요인분석에 의한 식품의 안전성이 쌀 구매에 미치는 차별성 검정

  • 본 논문은 브랜드 쌀 구매에 영향을 미치는 요인(factor)들이 소비자 특성에 따라 차이가 있는지를 분석하기 위한 목적으로 수행되었다. 분석을 위하여 서울시에 1,000명의 주부를 대상으로 설문조사를 실시하였으며, 그 주요 내용은 다음과 같다. 먼저 주부들이 쌀 구매에 영향을 미치는 11개 항목을 5점 리커르트 척도를 이용하여 분석하였다. 그 결과 소비자들이 가장 높은 점수를 부여하는 것은 쌀의 잔류 농약 정도로서 4.12점이 나왔으며, 영양가 높은 쌀(4.01점), 쌀알의 모양(3.96점) 및 쌀의 생산지(3.88점) 등의 순위가 높았다. 요인분석을 위해 고유치(eigen value) 값이 0.8 이상인 경우를 기준으로 요인 수를 분석한 결과 다섯가지의 요인이 추출되었으며, 그 특징은 유형적 차원과 무형적 차원으로 구분되었다. 전자인 유형적차원은 물리적 속성(완전미 여부, 도정일자, 잔류농약), 지역성(생산지), 외관성(크기, 모양) 및 가격성등의 가시적 차원으로 소비자가 쉽게 판단하거나 쌀간의 비교가 용이한 특성이며, 후자는 심리적 속성이나 상징성을 의미하는 것으로서 브랜드 상표와 품질 인증 마크가 가지는 신뢰성 등이 영향을 미치는 것으로 분석되었다. 무형적 차원인 식품의 안전성이 도시주부간 쌀 구매에 미치는 차별성을 알아보기 위하여 정규성 검정 결과에 따라 독립표본 T-검정을 실시하였다. 분석에서 도시주부가 특성별로 두 집단으로 구분되는 기준은 자의적 분류보다는 공통적인 기준을 이용하고자 평균값(나이, 학력, 소득, 동거가족 수)을 기준으로, 그 외의 경우는 더미변수(주부직업 유무, 주거형태 및 거주지역)를 이용하여 구분하였다. 식품의 안전성으로 추출된 요인 값의 평균에 대해 두 집단간 차이를 검정하였으며, 분석 결과 주거형태가 1% 유의수준에서, 주부취업 여부 및 거주지역이 각각 5%유의수준에서 통계적 유의성이 있는 것으로 분석되었다. 반면 주부간 나이, 학력, 소득수준 및 동거가족 수에서는 유의미한 결과가 추정되지 못하였다. 본 연구결과를 볼 때, 식품의 안전성을 고려한 쌀의 마케팅 전략은 취업주부, 아파트 거주자 및 강남지역 주부들을 대상으로 한 판매활동 강화가 필요하다. 아울러 통계적으로 유의미한 결과를 나타내는 도시 주부의 특성 변수들을 세밀하게 구분해서 연구·분석하는 시장세분화 연구가 필요하다.

Older Adults' Experience of Smart-home Healthcare System (노인의 스마트 홈 헬스케어 이용 경험)

  • Purpose: This study was conducted to explore the experience of smart-home healthcare among older adults who had participated in the smart-home technology development project. Methods: Data were collected by focus group interviews with 7 hypertension or diabetes participants(mean age 75 years). Qualitative contents analysis was used to analyze the verbal data. Results: The results were composed of 27 meanings units, 10 categories and 6 themes. The 6 themes are: 'improvement of health conditions through anytime anywhere self-monitoring', 'attractive experience to be counselling at home', 'frequent system and telecommunication problems', 'unfamiliar devices for elderly users', 'complementary strategies for activation', 'advancement of elderly-friendly devices and programs'. Conclusion: The smart-home healthcare system should be developed based on older adults' preferences. It is essential to make progress with professional resources and organizational supports in the future.

  • Seoul, although having a housing stock as huge as that of world metropolitan cities, have implemented growth-oriented policies by constructing new housing units rather than using or rehabilitating existing ones. There were, therefore, few political efforts to preserve and rehabilitate multiple dwellings. Today, substantial time has passed since multiple dwellings in Seoul and the first-stage new cities such as Bundang and Ilsan were constructed. What is required to maintain the quality of the existing housing and use it with safety is loan, subsidy and tax incentive programs which are able to promote the maintenance of existing multiple dwellings. The objective of this study is to compare and analyze the maintenance systems of financial assistance(the loan, subsidy and tax incentive programs)of the world's largest cities with various housing types, I e New York and Tokyo, and then to propose to Seoul a framework for the maintenance systems.

A Study on Street Vitality of Two Different Types of Superblocks - With a case of Yeoksam 2-dong, Seoul - (유형별 슈퍼블록이 가로활력에 미치는 영향 분석 - 서울시 강남구 역삼2동을 사례로 -)

  • This study tried to prove why a low-rise residential block is more vitalized than in a superblock consisted of an apartment housing complex. To do this, two adjacent superblocks in Yeoksam 2-dong were selected as a case study among superblocks of residential area in Gangnam, Seoul. It adopted the concept of 'complexity', 'Osmosis', 'Vitality' and 'Permeability' for evaluation indexes to measure street vitality. As a result, four indexes were clearly higher in low-density residential superblocks than apartment housing complex superblocks. First, the superblocks for apartment housing complexes showed a lower 'complexity' because large-scale parcels for an apartment housing complex reduces a possibility for various land uses. Second, smaller blocks improved "osmosis" compared to larger blocks, and the larger the block, the less likely it is that buildings and streets penetrate activity. Third, as the apartment complex block became larger, the number of accesses decreased. Thus, it did not provide vitality to the streets. Fourth, high permeability was shown in the low-density superblocks, while that of the superblock consisted of apartment housing complexes was very low because the entrance of the complexes entrance is closed to the public. The results of this study demonstrated that an apartment housing complex may hamper street vitality and deteriorate the quality of urban environments.

A Study on the Index Estimation of Missing Real Estate Transaction Cases Using Machine Learning (머신러닝을 활용한 결측 부동산 매매 지수의 추정에 대한 연구)

  • The real estate price index plays key roles as quantitative data in real estate market analysis. International organizations including OECD publish the real estate price indexes by country, and the Korea Real Estate Board announces metropolitan-level and municipal-level indexes. However, when the index is set on the smaller spatial unit level than metropolitan and municipal-level, problems occur: missing values. As the spatial scope is narrowed down, there are cases where there are few or no transactions depending on the unit period, which lead index calculation difficult or even impossible. This study suggests a supervised learning-based machine learning model to compensate for missing values that may occur due to no transaction in a specific range and period. The models proposed in our research verify the accuracy of predicting the existing values and missing values.

A Study on the Characteristics of Ecosystem Change and Management in Urban Wetland - Focusing on the Dunchon-Dong Ecological and Scenery Conservation Area, Seoul - (도시 습지 자연생태계 변화 특성 및 관리방안 연구 - 서울시 둔촌동 생태·경관보전지역을 대상으로 -)

  • The present study has monitored the changes in the biodiversity of Dunchon-Dong ecological and landscape conservation area after the restoration of the wetland, identified and analyzed the threats to the ecosystem, and presented a management plan accordingly. In this area which was forests and rice paddies in the past, apartment reconstruction is currently underway, with some hinterland forests and wetlands remaining. When we look into the change in the floras, the total number of species was 193 in 2000 before the restoration, it decreased from 2004 to 2006, and as of 2019, it was 149, showing an increasing trend. The result of comparing the species that emerged before and after the restoration showed an increase in Cyperaceae herbs such as Carex maximowiczii and Carex dispalata growing in wetland areas within forests and Schoenoplectiella juncoides and Schoenoplectus tabernaemontani growing in areas within wetlands where shallow water is maintained. As a result of analyzing the change in the area ratio of each type of extant vegetation, the wetland native herbs formed the power at the highest ratio after the restoration. The change in the power of the wetland native herbs was on an increasing trend until 2007, after which it decreased much in 2010 and then gradually increased, showing values of 26.6% in 2000, 44.6% in 2002, 49.0% in 2005, 53.3% in 2007, 28.7% in 2010, and 37.3% in 2019. The cause of the decrease in 2010 was judged to be due to the vegetation management conducted to secure open water and remove organic matter in freshwater reservoirs. The amphibia which emerged from 2000 to 2019 was a total of 9 species including Hynobius leeshii, Bufo gargarizans, Kaloula borealis, and Rana uenoi. As a result of the changes in the emerging wild birds, the species diversity index before the restoration was 0.9922 in 2000, and the species diversity index after the restoration gradually increased to 1.2449 in 2005, 1.2467 in 2010, and 2.2631 in 2019. The amphibia and wild birds inhibiting in the Dunchon-Dong forest and wetland were judged to have increased through continuous wetland maintenance such as naturalized plant removal management, native plant maintenance, and open water securing management. For the ecosystem preservation management of the Dunchon-Dong ecological and landscape conservation area, it was suggested to minimize the impact of the Dunchon-Dong reconstruction project, reorganize the indiscriminate access roads adjacent to the wetland, and reorganize the main entrance to the wetland. For ecosystem restoration management, systematic restoration and ecological buffer planting were suggested to be carried out at the time of construction fence demolition.

  • 영예의 대통령상이 수여되는 한국건축문화대상의 대상이 올해부터 '비주거'와 '주거'로 나뉘어 확대, 시상한다. 그 첫번째 수혜자로 비주거부문은 김삭식 건축사(주.금성 종합건축사사무소 대표)가 설계하고, (주)금호산업이 시공한 '광주광역시청사'가 주거부문에는 김종국(주.종합건축사사무소 건원)건축사가 설계하고, 현대산업개발(주)이 시공한 '아이파크 삼성동'이 국내 준공건축물들을 대상으로 한 2004한국건축문화대상에서 영예의 대상으로 각각 선정됐다. 또 올해 한국건축문화대상에서는 KT여의도사옥 등 6작품이 본상을 차지한 것을 비롯해 우수상 등 모두 22개 작품이 수상작으로 선정됐다. "불이 - Architecture in NatureㆍNature in Architecture"를 주제로 공모한 일반 및 신인ㆍ학생 대상의 계획건축물부문에서는 박종대, 윤새봄, 김정희(인하대학교 건축공학과대학원 건축의장연구실)씨가 공동 출품한 'Plankton House'가 금상을 차지한 것을 비롯해 은상 2팀, 동상 3팀 입선 22점 등 모두 28개 팀이 입상했다. 올해 한국건축문화대상에는 준공건축물부문 89점, 계획건축물부문 252점 등 총 341개 작품이 응모했다. 비주거 부문의 대상을 차지한 광주광역시청사는 "관 건물의 이미지를 탈피하여 하나의 문화 건물로 탈바꿈하려는 시도가 특히 돋보이는 작품으로 시공에도 많은 어려움이 있었음에도 불구하고 완성도가 우수한 작품"이란 평을 받았다. 또한 주거 부문의 아이파크 삼성동은 "아파트이면서도 주상복합의 이미지를 구현시키면서 판상형 형태에서 벗어나 탑상형 배치에 의한 낮은 건폐율 적용으로 친환경적인 단지를 이루고 있으며, 특히 시공이 매우 우수한 작품"이란 평을 받았다. 한편 올해부터 우리나라 건축문화발전을 위해 기여한 건축인을 발굴해 시상하는 '올해의 건축인상'을 제정, 그 첫번째 수상자로 김석철 건축사(아키반건축도시연구원 건축사사무소)와 이창남 건축사(센구조 건축사사무소)가 선정되어 건설교통부장관상을 받았다. 시상식은 지난 11월 24일 서울 종로구 세종로 세종문화회관 컨벤션홀에서 개최되어 대상의 비주거부문 수상작의 설계자인 김상식 건축사에게 대통령상 그리고 시공자인 (주)금호산업에게는 건설교통부장관상, 건축주인 광주광역시장에게는 국무총리상이 수여됐다. 또한 주거부문 수상작의 시공자인 현대산업개발(주)에게 대통령상 그리고 설계자인 김종국 건축사에게는 국무총리상, 건축주인 현대산업개발(주)에게는 건설교통부장관상이 수여됐다. 또 KT 여의도빌딩 등 본상 6개 작품의 설계자 및 시공자에게는 건설교통부장관상 등 정부포상이, 준공건축물부문 우수상 입상자 전원에게는 각각 대한건축사협회장상, 서울경제신문사장상이 수여됐다. 계획건축물부문의 금상 수상자에게는 건설교통부장관상과 상금이 수여되었으며, 은상과 동상, 입선작은 대한건축사협회장상과 상금이 각각 수여됐다. 아울러 동상이상 수상자 중 영어 인터뷰심사를 거쳐 2명을 선발, ARCASIA 학생잼버리대회 파견 특전이 주어진다. 건설교통부와 대한건축사협회, (주)서울경제신문이 공동주최하고 대한주택공사 등 건설관련 5개 단체가 후원하는 한국건축문화대상은 올해로 13회째 개최되고 있다. 더욱이 올해에는 대통령상을 두 부문으로 나누어 시상하는 등 그 폭이 넓어져 수상자에게 더 큰 영예를 주었으며, 시간이 흐를수록 그동안 기성 건축인들의 창작의욕 고취는 물론 건축저변을 크게 확대하였다는 평과 아울러 우리 건축문화 창달에 기여해 한국건축문화대상은 명실공히 국내 건축인은 물론 일반 국민의 대표 건축축제로 자리매김하고 있다.

An Analysis on the Influence of the Financial Market Fluctuations on the Housing Market before and after the Global Financial Crisis (글로벌 금융위기 전후 금융시장 변동이 주택시장에 미치는 영향 분석)

  • As the subprime mortgage crisis spread globally, it depressed not only the financial market, but also the construction business in Korea. In fact, according to CERIK, the BSI of the construction businesses plunged from 80 points in December 2006 to 14.6 points in November 2008, and the extent of the depression in the housing sector was particularly serious. In this respect, this paper analyzes the influence of the financial market fluctuation on the housing market before and after the Global Financial Crisis using VECM. The periods from January 2000 to December 2007 and January 2008 to October 2015, before and after the financial crisis, were set as Models 1 and 2, respectively. The results are as follows. First, when the economy is good, the Gangnam housing market is an attractive one for investment. However, when it is depressed, the Gangnam housing market changes in response to the macroeconomic fluctuations. Second, the Gangbuk and Gangnam housing markets showed different responses to fluctuations in the financial market. Third, when the economy is bad, the effect of low interest rates is limited, due to the housing market risk.

A Study on Civil Defense Evacuation Facilities (전국의 대피시설 실태조사를 통한 민방위 대피시설 표준 정립 모델 구축 연구)

  • Civil defense evacuation facilities currently installed in our country are necessary to survey the operating status. The purpose of this study is to survey on the current facility for civil defense evacuation facilities equipment, management, and problem analysis, research and to build a facility model of the standard formulation through the analysis on the actual condition of the civil defense evacuation facility. The conclusions of this study are as follows. First, the civil defense evacuation facilities are most in Seoul. Second, civil defense evacuation facilities proved to be checked periodically without a systematic management. Many facilities do not have communication facilities appear to be evacuated in an emergency situation is expected to have difficulty in contact with the outside world. Fourth, the old civil defense evacuation facilities are in the center of the metropolitan area.

Travel Patterns of Transit Users in the Metropolitan Seoul (서울시 대중교통 이용자의 통행패턴 분석)

  • The purpose of this study is to analyze the spatial characteristics of travel patterns and travel behaviors of transit users in the Metropolitan Seoul area. We apply the data mining techniques to explore the travel patterns of transit users from the T-money card database which has been produced over 10,000,000 transaction records per day. The database contains the information of locations and times of origin, transfer, and destination points for each transaction as well as the informations of transit modes taken via the transaction. We develop an data mining algorithm to explore traversal patterns from the enormous information. The algorithm determines the travel sequences of each passenger, and produce the volumes of support on each points (stops) of transportation networks in the Metropolitan Seoul area. In order to visualize the spatial patterns of travel demands for transit systems we apply GIS techniques, and attempt to investigate the spatial characteristics of travel patterns and travel demand. Subway stops located in the Gangnam area appear the highest peak for the travel origin and destination, while the CBD in the Gangbuk stands at the second position. Two or three sub-peaks appear at the densely populated residential areas developed as the high-rise apartment complex. Subway stations located along the Subway Line 2, especially from Guro to Samsung receive heavy travel demand (total support), while bus stops located at the CBD in the Gangbuk stands the highest travel demand by bus.
