Increasing construction costs are required due to increasing the supply of small type houses with changes in multi-family housing trends. However, a sharp rise in the construction cost of small type houses can raise the sale price, threatening the stability of national housing. Therefore, this study aims to estimate the change in the construction cost of small type houses from the basic construction cost of the sale price ceiling system and suggest an improvement plan.

The increase in housing energy costs due to deteriorated rural house is directly related to the quality of life of rural residents, which is fundamental challenge for the government. In this study, we analyzed the current energy performance and the effect of housing energy efficiency improvement after remodeling of the four rural houses over 20 years old considering the rural housing type. As the result, the heating energy requirements of the unit surface is very high, and the effect was predicted to vary by housing after improved thermal insulation. This means that the cost of housing energy will be utilized as a target selection criterion or post-effect for the rural house remodeling project. In addition, the energy performance was analyze for the compact houses, which are in demand, mainly for young rural immigrants. As the result, the energy performance is very efficient.

전기 자전거 또는 전동 킥보드와 같은 소형 전동차량은 차량에 장착된 배터리를 충전하여 운행되는데,이들 이용자 중 일부는 공동주택이나 공공시설물에 설치된 비상용 전기 소켓을 시설물 허락 없이 이용하는 경우가 늘어나고 있다. 이와 같은 사유로 간단한 설비 구축만으로 전력의 사용을 승인 받고 아울러 이용 요금을 즉시 지불할 필요성이 건물관리자는 물론 소형 차량 이용자들로부터 증가하고 있다. 본 논문에서는 공동주택이나 공공건물에 기 설치된 15[A] 전기 소켓에 급전제어장치를 추가로 설치하여 1[kW] 이하의 소형 전동차량에 장착된 배터리를 충전하여 사용할 수 있는 기법을 제안한다. 또한 전력 사용자 승인 알고리즘과 사용된 요금의 부과 방안에 대하여도 기술한다. 본 연구의 결과로 소형 전동차량에 장착된 배터리를 손쉽게 충전할 수 있는 환경을 조성함으로써 도전(electricity theft) 방지 효과를 가진 사용자인증 전력공급시스템을 구현한다.

유닛 모듈러 공법은 공장생산에 의한 공기단축, 품질관리, 친환경성 등 기존공법과 다른 다양한 특징을 가지고 있다. 이러한 특징에도 불구하고 현재 국내에서는 군 병영시설, 학교, 소형주택에만 제한적으로 적용되고 있다. 본 연구에서는 모듈러 공법의 시장 확대 및 활성화를 위해 공동주택을 중심으로 특성요인들에 대한 중요도 및 기술수준을 IPA 기법을 통해 분석하여, 모듈러 시장의 활성화 방안을 제시하였다. 분석결과 유닛 모듈러 공법을 공동주택 시장에 적용함에 있어 사용성 및 경제성 측면의 특성요인들이 중요하게 평가되었으나, 현재 기술수준은 상대적으로 중요도가 낮은 시공성 측면의 특성요인들이 높게 나타났다. 유닛 모듈러 공법을 공동주택 시장에 적용하기 위해서는 시공성 측면의 높은 기술수준을 바탕으로 사용성, 경제성 측면의 특성요인에 대한 보다 집중적인 연구 개발이 필요할 것이다.

본 연구는 LH의 다가구임대주택 철거 신축사업에 대비하여 노후주택에 대한 해체공사비를 합리적 근거에 의하여 예측하는 것을 목표로 한다. 이를 위하여 소형주택 해체공사 수행 현황과 작업 프로세스를 조사하고 공사비 견적전문가 면담을 통해 해체공사비 산정실태를 파악하였다. 아울러 공공건설공사의 '예정가격 산정기준'과 '건설폐기물 처리비 산정기준', 선행연구 및 문헌을 고찰하였다. 연구 결과의 하나로 표준품셈에 기초한 해체공사 원가계산체계와 내역체계 및 관련 일위대가를 제안하고, 이를 활용하여 지상 2~3층 규모의 다가구임대주택에 대한 해체공사 예정가격을 산출하였다. 산출 결과, 1개 동당 해체공사비는 18,331천원, 바닥면적($m^2$) 기준 104천원으로 예측되었는데, 세부적으로는 직접 철거비가 14,339천원/동, 폐기물 위탁처리비는 3,992천원/동 소요될 것으로 나타났다. 연구 결과는 노후 다가구임대주택 철거 신축사업의 예산수립 단계에서 사업비 추정을 위한 기본 자료로 활용될 뿐 아니라, 연구 제안한 해체공사 원가계산체계 및 내역체계는 공공 건설공사의 발주업무에 유용하게 활용되리라 기대한다.

현재 부동산 경기는 매매건수의 감소와 장기적 경기 침체로 인해 상당히 위축되어 있는 상태이다. 이에 대응하여 최근 정부는 기업형 주택임대사업 육성을 통한 중산층 주거혁신방안을 발표하면서 부동산 경기 활성화에 앞장서고 있다. 한편 국내 주택시장은 가구구조의 변화, 전세에서 월세의 증가를 겪는 등 구조적 전환기에 접어들고 있다. 또한 1~2인 소형가구에 대한 수요가 증가하고 있으며 점차 가파르게 늘어나는 추세를 보일 것으로 예상하며, 결과적으로 1~2인 소형 주택 사업이 활발히 진행될 것으로 전망된다. 또한 국내 건설업계는 모듈러 건축물이라는 새로운 기술에 대한 관심이 상당히 높아진 상태이다. 모듈러 건축이란 공장에서 모듈을 생산하여 현장에서 조립하는 형태로서 빠른 시공성과 친환경성 및 이동성 등 여러 분야에서 활용 가능한 건축기술이다. 종합해보면 부동산 시장의 변화, 모듈러 건축기술이라는 두가지 큰 이슈가 현재 건설시장의 화두이다. 이러한 현 상황에서 본 논문은 시장분석을 통해 모듈러 진출분야를 선정하고 LCC분석을 통해 수익성 분석 및 사업시나리오 구상 등을 통한 임대시장에서의 모듈러 사업모델을 제안해보고 모듈러 건축물을 이용한 1~2인 소형 임대주택 사업 가능성을 판단해보고자 한다.

As changed population structure variously, population decrease is one of the important problem in present urbanization. It resulted decline of the medium-large size housings that increasing of 1-2 person household need the variety of small housing with housing type. This study was researched the Gold-Generation on theme by Gold Miss, Gold Mr. who preferring urban small housings that it analyzed survey of Gold generation who be wanted urban small housing by interior coordination elements. Data to be analyzed that first, Gold Mr. and Miss are preferred two bedroom applied by spatial structure coordination. Especially it is based on the separation between livingroom and bedroom with duplex type which is bathroom formed single unit type(shower/toilet/basin). In interior coordination of spatial elements, Gold Mr. considered the form of kitchen with huge ㄷ type instead of Gold Miss are preferred alpha room or alpha space to use powder room or dress room. Second, In Preference of interior coordination elements, Gold Mr. and Miss are preferred bed-clothes and curtains by fabrics, lighting are hanging and spot lighting, accessories are carpet with rug and porcelains. Color are preferred bright scheme both white and ivory, however preference of furniture is different from Gold Mr. and Gold Miss that Gold Mr. are ordered desk, sofa and shelves but Gold Miss are preferred sofa, bed, and dressing table. It showed between Gold Mr. and Gold Miss are equal needs or differences. It expects the basic research for understanding the interior coordination elements for preference in urban small housing as focused on Gold generation(Gold Miss, Gold Mr.) that they will be applied the interior space on urban small housing.
