A Study of Risk Management in Major Hospital Construction Projects (효율적인 리스크 관리방안에 관한 연구)

  • Most engineering tasks require collaboration between many users in major hospital Construction Projects that have many risks. Loss of cost and change orders occurred in factors such as information exchange, misunderstandings, advanced Technology in hospital projects. Moreover, changes in context, costs, requirements, deadlines, etc. require negotiation of issues that may modify important project characteristics. Each part of the major hospital construction projects have been rapidly changed technology of equipments. Therefore it is a major challenge to make a high level of communication and to have mutual understanding. The objective of this paper is to reduce risks for the design process and construction process of hospital projects.

  • The ultimate goal of architecture is to construct a building through design and supervision. According to this circumstance, architectural education divided into two part ; design and construction. However, these two processes have to be one program for better education. In this aspect, steel housing program could be a desirable one because of its structural(bearing wall) system and relative short construction schedule. In KUT architectural program, steel housing has been one of the most effective and important for about ten years. In this research, the contents(s/w) and running process of this program and practice lab(h/w) will be introduced with detail. And this study could be a good guideline for a better combination program with theory and practice in architectural engineering field.

Analysis on Awareness of Construction Labors about Resolution Step of the Delayed Wage Payment (임금체불 해소절차에 대한 건설근로자 인식 분석)

  • Wage is a very important issue not only for the workers' current living but also for the future laboring landscape. As of 2014, it is reported that about 290,000 workers suffer from delay in payment of wage. The construction industry is particularly labor-intensive, which implies that delay in payment of wage is a serious problem. Despite this fact, in terms of the delayed payment of wage most studies have been conducted on the improvement of a system to resolve delayed payment in exclusion of labor workers' awareness and thinking. Thus, the purpose of this study is to understand construction labor' awareness and analyze the effectiveness of the resolution step of the delayed payment of wage based on construction labors' awareness. In the research result, more than 30 percent of all construction labors and managers are never aware of the settlement procedure of the delayed payment, and it appears that the resolution step system needs to be greatly improved. In conclusion, it is expected that this study will be utilized as fundamental data for the settlement procedure of the delayed payment, and the influence of delayed payment on construction labors' safety behavior and productivity should be further studied in the future.

  • As the supervision in site is integrated into construction management, the organization's work is expanded, and the perspective and goals of the work have changed, so there is a high possibility that the conflict situation within the organization will increase. Organization conflict increase a job stress of workers, so it acts as a negative factor in deriving organizational performance. Therefore, the purpose of this study is to analyze the correlation between organization conflict and job stress of construction manager in construction site. As a result of the study, the organization conflict of the construction manager was generally low, and the job stress was also less than that of other area's workers. In addition, correlation analysis revealed that organization conflict and job stress were related. The results of this study may help to improve the organization structure in the construction management site organization.

  • Tower crane (T/C) is one of the major equipment that is highly demanded in construction projects. Especially, most high-rise building projects require T/C to perform lifting and hoisting activities of materials. Therefore, lifting plan of T/C needs to reduce construction duration and cost. However, most lifting plan of the T/C in construction sites has still performed depending on experience and intuition of the site manager without systematic process of rational work. Dependency structure matrix (DSM) is useful tool in planning the activity sequences and managing information exchanges unlike other existing tools. To improve lifting plan of T/C efficiently, this study presents a framework for the scheduling T/C using DSM through the case study in real world construction site. The results of case study showed that the scheduling T/C using DSM is useful to optimize the T/C lifting plan in terms of easiness, specially in the typical floor cycle lifting planning.

  • The competition of construction market is keener, so construction companies are seeking the methods for improving the performance. Construction field organizations and managers should have an innovative behavior to improve the performance. However, construction field organizations and managers are negative to innovation because they are generally conservative. Therefore, the purpose of this study is to analyze the factors to influence the innovative behavior of building construction field managers. In this study, self-leadership, feedback seeking behavior and job involvement are selected the factors to influence the innovative behavior by literature reviewing. The results of correlation analysis showed that the behavior-focused strategies in self-leadership and the job involvement influence the innovative behavior of building construction field managers. In addition, the individual characteristics such as marriage, experience, position and type of employ influence the innovative behavior of their. This study is expected to help to improve the performance management system in construction field organizations.

  • For last decade, the number of foreign workers in all industries has been increased continuously. In the construction industry, the number of foreign workers has also increased as 80,000 persons in 2010. According to the increase of foreign workers at domestic construction sites, the frequency of construction disasters has increased as well. The safety education can be a effective solution to decrease the construction disaster. So, it is necessary to develop the appropriate education system for foreign workers. Therefore, the objective of this study is to propose a safety education model for foreign workers and to develop the prototype system. In a result of that, a new safety education model and prototype system was constructed based on the method of E-learning. The system can support for foreign workers in domestic construction sites to understand the safety education easily. And, it can also assist the safety manager to educate and manage the foreign workers efficiently.

A Study For An Improved BTL Project Delivery Method (BTL 사업주체별 문제분석과 해결방안에 관한 연구)

  • Since 2005, the government began to introduce and promote a new project delivery system, BTL(Build, Transfer, and Lease), in order to provide high level of public services for the upgraded quality of life and to boost the domestic and local construction economy. However, the lack of experiences in the new system by the constituents from diverse economic sectors brought a number of drawbacks from each constituent's perspective such as improperly low earning rate, excessive expenses for preparation of the project proposal, imbalanced regulations, heavy cost and procedures to establish SPC, the ineffective structure of the consortium, the short-term oriented evaluation criteria for the selection and so forth. These drawbacks turned out to be obstacles for the successful BTL projects. Hence, this paper analyzes the above issues and conducts the interviews with the professionals from the diverse sectors in order to propose the changes to resolve those for the improvement and finally to deliver the successful BTL projects for the diverse public owners.

Factors Influencing the Work Ability of Building Construction Field Managers (건축공사 현장관리자 작업능력에 영향을 미치는 요인)

  • The success of construction projects is heavily dependent on the work ability of the field managers who manage the execution of projects. The work ability of field managers is influenced by various elements such as job stress and individual characteristics. The purpose of this study is to reveal the factors influencing the work ability of construction field managers in Korea. Work ability is evaluated bases on the Work Ability Index(WAI) developed by the Finnish Institute of Occupational Health, while job stress is measured using the Korean Occupational Stress Questionnaire Short Form developed by the Korean Occupational Safety & Health Agency. The results showed that field managers under higher job stress have lower work abilities. In addition, it is revealed that exercise or religious practice have a positive influence on work ability. This study will help to increase the work ability and enable the efficient management of organization at building construction sites.

A Productivity Analysis of Tower Crane Installation Progress Based on Simulation Technique (시뮬레이션 기반의 타워크레인 설치 생산성 분석)

  • Recently, the scale of construction work has been growing, and buildings are becoming higher. To enable greater efficiency of construction work, the use of vertical transportation equipment has been radically increasing. In this context, many studies have been conducted on tower cranes. While these studies have discussed issues such as the selection of tower cranes, the optimization of locations, and the hoisting time of tower cranes, there has been no research on the installation of tower cranes. As such, the installation of tower cranes on construction sites has been accomplished based on subjective judgment and technical assistance, and the experience of workers in equipment companies. Therefore, this study analyzes the productivity of tower cranes using simulation methodology, and proposes a generalized model of the installation process of tower cranes in order to offer a basic resource that site managers can directly utilize.
