schedule delay of the office building remodeling work through control the risk factors that may cause schedule delays.

  • 도시에 대한 근대적 의미의 도시화는 1960년대부터 본격적으로 시작되었지만 세계 수준과 비교하였을 때 평균수준에도 미치지 못하였다. 이후 급격한 도시의 인구 증가율로 인해 높은 도시화 비율을 나타내었지만 인구 대이동으로 인하여 이농향도 현상이 발생하였다. 또한 도시의 고도화 복잡화 되면서 교통난과 환경문제가 발생하였으며 화재 사고등이 빈번히 발생함으로써 엄청난 피해 규모가 나타났다. 따라서 본 연구에서는 도시의 안전 평가를 위하여 도심지의 건축물을 대상으로 오피스 빌딩을 선정하여 화재 안전 현황에 대하여 조사 분석하였다.
