A Study on the Disposal and Purchase of Corporate Real Estate Assets (기업의 부동산 자산 매각과 매입에 관한 연구)

  • This study examined the motive and incentive for the disposal and purchase of corporate real estate assets based on the various firm characteristics. It was empirically found that firms with a higher leverage ratio, lower cash holdings, and lower sales growth are more likely to dispose of their real estate assets. This implies that financial constraints, internal reserves, and growth opportunities are important factors affecting the corporate decisions regarding the disposal of real estate assets. Meanwhile, it was found that firms with a lower leverage ratio have a higher probability of purchasing real estate assets, suggesting that a stable financial structure enables firms to acquire more of such assets. Using the transaction amount of corporate real estate assets, consistent results were found. While varied opinions on the utilization of corporate real estate assets have been raised, this study broadened the understanding of such by performing rigorous analyses. The result of this study would have practical implications in terms of the introduction of regulations or the establishment of business strategies related to corporate real estate assets.

Research on Interest Rate Determinants in Shipping Loans (선박금융의 금리결정 요인에 관한 연구)

  • According to previous studies, the key factor in determining the loan interest rate for shipping companies is the default risk premium. Therefore, this study analyzes the determinants of the risk premium of shipping loans using a multiple linear regression model. With the risk premium as the dependent variable, a total of 10 independent variables are selected, including three factors: loan characteristics, borrower's creditworthiness, and economic situation. Samples are 82 shipping loans supported by Bank A from 2014 to 2022. As a result, borrower's creditworthiness(current ratio, debt ratio, firm age) and economic situation(freight index) affect the risk premium in analysis for all samples. It is found that borrower's creditworthiness has some influence on the risk premium for container ships(current ratio, cash holding ratio, debt ratio, operating income to sales) and bulk carriers(debt ratio, firm age). Market situation affects the risk premium in gas carriers. However, in the model targeting tanker ships, unlike previous studies, all factors have no effect on the risk premium.

The Middle-Old Aged Empty Nest Households' Debts Holding and Financial Status: Considering the Level of Income and Assets (중고령자 빈둥우리가계의 부채보유여부와 가계 재무상태: 소득과 자산 수준을 고려하여)

  • This research was conducted for the analysis the middle-old aged empty nest households' debt holdings and their financial status(emergency fund index, liquidity index, debt burden index) considering the level of income and assets. In order to accomplish this study, we made use of the KReIS third beta-version data. The results of the analysis were as follows. First, in all income asset groups there were more non-debts holding houses compared to debt holding houses. Moreover in debts holding houses, compared to other groups high income high assets groups were more. Second, the households that possessed more assets, had more debts. Third, the financial status of the households holding debts were more vulnerable compared to households that had no debts. Moreover, all income asset groups' emergency fund index were low. Households having no debts possessed low real assets and so the liquidity index was higher in holding debts households. In holding debts households, debt burden index was high. And especially these houses suffered from high debt burden when their income and asset were low.

  • Pholcus gosuensis sp. novo is described from the entrance zone of Gosu cave, Chungchengbuk-do, Korea. The species is characterized by male palpal organs with three expanded apophyses and developed callosity on procursus, two frontal apophyses of chelicerae and degrading appendix, and sclerotized arches on uterus externus. The species is related to P. crassus Paik 1978 and P. acutulus Paik, 1978 in having identical uncus and embolus but differentiated from those species by the combined characters of large apophyses and heavily sclerotized callosity on procursus, and structure of arches on uterus externus.

부도시의 시장반응과 후속 기업재건 여부와의 관계

  • 본 연구에서는 부도기업의 부도 후 회생여부와 부도발생시의 주식시장의 반응과의 관계를 조사하였다. 즉 증권시장이 부도기업의 사후적인 회생 또는 회생실패에 대한 통찰력을 부도시에 이미 갖고 있는지를 부도처리시의 주가반응을 분석함으로써 검정하고자 하는 것이다. 이를 위하여 외환위기 후 상장기업의 부도가 빈발하였던 1998년에서 2000년 사이에 부도가 발생한 상장회사 55개 기업을 대상으로 후에 회생한 기업(31개기업)과 그렇지 못한 기업(24개 기업)을 구분하여 후에 회생한 기업의 부도시의 주가반응이 회생하지 못한 기업의 부도시의 주가반응보다 덜 부정적이었는지를 검정하였다. 실증분석 결과 부도기업 중 후에 회생한 기업(31개기업)의 분석기간 ($-10{\sim}+10$)중 평균초과수익률과 누적평균초과수익률이 비회생기업(24개기업)의 그것에 대하여 유의한 (+)의 차이가 나타나지 않았다. 또한 부도기업의 누적초과수익률을 종속변수로 하고 회생여부를 나타내는 더미변수, 전년도감사의견이 적정의견인지의 여부, 부채비율, 총자산(억원) 자연 로그값, 사전적 폭로정보 대용변수로서의 지난 1년간 주가반응을 의미하는 (-230, -11)윈도우 누적초과수익률을 독립변수로 하여 다중회귀분석을 실시하였으나 부도후 회생여부를 나타내는 더미변수의 회귀계수는 유의적이지 않았다. 따라서 초과수익률 차이분석결과 회생기업의 부도시의 주가반응이 비회생기업의 그것에 비하여 유의한 (+)의 차이가 없고, 또한 회귀분석 결과 부도시의 초과수익률과 부도후 회생여부는 유의한 관계가 없으므로 부도처리시의 주가반응에서 후에 회생하는 기업이 그렇지 않은 기업보다 덜 부정적일 것이다라는 연구가설은 기각된다.등에 대한 평가기준의 재정립이 강구되어야 할 것이다.한 변동성에서 큰 위험프리미엄이라는 연결고리를 거쳐 코리아 디스카운트라는 현상으로 귀착되는 현상에 주목하고 있는 본 연구의 결과가 실무에서 유용하게 사용됨은 물론이요 또한 본 연구의 방법론 자체가 매우 정교하고 포괄적이어서 금융시계열을 포함한 다른 여러 분야에 크게 응용될 수 있는 외부효과도 기대된다.R 효과는 전통적 의미의 일반적으로 낮은 PER종목이 초과수익률을 내는 것이 아니라, 기업규모가 크더라도 그 기업의 개별특성을 고려했을 때 이와 비교해 상대적으로 PER가 낮은 종목에 투자하면 초과수익을 낼 수 있음을 의미한다. 발견하였다.적 일정하게 하는 소비행동을 목표로 삼고 소비와 투자에 대한 의사결정을 내리고 있음이 실증분석을 통하여 밝혀졌다. 투자자들은 무위험 자산과 위험성 자산을 동시에 고려하여 포트폴리오를 구성하는 투자활동을 행동에 옮기고 있다.서, Loser포트폴리오를 매수보유하는 반전거래전략이 Winner포트폴리오를 매수보유하는 계속거래전략보다 적합한 전략임을 알 수 있었다. 다섯째, Loser포트폴리오와 Winner포트폴리오를 각각 투자대상종목으로써 매수보유한 반전거래전략과 계속거래 전략에 대한 유용성을 비교검증한 Loser포트폴리오와 Winner포트폴리오 각각의 1개월 평균초과수익률에 의하면, 반전거래전략의 Loser포트폴리오가 계속거래전략의 Winner포트폴리오보다 약 5배정도의 높은 1개월 평균초과수익률을 실현하였고, 반전거래전략의 유용성을 충분히 발휘하기 위하여 장단기의 투자기간을 설정할 경우에 6개월에서 36개월로 이동함에 따라 6개월부터 24개월까지는 초과수익률이 상승하지만, 이후로는 감소하므로, 반전거래전략을

Principal Component Analysis on the Theory of Corporate Cash Holdings for Korean Chaebol Firms (주성분분석을 활용한 국내 재벌계열사들의 재무적 현금보유이론에 대한 검정)

  • This study conducted empirical tests on contemporary finance theories for corporate cash holdings, such as trade-off, pecking order, and agency theory. There is ongoing debate on the possibility of excess cash savings by domestic firms, including chaebols in the Korean capital markets. Thus, it may be worthy to identify any financial characteristics based on each aforementioned theory as an extension of previous studies on similar subjects. Two primary hypotheses were postulated and tested, and the following empirical results were obtained. First, principal component analysis (PCA) provides evidence that nine out of the twenty explanatory variables showed a significant influence on the level of corporate cash holdings, such as cash conversion cycle in trade-off theory and leverage in pecking order theory. Second, the chaebol firms that decreased cash holdings after global financial turmoil may be affected by financial factors that include investment opportunities and foreign ownership according to the PCA. The results may reinforce the outcomes derived from previous research on corporate cash holdings. Based on the robust results, large firms in advanced or emerging capital markets could approach the optimal level of the cash reserves.

An Overview of Readjustment Measures Against the Banking Industry's Non-Performing Loans (은행부실채권(銀行不實債權) 정리방안(整理方案)에 대한 고찰(考察))

  • Currently, Korea's banking industry holds a sizable amount of non-performing loans which stem from the government-led bailout of many troubled firms in the 1980s. Although this burden was somewhat relieved with the aid of banks' recapitalization in the booming securities market between 1986-88, the insolvent credits still resulted in low profitability in the banking sector and have been detrimental to the progress of financial liberalization and internationalization. This paper surveys the corporate bailout experiences of major advanced countries and Korea in the past and derives a rationale for readjustment measures against non-performing loans, in which rescue plans depend on the nature of the financial system. Considering the features of Korea's financial system and the banking sector's recent performance, it discusses possible means of liquidation in keeping with the rationale. The conflict of interests among parties involved in non-performing loans is widely known as one of the major constraints in writing off the loans. Specifically, in the case of Korea, the government's excessive intervention in allocating credits has preempted the legitimate role of the banking sector, which now only passively manages its past loans, and has implicitly confused private with public risk. This paper argues that to minimize the incidence of insolvent loan readjustment, the government's role should be reduced and that the correspondent banks should be more active in the liquidation process, through the market mechanism, reflecting their access to detailed information on the troubled firms. One solution is that banks, after classifying the insolvent loans by the lateness or possibility of repayment, would swap the relatively sound loans for preferred stock and gradually write off the bad ones by expanding the banks' retained earnings and revaluing the banks' assets. Specifically, the debt-equity swap can benefit both creditors and debtors in the sense that it raises the liquidity and profitability of bank assets and strengthens the debtor's financial structure by easing the debt service burden. Such a creditor-led or market-led solution improves the financial strength and autonomy of the banking sector, thereby fostering more efficient resource allocation and risk sharing.

Financial Factors Influencing Corporate Cash Reserves of Firms in Chungcheong Province in the Korean Capital Markets (충청권 소재 제조업체들의 현금 유동성 수준에 대한 재무적 분석)

  • This study examines financial factors affecting cash holdings of firms in the domestic capital markets. Specifically, this study focuses on regional firms with headquarters in Chungcheong province, the Republic of Korea, which features little previous research concentrating on the firms in the particular region. Three primary hypotheses were empirically tested utilizing robust econometric models, including static panel data, Tobit regression, and logistic models.Results reveal only five explanatory variables, including DSO, LIQUID, LEVERAGE, PMARGIN, and SIZE, showed statistically significant effects on the level of cash holdings among the nine variables studied. In addition two IDVs, LEVERAGE and FOS, showed significant differentiated effects between firms with headquarters in North and South Chungcheong regions. With continued debate among interested parties on the optimal level of cash reserves, the study provides a new vision for the optimal cash reserves for firms with headquarters in Chungcheong Province, where unprecedented socio-economic factors are driven.

Smart Beta Strategies based on the Quality Indices (퀄리티 지수를 이용한 스마트 베타 전략)

  • Recently, in the asset management industry, the smart beta strategy, which has an intermediate nature between passive and active strategies, is attracting attention. In this smart beta strategy, value, momentum, low volatility, and quality index are widely used. In this study, we analyzed the quality index which is not clear and complicated to calculate. According to the MSCI methodology, the quality index was calculated using three variables: return on equity, debt to equity, and earnings variability. In addition, we use the index using only return on equity variable, the index using only two variables of return on equity and debt to equity, and the KOSPI index as comparison targets for the quality index. In order to evaluate the performance of the indices used in the analysis, the arithmetic mean return, the coefficient of variation, and the geometric mean return were used. In addition, Fama and French (1993) model, which is widely used in related studies, was used as a pricing model to test whether abnormal returns in each index are occurring. The results of the empirical analysis are as follows. First, in all period analysis, quality index was the best in terms of holding period returns. Second, the quality index performed best in the currency crisis and the global financial crisis. Third, abnormal returns were not found in all indices before the global financial crisis. Fourth, in the period after the global financial crisis, the quality index has the highest abnormal return.

A Study on the Characteristics of Rental Real Estate Households and Real Estate Rental Income (임대부동산 가구특성과 부동산임대소득에 관한 연구)

  • This study focused on real estate rental income, which is being interested as a means of preparing for old age in the age of low growth and aging. Rental income is seen to function as a safety net of society at a time when it is necessary to live a difficult old age due to the disconnection of income and the extension of the average life span. Therefore, this study conducted the following study on 1,025 households that own rental real estate nationwide. First, the relationship between the characteristics of the household of the rental real estate owner and the real estate rental income was analyzed, and second, it examined whether there is a difference in rental income between the group that engages in income activities other than rental income and the group that only has rental income without income activities. As a result of the analysis, among the demographic and sociological characteristics, gender and spouse were identified as significant variables in rental income. Among the economic characteristics, income and total debt were found to be significant variables. In the case of income activities, rental income was low, and rental income was high when the total debt was high. However, if interest rates rise and the economic recession is prolonged due to unpredictable causes, the owner may suffer from double-use. In preparation for this, it is necessary to review real estate policy alternatives such as easing the period of real estate holdings.
