Requirements Management Framework for Design Management and Information Characteristics (건설 발주자 설계 요건관리 체계화를 위한 개념적 틀 및 정보특성)

  • For a successful construction project, the requirements of the client should be clearly defined and this should be reflected in the project based on the expertise of each project participant throughout the entire life-cycle. Therefore, it is necessary to establish the concept of Requirements Management to systematize and manage project requirements in terms of information management. This study aims to comprehensively define the concept of requirements management in the architecture industry and to provide a methodological basis for efficiently managing design requirements information by suggesting category of requirements information type and information analysis criteria. In addition, based on the case study, the requirements information was analyzed to propose a systemization methods of requirements management for PMO' design management and information management.

  • Construction Projects have many participants by characteristic, scale and contract. Those also have complicated communication structure. So, claim and dispute occur continuously for conflicting communication. In many claim and dispute cases, it usually occurs between builder and owner. Unfair practices by owners position cause main claim and dispute. This study analyses judgment type, cause and compensation ratio in korean commercial arbitration case and provides the dispute information for builder that has weak position by contract. It draws analysis information for managing and controlling dispute that order type, judgement type, cause and failure case. Using these analysis information, it hopes to help inducement of dispute agreement and save time and economic damage for builder during construction. It also hopes to rise construction completeness by providing dispute management information.

Determining Decision-making Factors for the Selection of Contract Methods in Public Construction (공공공사의 발주방식선정을 위한 의사결정요인 연구)

  • The procurement of public construction, which has been selected mainly on the basis of the work experience of a department of public agencies that award construction contracts or those in charge of ordering, has not been executed through an objective selection process considering the construction types or characteristics. Thus, as a preliminary study on developing a model for the selection of contract methods, this study intends to analyze and present the key factors affecting the selection of procurement methods in public construction. Through a literature review on the existing methods, foundational factors were first presented, based on the analysis of these factors, the final influence factors were proposed. As a result, 6 factors contractor's characteristics, the environment of the construction market, relevant organization, the characteristics of a project, costs, and responsibility factors were determined, and 14 sub-factors were selected. The factors presented in this study will be used as base data for developing a decision making support model for the selection of contract methods in public construction.

  • 건설CALS/EC 체계에 따라 도로건설공사에서 생성되는 설계문서를 발주자, 설계자 및 시공자 등 참여 주체간에 보다 효과적으로 교환하기 위해서는 특정 하드웨어나 소프트웨어에 구애를 받지 않으면서 표준화된 전자문서 정보체계에 따라 전자화해야 한다. 이를 위해 다양한 유형을 갖는 설계문서에서 반복적이면서 빈번하게 나타나는 공통 구성체계와 정보요소를 대상으로 설계문서 공통 DTD를 개발하였다.

Strategy for Various CM Applications based on Comparative Case Analysis (사례 비교분석을 통한 CM 적용 다양화 방안 - 발주자 특성 및 사업특성을 중심으로 -)

  • Domestic CM market has continued to grow since the enactment of CM policies in 1996. In addition, future CM market is forecasted to have potential high growth. Therefore, it is necessary to apply various CM business models reflecting the owner's requirements and characteristics in order to improve in the CM industry and to strengthen the competitiveness in the overseas construction market. In this context, the purpose of this study is to suggest strategies of various CM applications based on comparison of 4 cases analyzed by 'business weight' and 'business depth' in terms of business function as well as by the types of 'CM market' and 'CM practice'. Result of this comparative analysis shows that each case presents differences in terms of type, business weight, and business depth of CM practice. However, domestic public CM services are currently being challenged to strengthen capability throughout the project life-cycle against the limitation of government's CM policies focused on the construction supervision.   • A construction project consists of a variety of contracts for the completion of work. The large number of contracts involved in a single project increases the likelihood that disputes will arise between the parties involved regarding the terms of service. Actually, there are many disputes that are caused by a change 0 order. While such disputes should be settled by interpreting the terms stipulated in the agreement entered between the two parties, the process of dispute settlement is often restricted to arbitration and lawsuit, and as a result the parties tend to avoid it due to its inefficiency. For this reason, in Korea it is hard to find cases of interpreting terms of service, while in the U.S. it is easy to find diverse cases of interpreting terms of service, since there is a process of dispute settlement by each stage by the party who has placed an order. Therefore, this study presents analysis of case studies of contract changes, looking specifically at changes in the scope of the work, changes in quantity, changes in the period of implementation, changes in the method of implementation or attitude, changes in items provided by the government or the delivery place, and the acceptance of such change procedure by a contractor, and the adjustment of a reduction.

  • 컴포넌트 모델링 방법은 컴포넌트 개발에서 시스템을 이해하고 분석하기 위해 중요한 부분을 차지하고 또한 재 사용성을 높이는 방안으로써 받아들여지고 있다. 컴포넌트는 일반적으로 컴포넌트를 개발하는 사람과 그것을 조림하여 사용하는 사람이 다르며 이에 따른 내용과 목적이 다르기 때문에 대규모의 컴포넌트 시스템을 개발하는데 있어서 그 역할에 따라 두 가지 유형으로 구분하는 것이 중요하다. 이것이 현실화되기 위해서는 명확한 컴포넌트와 인터페이스 명세가 필요하며 조립자와 개발자간의 서로 다른 관점에서의 컴포넌트 모델이 필요하다 이에 본 논문에서는 조립자 관점과 생성자 관점이라는 서로 다른 역할에 따라 두 가지 유형의 컴포넌트 모델을 제안하며 이를 위해 UML을 확장한다. 그리고 이를 구매발주 시스템에 적용하여 그 효용성을 검토한다.

Feasibility Analysis of Introducing CM at Risk Delivery Method to the Korean Public Construction Industry by Analyzing Attributes of the Projects (대상공사의 특성요인 적합도 분석에 의한 공공부문 'CM at Risk 방식' 도입의 타당성 분석)

  • A high degree of management skills and functions is essential to the success of construction projects. While the various construction management delivery methods have been realized as the solutions, Korean government is planning to introduce 'CM at Risk Method' to the public construction projects. However, even if its effect has been verified successful in the international market, it must be considered before legally adapting the method that it would be suitable to our public sector, In this respect, the purpose of this study is to evaluate and analyze feasibility of 'CM at Risk Method'. In order to do that, 15 attributes of construction projects were found, which were suitable to 'CM at Risk Method' in general, 'CM at Risk-GMP Method', and 'CM at Risk-Cost Reimbursable Method' and suitability of each attribute to each of 9 categories of public construction facilities was evaluated by questionnaire survey to CM specialists. Results showed that 'CM at Risk Method' might not bring improper effect to the industry but due to the characteristic of public sector, the effect would be very limited.

Estimation Method of Waste Amount from Materials to Develop Generation Rates of Construction Waste in New Apartment Construction Sites: Focused on Bill of Quantities for Architectural Works (신축아파트 현장의 건설폐기물 발생원단위 개발을 위한 자재별 폐기물 수량 예측 방법: 건축공사 내역서의 투입 물량을 중심으로)

  • The amount of new apartment construction has been trending upward in 3~4% each year since 11% increase in 2002. Currently, in public apartment construction sites under separate delivery system for construction waste processing, the significant difference between estimated quantity for contract and actual amount frequently causes severe controversy among project participants. Many factors such as poor environmental management, inadequate contractual amount are assumed to influence the above problem, and the requirement to revise existing generation rates, the key criteria applied in estimating the quantities of waste, is increasing. Most of generation rates were established in early 2000's, and have difficulty in reflecting the changes from new materials and technologies accordingly. Therefore, this study aims to clarify the types of construction waste for each trade and the forecast method as preliminary work in order to develop more accurate generation rates for construction waste in new construction. To achieve this purpose, the architectural bills of quantities in ten apartment projects executed during 2010~2013 were collected, and the possible waste types and reasonable material loss ratio for each item from temporary works to owner-supplying material area were defined and compared through the workshops and interviews with the experts and on-site environmental managers. The results of this study will contribute to establishing the categories of construction waste for construction trades and proper generation rates by the indirect estimation method in new apartment construction in the follow-up study.

  • This study analyzed and summarized claims that took place during the past three years in the Korean construction-bonds market. Specifically, this study first examined the trend of construction-bonds claims. Second, the claims categorized according to the types of projects, suretyships, duration of settlement, amount of repayment and so on. Finally, based upon the analyzed results several suggestions, which will improve the efficiency of construction claim process, were provided.
