  • 본 논문에서는 직선과 곡선으로 구성된 단순한 도면으로부터 곡선을 검출한 다음에 곡선을 원형 아크로 분할하는 방법을 제안한다. 본 논문의 방법에서는 먼저 선의 중심점을 찾은 다음에 연결된 중심점을 추적하여 선분을 검출한다. 그 다음에는 선분의 양 끝에서 선분의 방향을 이용하여 이웃한 선분을 검출하여 선분을 확장해 나간다. 선분을 확장한 다음에는 직선을 제거하고 곡선만 남긴 다음에 재귀적 분할 방법을 이용하여 곡선을 아크들의 집합으로 분할한다. 본 논문에서는 기존의 벡터화 소프트웨어와 벡터 기반 아크 분할 방법과 비교 실험을 수행하였다 실험 결과에 의하면 본 논문에서 제안된 방법이 기존의 방법에 비하여 교차점을 가지는 곡선에 대하여 보다 정확하게 아크로 분할하였다.

  • 대통력직 인수위원회에서 ''아파트 후분양 제도 도입''을 검토 중이라는 사실이 언론에 알려지면서 이에 대한 찬반 양론이 팽팽히 맞서고 있다. 주택건설 공급자 금융(Construction Mortgage)제도가 발달되지 못한 상황에서 선분양 대금에 크게 의존하는 현행 주택 공급 방식의 구조적 한계로 인해 후분양제 도입시 주택 공급이 크게 감소할 것이라는 우려가 제기되고 있다.

  • The supply for the apartment complex in Korea has been accomplished by the sale before building system as a way of institutional means to support massive housing supply in the past. Although this sale before building system has helped the provision of the housing, the necessity of that has been weakened in the current housing market. As this market is changed to emphasize on consumer, the necessity of conversion to sale after building system was raised and finally enforced partially. However, the sale after building system has difficulty in ensuring construction fund and the safety of housing business. So, the diversification in the style of business structure we and the strategy for the activation of construction fund will solve these problems. Consequently, this essay examine the change and influence in the construction fund after adopting sale after building system and suggest the appropriate strategy in project financing for providing fund and reducing the risk in construction business.

  • This paper presents a new arc segmentation method which extracts curves from simple drawing consisted of straight lines and curves and segments them into circular arcs. First, it finds center points and finds line segments and curve segments by tracing connected center points. Next, it expands the segment by searching neighbor segment at the two endpoints. Next, it removes straight lines and segments the extracted curves into circular arcs by using the recursive subdivision method. The proposed method has been compared with previous vectorization software and vector based arc segmentation method. Experimental results show that the proposed method produces more correct results for the curves which contain intersection with other lines or curves.

  • The Korean housing supply have been provided by the Pre-construction sales system. The Pre-construction sales system contributed to large housing supply. But it followed by the market anomaly. Along the housing market is changing to tile market for consumers, it requires new policy and regulations. This market changes and needs to modify the policy make a discussion about introducing the Post-construction sales system. it concerns to change the time to sale. This paper analyzes the present feasibility study and makes a tool to predict construction cashflow considering changed sales point. The sales timing leads to decide the amount of financial costs in the construction project and that cost affects to the feasibility. The accurate cashflow prediction is required for a successful apartment construction delivery.

  • With the government plan to introduce a post-sale system to the Korean real estate market quickly becoming a reality, reformation of the supervision policy under the current pre-sale system is expected. The current supervision policy, designed to enhance the quality of houses and to prevent improper construction, was reinforced through the 'residential construction promotion act' and has been further revised as the 'residential law'. At this current time, the introduction of a post-sale system is expected to affect all aspects of residential construction, from the planning stages to overall conditions regarding the actual construction. Therefore, this research will illustrate several changes in the supervision policy that are expected to arise from the introduction of the post-sale system, focusing on areas of the policy that are presumed to be the most affected. The research will highlight problems under the current system, analyze any domestic supervision restrictions that have been regulated for post-sales that are currently effective, and suggestion methods of improvement in construction supervision system through SWOT analysis.
