A Study on the Estimation of Elemental Costs for an Apartment Building (공동주택에 대한 부위별 공사비 산정에 관한 연구 - 사례 H사의 실행단가를 중심으로 한 연구 -)

  • The purpose of this study is to estimate elemental costs of an apartment building. The adapted research method includes a case study from $^{\circ}{\AE}H^{\circ}{\phi}$ construction company. The results of this study are as follows: 1) An elemental cost format of an apartment building is proposed, 2) An elemental cost table based on a case study of $^{\circ}{\AE}H^{\circ}{\phi}$ construction company is suggested.

  • 공사비정보와 일정정보는 사업을 관리하는데 있어 매우 중요한 정보로 이들이 연계활용되어야 공정공사비 관리를 원활하게 진행할 수 있다. 그러나 국내의 실정은 공사비가 내역체계 기반으로 관리됨에 따라 설계사에서 작성되어 시설, 부위, 공간 등의 정보를 갖고 있던 수량정보가 내역체계 기반으로 전환되면서 정보들을 상실하고 시공사에서는 다시 물량분개라는 작업을 통해 다시 시설, 부위, 공간 등의 정보를 부여하는 작업이 발생하고 있다. 이에 도로분야 사업을 대상으로 작업분류체계(WBS)를 그 연계방안으로 제시하고 작업분류체계 기반 공사비 작성을 통해 설계사에서 작성된 정보를 시공사에서까지 활용할 수 있도록 하고자 한다. 본 사업에서는 이러한 작업분류체계 공사비 작성을 위한 지원도구 개발을 위해 업무 프로세스 검토, 지원도구 활용 공사비 작성, 시험적용을 통한 지원도구 검증을 수행할 계획이다. 이를 통해 내역정보와 공정정보의 연계가 실현되고, 효율적인 공사비 관리의 기반을 제공할 수 있다.

  • The existing defect management is focused on step before closing work, a builder preliminary research and tenant preliminary research. Each step is not related. And the existing study on defect management mainly classify into work type and defect type according to work type. This study divide into defect part. Also this study propose PDA based web and 3DCAD for improving method of existing defect management.

  • Design value engineering (VE) has been performed in many construction projects according to the changes in the construction for most of the VB function analysis that performed, are problems that focus on function analysis and generating ideas based on individual experience of VE team member than generating ideas and value improvement of systematic function analysis. This may be due to the quotation of previously performed function analysis data, general function analysis, and abstract function definitions that do not cite the concrete characteristics of each facility. Therefore, in this study, the proposed cases from the existing design VE workshops, the current conditions of the connection between functions and ideas and of the idea categorization by building part were studied to determine why functions and ideas are not connected, and to propose pertinent improvement directions. on a performance-based function categorization system by building part that can provide the logical connection between functions and ideas in the function definition/categorization and function arrangement phases in the function analysis phase, the most important phase in VE activities, was developed by reflecting the required performance and functions for each part of the facility.

  • The drawing information takes the most essential part of construction information. The management of construction information through drawing information facilitates input, output and search process, thus helping maximize the usage of construction information by effectively sharing construction experience and drawing information. This paper shows how construction information can effectively used to increase the productivity of the construction process as a whole. Construction information was extracted and classified by the elements of building which are the basic and very end components of building, to accumulate information of each construction phase. Based on the result, the Element Breakdown Structure(EBS) was developed for the practical usage of construction information integration.

  • It was few to the integrated information classification system In domestic construction. Furthermore, it became considerable obstacles to hamper the increase of national competitiveness as well the hoarding of information and overlapped investment. The standardization of information classification is also necessary prior to the Computer-Integrated Construction, CALS(Continuous Acquisition & Life-cycle Support/Electronic Commerce) in construction, EVMS(Earned Value Management System) and the various projects which manipulate construction information. Therefore, this report suggests the development direction and application proposal of Integrated Construction Information Classification.

  • Current changing to the customer-oriented market naturally causes suppliers to meet an age of competition on the quality. In order to plan housing meeting this quality competitiveness era, I set up the type classification system of quality differentiation for the unit of apartment housing by executing differentiation cases of unit quality and type analysis of the object. The system is consist of 3 classification systems by quality element, user convenience element and product element as follows: First element is to classify quality element on the basis of plane and interior elements, architectural elements and second one is user convenience element relating facility to classify environment-oriented, safety, energy saving and convenience. The other one is the product element to classify furniture, installing product and convenient product. I believe that this classification system will be useful to determine any classification elements of product for product positioning and product planning in the stage of marketing planning of apartment housing in the future.

Assessment of Defect Risks in Apartment Projects based on the Defect Classification Framework (공동주택 하자분류체계 기반 하자위험 평가)

  • In general, defects cause a lot of maintenance costs and serious damage to various stakeholders, such as the owners, contractors or occupants of apartments. For this reason, a systematic and efficient defect management method is needed to minimize defect disputes. This paper derives a defect classification framework and proposes a defect risk assessment model for different types of defects. For this purpose, 6,000 defect items are allocated to the defect classification framework; these items are associated with 34 apartment projects over ten years old. As a result of this analysis, it was confirmed that the defect risks are concentrated in the areas of RC and finishing work. Based on these results, it is necessary to prevent the major risks of defects according to their priority. Based on this research, it is judged that further research to develop a method of managing the risks of defects may be necessary.

  • 3D and BIM technology are presumed to be used more and more in the construction industry. The scope of this paper arose from a general wondering of how the constructor in general can benefit from the use of 3D models. Presented herewith is the first application of BIM in Korea to a actual bridge construction site located in Cheongpoong in Chooncheongbook-Do. This paper tries to integrate design, cost and schedule under location-based conditions with industry-specific solution for 3D modeling. 292 activities constitute the cable-stayed bridge of 442m long with a main span of 327m long. Integration of 3D model, cost and schedule is shown by comparing the measurements of works at a specific time by use of 2 different construction sequencing scenarios and cost breakdown structures.

  • Korean Government conducted "a research for establishing the integrated construction information classification system" and suggested the classification system for the first and second level in terms of the complexity in May, 2001. The Ministry of Construction and Transportation announced a standard of the integrated construction information classification system using previous research in August, 2001. Since 2005, many BTL projects have been constructed for the educational facility. However, there is mixed official standard of the system for the educational facility. Moreover, it is difficult for the SPC to use the current "integrated construction information classification system", since the item in the educational facility cannot be easily located in the current system. Thus, this research suggests an efficient maintenance system for the educational facility. Two classification systems, space-oriented and element-oriented systems, are suggested to increase efficiency of the classification system.
