A Relationship study between the internal marketing-related organizational factors in construction companies and corporate performance - Surveyed by executives and employees in Contractor - (건설기업 내부마케팅 구성요인과 기업성과 간의 관계 연구 - 시공사 임직원을 대상으로 -)

  • Recent economic slump is making the construction industry's overall construction business environment worse. Contractors which are under the legal management and/or walk out are to the brink of 25 companies according to the Construction association of Korea released in 2011. It means that existing construction companies are required to transform the fundamental ideology of existing operation framework, and besides, existing companies should be transformed to service industry in order to proceed further into the developing future industries. In this study, it will be chosen the internal marketing related factor like 'Satisfying employees, internal customer, are the first thing to do in order to satisfy external customer.' which is about existing service industry field before its implementation in construction companies. In addition, appropriateness test will be performed including both interactions between each of the factors affect mutually and looking into any management improvement effects on contractors. And also, this proposal is suggested by approaching with internal marketing strategy which is both paradigm shift for customers by construction company members and another internal communication way as a means of overcoming the crisis of overall construction industry under currently happening.

Development of 3-Dimensional Rebar Detail Design and Placing Drawing System (3차원 배근설계 및 배근시공도 작성 자동화 시스템 개발)

  • The rebar detailing is an important work influencing the final performance and quality of RC structures. But it is one of the most irrational and illogical activity in construction site. Many groups of workers, including main contractors, structural engineers, shop drawers, rebar fabricators, and etc., participate in this activity. A loosely-organized process for this activity is apt to produce a big amount of rebar loss or even degraded structures. A 3-dimensional rebar auto-placing system, called as Rebar Hub, has been designed and implemented in this research. Rebar Hub provides a totally integrated service from 3D structural modeling of buildings to rebar auto-placing considering anchorage, splice, and the length of ordered rebar. In addition, Rebar Hub can recognize the 2D drawing CAD files and then build 3D structural models which are used for the start point of 3D rebar auto-placing. After rebar auto-placing, each members of the 3D structural model have rebar information belonging to them. It means that the rebar information can be used for the afterward works such as quantity-survey, manufacturing and fabrication of rebars. Rebar Hub is showing outstanding performance while applying to practical projects. It has almost five times productivity and reduces the rebar loss up to 3~8% of the initially-surveyed amount of rebar.

  • Recently, construction industry shows active expansion in overseas construction market. But the active work limited in construction work, on the other hand, design-drawing work is evaluated shortage of competitive power. So this study aim to improve the competitive of 'domestic design-drawing work'thorough objective evaluation. Objective evaluation is consist of 'design attribution'. Design attribution is based on the execution drawing and complement by existing reasearch, expert interview. And then, list up the 'design attribution' evaluation list to carry out a survey targeting hands-on worker. Survey is consist of 'Likert 5-point scale, FMEA method'. As a result, construction company and design company show different opinions in both relative position evaluation and importance evaluation.

  • A reconstrucion project is very complex and requires technical knowledges and experiences, however due to not having any related knowledge consortium usually does not have any related knowledge. So in this study, we have suggested a systematic procedure to execute a reconstruction project focused on the profitability analysis. a model is developed to identify and calculate all relevant cost and revenue to the project using the IDEF0 methodology.

  • The purpose of this study is to suggest the process and calculating method of feasibility study for the reconstruction apartment projects, and the results of this study is fundamental knowledge for the exact and exquisite plan. The process of this study are as following : 1. Research for the process and peculiar character of reconstruction project. 2. Investigate input and output item and suggest the calculating methods that are generally accepted. 3. Suggest the general process on feasibility study for reconstruction apartment project.

리모델링을 위한 최신 구조 보강 기법

  • 10년도 넘었을까 모처럼 유럽을 여행할 기회가 있었다. 우리나라는 온 국토가 공사장이나 진배없던 시절이라 그곳의 풍경이 오히려 이채로웠다. 자동차를 타고 한참을 가야 그것도 별로 크지 않은 공사장을 볼 수 있었고, 그나마 신축공사 보다는 오래된 건물을 보수하는 것들이 더 많았다. 더구나 희한한 것은 대로에 면한 고색 창연한 건물의 외벽만을 텔레비전 세트처럼 남겨두고 그 뒤편에서는 전혀 새로운 공사를 하는 것도 눈에 들어왔다. 조상들의 유적을 외관만이라도 보존하도록 법제화되었으므로 여기저기 떨어져 위치한 100년도 넘은 집에다 따로따로 최신형 공작기계를 설치한 공장에서 제품을 생산하는 비능률을 감수하는 것도 볼 수 있었다. 물론 변두리 신시가지에서는 현대 감각이 물씬한 건물도 신축하고 있었는데, 대체로 리모델링 사업규모가 전체 건축 물량의 50% 정도는 될 것이라는 설명이었다. 필자는 그때 우리도 머지 않아 그런 시절이 도래할 것이라는 확신이 있었다. 더구나 그들의 건물들이 100년 이상을 버티는데 반하여 우리네 것들은 수명이 고작 20~30년 밖에 되지 못할 정도로 부실하기 때문이다. 그때부터 기존 건물의 내력 부족분을 보완하고 용도를 변경하거나 증축을 할 때 어떤 방법이 합리적일까 하는 것에 관심을 가지고 연구하게 되었다. 바닥 슬래브나 보를 잘라버리거나 새로 덧붙이기도 하고 심하면 기둥을 솎아낼 필요가 있을 수도 있다. 그러나 유감스럽게도 대부분의 경우는 그동안 열심히 고안한 방식을 실무현장에 적용할 수 있도록 받아들이는 당사자가 별로 없었다. 첫째 이유는 처음하는 일이라 말하자면 겁이 난다는 것이고, 둘째로는 새로운 방식을 믿고 시행하려 해도 실제로 책임지고 시공하겠다고 나서는 업체를 만날 수 없어서였다. 그래서 그동안 설계뿐만 아니라 시공까지 일일이 간섭하여 어렵게 시행했던 현장 경험들을 소개하여 앞으로 비슷한 조건을 만날 경우 참고할 수 있게 한다. 우선 기둥을 솎아 내는 것을 알아보고 앞으로 기둥, 보, 슬래브, 기초 등의 새로운 보강방법을 소개하고자 한다.

  • This research conducts a comparative analysis of the perceived importance of advancing zero energy building certification from the viewpoints of two major stakeholders - designers and building energy assessors. Both groups prioritized the importance of policy, technology, education, incentives, and promotion respectively. For designers, enhancing energy efficiency standards, developing a skilled energy workforce, and implementing an office registration system emerged as critical factors in invigorating the certification process. The findings suggest potential avenues for the government to formulate realistic strategies for boosting the certification activity.

  • As data management and analysis technology advances, there is active discussion on how to utilize data generated in construction projects. Among them, the materials produced during the supervision work are highly useful because their generation cycle and format are regulated according to relevant laws. In this study, we analyzed whether the data produced during the supervision work in the construction phase of apartment housing can be utilized for project performance management. First, this study identified key data necessary for performance management through FGI with experts in the field of apartment housing. Next, we collected supervisory data from the case project and identified whether the data was generated, its cycle, and storage format. As a result of the analysis, the supervisory data contained various information that could measure the performance of construction projects and had the advantage of standardized data. In the future, utilizing supervisory data is expected to enable effective performance management of apartment housing construction projects.

  • With construction projects continuously becoming more massive and complex, risk factors have been consistently increasing. To achieve a successful project, it is very important to identify and cope with such risk factors. Therefore, the purpose of this study is to suggest plans of reducing risk, not only for describing the drafting process for construction planning but also for systematically organizing constraints and risk factors in earth work, foundation work and reinforced concrete construction. To achieve these objectives, this study 1) analyzes previous theories about risk classification structure, 2) performs a case study of an actual project to embody the problems of safety management by analyzing the results of an interview with a construction engineer. In conclusion, the following factors were systematically organized: 1) characteristics of construction site (purpose, structure, floor, etc.); 2) the actual application conditions of the main construction methods; 3) the relationship between constraints and risk factors.

Development of Improvement Technology of Sound Insulation Performance of Unitex Structure (유니텍스 구조의 차음성능 향상기술 개발)

  • Unitex is widely used for the floor structure of urban railway vehicles because it shows good structural safety and heat insulation, has long life, and lowers the cost owing to easy installation. However, in spite of these merits, Unitex has a limit to the sound insulation performance, which is very important in vehicle structure. It shows a sound transmission loss considerably lower than the mass law value, which indicates the sound insulation performance per unit weight. Recently, railway vehicle manufacturers and Unitex supplier have tried to improve the sound insulation performance of Unitex, but meaningful results have not been achieved yet. Through the industry-university collaborative research, we propose structural improvement methods to increase the sound transmission loss by more than 5dB and we then verify the effect by performing experiments.
