일시적 2주택자의 '대출 갈아타기(대환 대출)'가 막히면서 처분 조건부 아파트가 올 하반기 집값의 새로운 변수로 떠오르고 있다, 앞으로는 금융기관의 빚을 갚기 위해 대출을 받을 수 없게 되는 만큼, 올해 안에 기존 주택을 처분해 상환해야 하는 4만 6000건(5조 2600억 원)중 절반만 매물로 나와도 부동산 시장에 커다란 영향을 미칠 것으로 보인다.

정부는 외환위기 당시 건설 경기가 침체돼 제정한 양도세 과세 특례 제도를 2008년부터 축소하기로 결정했다. 2주택자의 비과세나 면세 혜택이 지나치게 크다고 판단했기 때문이다. 따라서 정부는 2008년 1월부터 양도세 특례 주택 외에 다른 주택을 팔 때는 2주택자로 인정해 양도세를 부과할 방침이다 이에 따라 1가구 2주택자들이 매물을 대거 내놓을 것인지 귀추가 주목되고 있다.

정부는 올해부터 대폭 늘어나는 종부세. 양도세가 강남 집값에 적지 않은 영향을 미칠 것으로 보고 있다. 실제 납세자들이 연말 세금고지서를 받아보고 느낄 보유세 부담은 만만치 않을 것이기 때문이다. 하지만 종부세 회피를 위해 매물 출회 가능성과 양도세 무서워서 못 판다는 지적 등 다양한 반응을 보이고 있는 강남 아파트 시장을 분석해보자.

연초의 예상과는 달리 보안업계가 심한 몸살을 앓고 있으며, 자금력이 여유스럽지 못했던 기업들은 경제적으로 커다란 어려움을 겪고 있는 것이 사실이다. 이에 따라 곳곳에서는 M&A가 현재 물밑에서 논의되고 있다는 말이 무성하게 들리고 있으며, 이를 뒷받침 해주는 얘기로 매물 시장에 보안업체가 몇개 업체가 나와 있다는 말도 종종 전해지고 있는 상황이다. 그러나 이러한 이야기는 현재 소문처럼 전해 지고 있을 뿐 수면위로 드러난 상황은 그리 많지 않다.

While most of the real estate information provided on the web is simply based on the information of the properties like addresses, locations, prices etc, this paper suggests methodologies for the development of a total information system of real estate which can provide, in an one-stop mode, value-added real estate information contents. The total information system of real estate designed in this paper includes a geological information system using a GIS, a property information system using photos and videos, a systemized legal consulting system, a web call center where customers can communicate with real estate experties on the web and lastly marketing analyses system using credit card data.

본 논문에서는 기존 중고거래 플랫폼들의 불편한 점들을 해소하고 사용자들이 효율적이고 편리한 중고거래를 할 수 있도록 도와주는 플랫폼을 개발했다. 조사를 통해 기존 중고거래 플랫폼은 허위 매물, 시세 파악의 어려움, 사기 피해 등의 문제점이 존재한다는 사실을 인식했다. 문제 해결을 위해 파이썬을 활용하여 주요 중고거래 플랫폼의 상품 데이터를 수집했다. 이에 IQR을 적용하여 가격의 이상치를 판별했다. 가격 비교와 허위 매물 판별이 용이하게 되는 장점이 있다. 또한 이상치를 제거한 상품들의 시세를 계산하여 데이터를 차트로 시각화했다. 플랫폼과 지역마다 상이한 중고 상품의 신뢰성 있는 시세를 파악할 수 있고 중고거래 사기 피해를 방지할 수 있도록 사용자에게 주요 사기 수법, 뉴스 등의 정보를 제공한다.

The age and growth of Neptunea (Barbitonia) arthritica cumingii sampled from the West Sea of Korea were determined from 1,062 operculums from October 2007 to September 2008. Age of Neptunea (Barbitonia) arthritica cumingii was determined from the rings on the operculum. The relationship between shell height (SH; mm) and shell width (SW; mm) was expressed by the following equation : SW = 0.5757 SH + 0.222 ($R^2$ = 0.8723), and shell height (SH; mm) and total weight (TW; g) was highly correlated by the equation : TW = 0.0002 $SH^{2.8162}$ ($R^2$ = 0.9121). The main spawning periods was estimated June to July through fatness index analysis. The relationship between shell height and ring radius of operculum in each ring group was expressed as a regression line. Therefore, there is a correspondence in each ring formation. Based on the monthly variations in the marginal index (MI) of the operculum, it is assumed that the ring of this species was formed once a year during the period of July to August. Growth curves for shell height (SH) and total weight (TW) fitted to the von Bertalanffy's equation were expressed as follows : $$SH_t=173.964(1-e^{-0.164(t+1.173)})$$ $$TW_t=407.952(1-e^{-0.164(t+1.173)})^{2.8162}$$

Online transactions are more familiar in various fields due to the development of the ICT and the increase in trading platforms. In particular, the amount of transactions is increasing due to the increase in used transaction platforms and users, and reliability is very important due to the nature of used transactions. Among them, the used car market is very active because automobiles are operated over a long period of time. However, used car transactions are a representative market to which information asymmetry is applied. In this paper presents a DID-based transaction model that guarantees reliability to solve problems with false advertisements and false sales in used car transactions. In the used car transaction model, sellers only register data issued by the issuing agency to prevent false sales at the time of initial sales registration. It is authenticated with DID Auth in the issuance process, it is safe from attacks such as sniping and middleman attacks. In the presented transaction model, integrity is verified with VP's Proof item to increase reliability and solve information asymmetry. Also, through direct transactions between buyers and sellers, there is no third-party intervention, which has the effect of reducing fees.
