The Applicability and Limits of Housing Wealth as the Measure of Socioeconomic Status (경제적 지위 측정값으로의 주택자산의 적용 가능성과 한계: 수도권 지역의 아파트 거주자를 중심으로)

  • This paper explores the extent to which property scale, in particular housing price is useful as the measure of an individual's economic status. Its main object is to compare the distributions of the measure of housing wealth and other objective or subject measures, i,e., reported income and subjective class identification. Additionally, their relations to other variables are examined. An analysis of distributions and cross-tables based upon national survey of 2005 family and the database of apartment price of Kookmin Bank are used. It is shown that the measure of housing wealth differs from other economic status measures in terms of distribution and the relations to other variables, such as attitude variables and consumption-related variables. Its results also suggest that the measure of housing wealth can be applied to various areas as a new measure of an individual's objective economic status, in such a way to improve applicability of social survey.

Face Recognition Using Automatic Face Enrollment and Update for Access Control in Apartment Building Entrance (아파트 공동현관 출입 통제를 위한 자동 얼굴 등록 및 갱신 기반 얼굴인식)

  • This paper proposes a face recognition method for access control of apartment building. Different from most existing face recognition methods, the proposed one does not require any manual process for face enrollment. When a person is exiting through the main entrance door, his/her face data (i.e., face image and face feature) are automatically extracted from the captured video and registered in the database. When the person needs to enter the building again, the face data are extracted and the corresponding face feature is compared with the face features registered in the database. If a matching person exists, the entrance door opens and his/her access is allowed. The face data of the matching person are immediately deleted and the database has the latest face data of outgoing person. Thus, a higher recognition accuracy could be expected. To verify the feasibility of the proposed method, Python based face recognition has been implemented and the cloud service provided by a web portal.

A Study on Current Housing Situation and Residents' Perception of Public Rental Housing and Private Rental Housing (민간 건설 공공임대아파트와 일반 임차아파트 거주자의 주거실태 및 주거의식에 관한 연구)

  • The main purpose of this study was to identify the problems and the effectiveness of public rental housing constructed by private construction company. To accomplish this, the current situation and the residents' perception were compared between public rental housing and private rental housing through the analysis of existing data collected in March 2005 by Gallup Korea and submitted to Korea Housing Corporate. The results showed that public rental housing contributed to the housing stability for the low income households. Most of the respondents were satisfied with their current housing. The burden of housing cost such as amount of Chunse deposit, however, still needs to be lessened

  • This study is intended to understand the intrinsic attributes of the view from the apartment unit in consideration of the diverse and complex elements of the view. To this end, the Questionnaire survey was conducted to identify the tendency in the recognition by apartment dwellers. The Questionnaire survey was conducted for the apartment residents to identify their interest in and the general trend in their recognition of the view from the living rooms of their housing unit, where Questionnaire items regarding landscape elements, the distances to and location of the landscape elements, and floor locations were compiled on the basis of the results from the field survey in the previous study. Consequently, the following results have been derived. 1) Apartment residents recognize not only natural landscape elements but also artificial elements, and prefer natural elements to artificial ones. 2) It is also indicated that they recognize the distances to and locations of landscape elements and that the satisfaction for the distance and location varies depending on the type of the landscape elements. 3) Furthermore, the floor of each unit is shown to result in certain differences in the recognized landscape elements. The cross-analysis between the floor and satisfaction indicates that the higher the floor, the more satisfied the residents are with the view.

Perception on Social Mix of Managers and Residents in the Mixed Housing Complexes for Sale and Rental Apartment (분양임대혼합아파트 단지의 소셜믹스에 대한 관리자 및 거주자 의식조사)

  • The purpose of this study was to identify the perception on social mix of managers and residents in the mixed housing complexes for sale and rental apartment. For the research purpose, concept and background of social mix, relevant policies, preceding research trend of social mix were organized through the literature analysis. In addition, observation study was executed to examine physical aspects of three selected sites as research subjects. Also, current state and awareness for social mix were conducted by using in-depth interview with 6 managers and 30 residents in selected areas with semi-structured questionnaires from June 3 to 7, 2013. The results of the study are as following: In the aspect of management, managers said that the biggest issue of mix-housing complex was dualization of management subject such as delegate of residents and tenants. Therefore, legislation which is suitable for unique features of mix-housing complex is required. To decrease disharmony between condominium and rental apartment, controlling the distribution ratio between condominium and rental apartment can be a good way. Accommodating middle class in mixed-housing complex is considered to reduce the social gap. Socially, multilateral and continuous effort through government, industry and academic area is required to inspire positive awareness on social mix among residents in mixed housing complex.

Residents' Responses and Consciousness on Sick House Syndrome of Newly Built Apartments - Focusing on Cheongju - (신축 아파트 거주자의 새집증후군 반응 및 의식 조사 - 청주시를 중심으로 -)

  • The purpose of this study was to determine the present condition of sick house syndrome of newly built apartments a mid-sized city. The questionnaire survey was carried out from $19^{th}\;to\;22^{nd}$ of May 2004, with respondents consisting of 160 households living in two apartment complexes of Cheongju. Their residency periods after moving in were within $six{\sim}ten$ months. From the survey results of the respondents, sick house syndrome items revealed high percentages with the highest value of 49.3%. The respondents answered that they knew relatively well about sick house syndrome but they had no knowledge about 'bake-out'. The response percentages of sick house syndrome items in E complex, consisting of $106m^2$ (32 pyeong) size units, were significantly higher than those in A complex, consisting of $76m^2$ (23 pyeong) size units. This result suggests that the pollution levels emitted from interior materials in larger sized apartment units are higher than those in small sized units. The response percentages of sick house syndrome items in houses with fulfilled ventilation which had been ventilated before or after moving in were lower than in houses not ventilated.

  • The digitalization of our society has brought on the digitalization of housing design and human life. Thus, the concerns for developing digital home have increased. However, most of them has focused on digital technology, not human. This study was intended to examine the residents' housing needs for digital home and to suggest the design guidelines of digital home. The subjects were 400 housewives who lived and used internet in $85m^2$-sized housing unit in the new apartment complex, Busan. The important aspects in digital home design, the residents' needs for digital home design, and the needs for digital system in digital home were examined. The subjects were relatively young in their ages. Also, they had relatively high educational level and middle income. On the base of their housing needs for digital home, the design of digital home like as followings would be desirable: 1) the safe and secure design and digital system, 2) the design to improve residents' health and encourge family interaction, 3) human, warm, and soft interior mood, 4) space composition different from the existing one.

A Study of Current Status and Residents' Needs of Balcony Extension in Korean Apartment Housing (아파트 발코니의 확장실태와 거주자 의식에 관한 연구)

  • In Korean apartment housing, balcony is semi-outdoor space for storage and drying laundry. Recently, this semi-outdoor balcony space has been merged into indoor living space with the legal permission of balcony extension. It results in disappearance of the original function of balcony in apartment housing. This study attempts to propose better utilization of balcony extension by analyzing how balcony has been extended and used, and what residents' needs are. This study asks 400 housewives living in apartment housing in Jangyu new urban area, Kyungnam. Findings are : 1) Balcony extensions are carried out in a living room, a large bedroom and a small bedroom. Most extensions are made for enlarging adjacent indoor living space; 2) Original balcony that is not extended is used for drying laundry, resting, flower pot, storing, and kid's playing; 3) The residents recognize that problems of balcony extension are the decreased heating efficiency, the reduced soundproofing effect, the loss of spare housework space, and the disappearance of buffer between indoor and outdoor space; 4) Many residents want to extend their balcony space of a small bedroom and a large bedroom and to keep the balcony space of a kitchen-dining room and a master bedroom as they are.
