A Study on the Availability and Utilization of Hotel REITs in Korea (호텔 REITs의 국내 활용 가능성과 활용 방안)

  • This paper aims to analyze the characteristics of hotel REITs' performance and operation, and to examine their use for activating the hotel industries in Korea. The results of this study are as follows. First, hotel REITs underperformed average REITs and investment proportion of hotel REITs compared to total REITs has been curtailed after 1998. This is because performance of hotel REITs is sensitive to business fluctuations. Second, hotel REITs have mainly invested chain hotels, and shared their role with professional hotel management companies. Third, hotel REITs are to be useful for activating the hotel industries in Korea. In this context, major implications are presented to use healthcare REITs effectively.

  • 본 연구는 도시 및 지역의 지속가능성을 측정하고 평가하기 위한 수단으로 요구되는 ‘지표’의 개발방법과 절차를 설정하는데 목적이 있다. 사례지역으로 미국의 잭슨빌, 시애틀, 오레건 지역을, 지표개발을 위한 방법론으로서는 Maclaren의 이론을 분석하였다. 분석을 통하여 지속가능성 지표는 단순한 평가수단이 아니라 그 개발과정을 통해 시민그룹의 지속가능한 발전에 대한 인식을 제고함과 동시에 구성원의 협력과 노력에 입각하여 미래지향적인 새로운 공동체를 만들어 나가는 강력한 매개체가 될 수 있다는 시사점을 추출하였다. 이를 토대로 지속가능성 도시지표 개발절차를, \circled1 지표개발 주체 형성 \circled2 목표 및 비전의 정립 \circled3지표개발에 따른 기본방침의 설정 \circled4 지표개발을 위한 측정 및 분석 \circled5 예비지표의 발굴과 지표선택기준 마련 \circled6 예비지표 평가를 통한 최종지표의 선택 \circled7 지표에 대한 측정 및 분석 \circled8 지표분석 결과 보고 및 발표 \circled9 지표작업평가 및 새로운 목표 수립 등 9단계로 설정하였다. 본 연구가 제시한 지속가능성 도시지표 개발절차는 우리 나라의 지역 및 도시단위에서 지속가능성 도시지표를 설정하는데 준거로 활용될수 있을 것이다.

Use of REITs for Developing Student Housing (대학생 기숙사 확충을 위한 REITs의 활용 방안)

  • This paper aims at analyzing the use of REITs for developing student housing. To do this, firstly, the case studies of student housing REITs in U.S. are analyzed, and secondly, possibility and schemes of using REITs in Korea for the expansion of student housing. REITs are actively participated in the investment and management of student housing in U.S. and they are vertically integrated real estate investment operating companies which play a role of design-development-investment-managementconsulting. Student housing REITs can be fully used in Korea. To do this, special strategy integrating investment and management strategy should be examined. In these context, joint-venture model and PPP-conbined model are suggested to use REITs effectively.

A Spatial Statistical Approach to Migration Studies: Exploring the Spatial Heterogeneity in Place-Specific Distance Parameters (인구이동 연구에 대한 공간통계학적 접근: 장소특수적 거리 패러미터의 추출과 공간적 패턴 분석)

  • This study is concerned with providing a reliable procedure of calibrating a set of places specific distance parameters and with applying it to U.S. inter-State migration flows between 1985 and 1900. It attempts to conform to recent advances in quantitative geography that are characterized by an integration of ESDA(exploratory spatial data analysis) and local statistics. ESDA aims to detect the spatial clustering and heterogeneity by visualizing and exploring spatial patterns. A local statistic is defined as a statistically processed value given to each location as opposed to a global statistic that only captures an average trend across a whole study region. Whereas a global distance parameter estimates an averaged level of the friction of distance, place-specific distance parameters calibrate spatially varying effects of distance. It is presented that a poisson regression with an adequately specified design matrix yields a set of either origin-or destination-specific distance parameters. A case study demonstrates that the proposed model is a reliable device of measuring a spatial dimension of migration, and that place-specific distance parameters are spatially heterogeneous as well as spatially clustered.

A Critical Review of the EU Smart Specialization and US Manufacturing Renaissance Policies and New Directions for Regional Industrial Policy in Korea (EU의 스마트 전문화 및 미국의 제조업 르네상스 정책에 대한 비판적 검토와 한국 지역산업정책 방향)

  • This paper discusses the European Union's smart specialization strategy and US manufacturing renaissance policy and then proposes new directions for regional industrial policy in Korea. The smart specialization strategy is summarized as the entrepreneurial self-discovery and strategic coordination; the manufacturing renaissance policy as the construction of industrial commons based on ecosystem; and Korea's regional industrial policy as the build-up of regional innovation system based upon industrial clusters. The policy cases of the EU and the United States demonstrate the fact that regional industrial policy should be geographically embedded. Also, they show the relevance of policy mix by linking industrial policy with innovation policy for cross-fertilization between different industry and technology. In addition, the state plays a role as a coordinator and mediator by embedding the democratic discipline into industrial ecosystems. Considering these points, regional industrial policy should be transformed into a platform system that can facilitate linkage between industry and technology.

Spatial distribution of Korea-born adoptees in the United States (미국내 한국 입양아의 공간분포)

  • Intercountry adoption, one type of forced migration, has increased significantly in recent decades. The adoption of Korea-born children by Americans has been the strongest intercountry adoption linkage in the world. The intercountry adoption stream was strongly influenced by intercountry adoption policies, and socio-cultural settings in both South Korea and the United States. Socio-cultural factors in South Korea made local adoption undesirable and helped for abandoned children to be adopted by Americans, while socio-cultural factors in the United States had reduced the number of locally available infants for adoption, and increased the demand for infants from abroad. Distribution of Korea-born adoptees shows concentration in the Pacific Northwest, Upper Midwest and Northeast areas which have not attracted Korean immigrants so generally. The trend of concentration shows some increased importances in the outlying states in the northern United States. The location and activity of agencies shaped the spatial distribution of Korea-born adoptees in the United States.

The Research Trend of World Geography in Korean Geographers' Academic Society (한국 지리학계의 세계지리 연구 동향에 관하여)

  • This paper deals with the research trend of world geography (excluding geography of Korea) in Korean geographers' academic society through the analysis of the articles published during the last 21 years in three Korean geographical journals(Journal of the Korean Geographical Society, Journal of Korean Association of Regional Geographers, and Journal of Cultural and Historical Geography). The portion of articles concerned with world geography is relatively the lowest during the years 1990-1994, relatively the highest during the years 1995-1999, and rather decreasing during the years 2000-2010. The research areas of the articles concerned with world geography are mostly limited to USA, Japan, China, and Europe. It is not only expected that the more research on world geography should be done by Korean geographers but also that the research areas should be expanded in worldwide areas at this time when Korea is entering an international, global, and multi-cultural society.

A Reconsideration to the Trends of Korean Geographical Researches (한국(韓國)의 지리학(地理學) 연구방향(硏究傾向)에 관한 재고(再考))

  • We Korean geographers have been interesting merely in research trends and models which induced in more advanced societies. We unconcerned with the models were painfully acquired through many field surveys and accumulated researches. Approaches to the generalization without accumulating experienced studies are just like 'building on the sand' and 'it is nothing but the paper'. We still need many field surveys, regional approaches and very basic researches for induced the Korean geographic models. In geography. 'where' is not main goal. 'Why and how' are the most important. We know these very much. But we do not recognize that 'what is where' in Korea, still now. We must have our own Korean spatial models. But geography is not build in a day and in one generation. It needs interdisciplinary or system approaches accompany with the other fields of sciences. We concern with the spatial principles and laws which were hidden by the complicated phenomena in real world.

Representation of East Asia in US World Geography Textbooks: Focused on China and Japan (미국 세계지리 교과서에 재현된 동아시아 - 중국과 일본을 중심으로 -)

  • This study examines how East Asia is represented in US World Geography textbooks and what kind of cultural and political epistemological frameworks are embedded in those representation focused on China and Japan. For this, four World Geography textbooks that widely used in public middle school throughout the State of Connecticut are selected as the major units of analysis and analyzed using content analysis. The results are as follows. First, The textbooks have the cultural epistemological framework that East Asia are portrayed not only as homegenous and static world but also as exotic world whose mode of life is quite different from that the West. Second, China are represented as having more traditional and negative images, whereas Japan are portrayed as receiving more modern and positive images in the textbooks. This difference is caused by the relationship between the U.S. and them and imply that the epistemological framework on East Asia of American can change according to the relationship between the U.S. and East Asia. Third, the textbooks seem to be dominated by colonialism epistemological framework that emphasize hierarchical order between the U.S. and East Asia and omit East Asian countries' contribution to global cultures and economies as political epistemological framework. These findings suggest the need to investigate the epistemological frameworks underlying World Geography textbooks used Korean classroom about neighbor Asia or non-Western societies.

An Analysis of the Locational Motives for the Korean Auto Industry′s Investment in the U.S. - Case Study of Hyundai Motor Manufacturing Alabama - (우리나라 자동차산업의 미국투자 입지동기 분석 - 현대자동차 미 앨라배마 투자 사례를 중심으로 -)

  • Foreign direct investment (FDI) by firms has various motives in terms of the strategy for firms' long-term growth. This research uses the case study of Hyundai Motor Manufacturing Alabama to analyze the motives of the Korean auto industry's FDI in the U.S. and the locational factors that determined the selection of the site. This paper starts from the question of why Hyundai made the decision to invest in the U.S., which is not favorable in terms of production cost, especially considering that its exports to the U.S. have been on the increase. The results indicate that the strongest motive for the decision to invest in the U.S. was to ameliorate the trade friction between Korea and the U.S. Given that Hyundai depends on the U.S. market to a large extent for its exports, the foremost motive was to use local production in order to reduce the serious trade imbalance in the automobile sector between Korea and the U.S. in order that trade friction with the U.S. may be avoided and causes for trade disputes may be reduced. Other motives such as improving the access to local consumers were of secondary importance. After the selection of the country in which to invest, however, various factors were considered in the decision regarding the location of the plant, and incentives by local governments ultimately played a key role in this decision. The results imply that the Korean manufacturing industry's investment in the U.S. cannot be explained by traditional FDI theories and instead was greatly driven by a strategic defensive motive. In addition, the results confirm that the design of an appropriate incentive structure by host governments is important for attracting FDI.
