An Analysis of the Factors Influencing Sales Price of Multi-Household Houses in Chang-won City (창원시 다가구주택의 매매가격에 영향을 미치는 요인 분석)

  • The public's interest regarding multi-household houses, one of the small-scale housings used as profit earning property, has been increasing. Previous studies regarding price, such as the rent and sales price of multi-household houses', however, were difficult to find. Thus, this study set forth to find out what characteristics influence the sales price of multi-household houses so as to provide further suggestions to investors' decision makings and developers' strategy establishments. The data was retrieved from multi-household sales transacted in Changwon City. Through empirical analysis, this paper found that prices were high in Euichang-gu and Seongsan-gu, and meaningful variables in terms of locations were distance from major trade areas(-), distance from main streets(-), and Corner site(+). Meaningful variables related to household characteristics were total floor area(+), Studio type(+), Southern exposure(+), Building age(-), and Full-furnished(+).

  • In this paper, I reviewed the analysis of possible ICC model of international sale contract terms used in the international artwork trade. Based on this, the provisions proposed considering the specialties of the international artworks trade. The purpose of this research study is to help practitioners draw up a contract of international artworks trade. In Chapter II, I reviewed the highlights of the international sale of goods contract. In Chapter III, I discussed the issues that arise in creating specific provisions on the international artworks trade agreements. In Chapter IV, I discussed the issues in creating the general provisions on the international artworks trade agreements. Quantity provisions of the international artworks sales contract should include the "more or less" clause. And it should also clearly define the scope of the author's property rights transfer in the copyright provisions. Even if a buyer has been assigned the copyright of artworks from the artist, if the buyer modifies the artworks without permission, moral rights can be violated. In addition, even if a buyer has been assigned all of the intellectual property rights of the artists, if the buyer does not have the specific provisions, the buyer must keep in mind that the unauthorized publication of artworks, film production, merchandising, etc, may infringe the right to create derivative works.

Study on Housing Price focused on Population Inflow (주택가격에 관한 연구: 인구유입을 중심으로)

  • The purpose of study is to analyze the effect of population inflow on apartment price growth. For this purpose, proxy for population structure is employed: (i) net population inflow based on 'resident registration criteria', (ii) buyer's transaction. The major findings are as followed. First, net population inflow of total and 50 over gives no significant effects on the apartment price growth in Seoul and Jeju. However, there are significant and positive effects of 50s and 60s in Seoul, and 60s in Jeju on the apartment price growth, respectively. Second, buyer's transactions of 'total and 50 over' give positive effect on apartment price growth only in Seoul. However, 60s and 50s of buyers' transaction give positive effect on the apartment price growth both in Seoul and Jeju. This study implies that more detailed population inflow like age group provide more meaningful information to the study on apartment price growth.

  • As Electronic Commerce(EC) has been emerged and has developed, many researchers have tried to establish EC framework for automated contract and negotiation using agent technologies. Traditional researches, however, often had limitations. They often enforced the user's participations during the automated contract process of agents. They also could only consider a few of the user's requirements for a specific goods and did not have supported the procedures and methodologies for making the best contract. In this paper, we propose business model on EC based on multiagents to overcome the defects of the previous researches. We apply CSP techniques to brokerage process to satisfy various preferential requirements from the user. We also propose efficient negotiation mechanism using negotiation model of game theory. The contract candidates automatically negotiate and mediate in terms of their benefits through the proposed negotiation mechanism. For the optimal brokerage and automated negotiation, the agents process activities for contract on three layers, which are called competition layer, constraint satisfaction layer and negotiation layer in the proposed model. We also design the message driven communication protocol to support the automated contract among the agents. Finally, we have implemented prototype systems applying the proposed model and have shown the various experimental results for efficiency of the proposed model.

The estimation of selection probability on the preference of unbundled parking system and sales discount rate -targeted for the public apartment residents in Seoul- (공동주택 주차장 분리분양제의 선호 및 분양 할인율에 대한 선택 확률 추정 -서울시 공동주택 입주민을 대상으로-)

  • The study examinesthe hindrance factors including various laws and institutions with regard to the Unbundled Parking System (UPS) that has recently attracted the greatest attention as a way to manage traffic demand for sustainable development, efficient utilization of parking spaces, and to overcome the unstable housing market.The direction of improvement of related laws and institutions is also suggested. Its usage is proven by countries such as the United States of America and France, as they have already implemented this institution. To lay the foundation for the introduction of UPS of our own country, a survey on the preference for UPS was conducted. The survey equally divided 300 respondents into three clusters based on the sales price of apartments in Seoul. The analyses revealed that all three clusters have similar preferences (cluster 1: 68%, cluster 2: 62%, cluster 3: 65%) on UPS, and younger groups seem to answer in the affirmative more than the other age groups no matter what cluster they belong to. In conclusion, the results on the estimation of selection probability on the preference of unbundled parking system and sales discount rate are as follow. The groups of non-vehicle users have higher preference on UPS. When the discount rate is 14%, 69%, 77% and 62%ofrespondents would choose unbundled parking system for clusters 1, 2 and 3, respectively (₩6,370,000/PY,₩3,930,000/PY and ₩2,270,000/PY reduce when applying avg. sales price, respectively).

  • According to disclosure regulation, insider can hide their trading until disclosure day, because there be interval between trading time and disclosure time. To accommodate strategic trade, they have an incentive to be brought disclosure interval as long as possible. This research investigate whether strategical behaviour of informed traders using disclosure intervals exists in domestic stock market.ls xt, we aney he whether they can get abnormal return through stealth strategy after announcement date. We also evaluate the effect of mimicking trading on price impact with the assumption of existence of mimicking trading. Our major research results are as follows: In case of main shareholder without having no prompt disclosure duty, the frequency of trading started at the beginning of month is shown significantly higher than others. This result shows a direct evidence that informed traders buy or sell their equity strategically using disclosure intervals. Also, we find the result that the coefficient of strategic variables has highest value in middle size information. However, the empirical evidence that informed trader get abnormal return through strategic trading was not shown in this study. Meanwhile, stock price over-reacts for selling transaction on trading point and is recovered after disclosure date., so we assume possibility of mimicking trading exists in domestic stock market.

  • In this study, we analyzed the effect of the Eungam Loop Line of Seoul Subway Line 6 on the sale price of adjacent row and multi-family houses on the accessibility and structural characteristics of subway stations. This study empirically analyzed a total of 17,938 cases from 2006 to 2017 based on data on the sale price of row and multi-family houses. In summary, the results of this study using the Hedonic Price Model are as follows. First, this study confirms that the Eungam Loop Line characteristics have a positive effect on the sale price as it is adjacent to the subway station. It is noteworthy that the sale price of 100-200m segment has a positive effect, and the sale price of Bulgwang station, which has excellent mobility and connectivity with CBD, YBD and GBD, has a positive effect. Second, this study shows the locational characteristics such as distance to bus stop, distance to mart, and distance to school have influence on the sale price. Third, this study finds the land characteristics such as land area, land shape, land facing, and road width, have significant effects on the sale price. Fourth, this study discovers the sale price is also is also affected by building and floor characteristics such as the type of housing, building area, the number of households, building age, elevator, and floor level.

A Study on the Forecasting Trend of Apartment Prices: Focusing on Government Policy, Economy, Supply and Demand Characteristics (아파트 매매가 추이 예측에 관한 연구: 정부 정책, 경제, 수요·공급 속성을 중심으로)

  • Despite the influence of real estate in the Korean asset market, it is not easy to predict market trends, and among them, apartments are not easy to predict because they are both residential spaces and contain investment properties. Factors affecting apartment prices vary and regional characteristics should also be considered. This study was conducted to compare the factors and characteristics that affect apartment prices in Seoul as a whole, 3 Gangnam districts, Nowon, Dobong, Gangbuk, Geumcheon, Gwanak and Guro districts and to understand the possibility of price prediction based on this. The analysis used machine learning algorithms such as neural networks, CHAID, linear regression, and random forests. The most important factor affecting the average selling price of all apartments in Seoul was the government's policy element, and easing policies such as easing transaction regulations and easing financial regulations were highly influential. In the case of the three Gangnam districts, the policy influence was low, and in the case of Gangnam-gu District, housing supply was the most important factor. On the other hand, 6 mid-lower-level districts saw government policies act as important variables and were commonly influenced by financial regulatory policies.

An Empirical Study on the Cryptocurrency Investment Methodology Combining Deep Learning and Short-term Trading Strategies (딥러닝과 단기매매전략을 결합한 암호화폐 투자 방법론 실증 연구)

  • As the cryptocurrency market continues to grow, it has developed into a new financial market. The need for investment strategy research on the cryptocurrency market is also emerging. This study aims to conduct an empirical analysis on an investment methodology of cryptocurrency that combines short-term trading strategy and deep learning. Daily price data of the Ethereum was collected through the API of Upbit, the Korean cryptocurrency exchange. The investment performance of the experimental model was analyzed by finding the optimal parameters based on past data. The experimental model is a volatility breakout strategy(VBS), a Long Short Term Memory(LSTM) model, moving average cross strategy and a combined model. VBS is a short-term trading strategy that buys when volatility rises significantly on a daily basis and sells at the closing price of the day. LSTM is suitable for time series data among deep learning models, and the predicted closing price obtained through the prediction model was applied to the simple trading rule. The moving average cross strategy determines whether to buy or sell when the moving average crosses. The combined model is a trading rule made by using derived variables of the VBS and LSTM model using AND/OR for the buy conditions. The result shows that combined model is better investment performance than the single model. This study has academic significance in that it goes beyond simple deep learning-based cryptocurrency price prediction and improves investment performance by combining deep learning and short-term trading strategies, and has practical significance in that it shows the applicability in actual investment.

  • 실제 감염인은 2명 이상임을 의미하고 마약사용자들간에도 상당수의 감염인이 있을 수 있음을 의미한다. 이는 과거에 비해 에이즈가 전파될 수 있는 감염경로는 훨씬 다양해졌음을 의미한다. 즉 마약사용 주사기뿐만 아니라 인터넷을 통한 번개섹스, 청소년 매매춘(원조교제), 노래방, 증기탕 등을 통한 주부매춘, 노인 매매춘 등으로 감염경로가 넓어졌다.
