Influence of the Structural Framework on the Critical Path of Finish Works in Winter Season -Focusing on Case Study of High-rise Apartment Housing- (동절기 골조공사 시행이 마감공사의 주공정선에 미치는 영향 -아파트 공사의 사례분석을 중심으로-)

  • Public construction companies have strictly followed a rule that they should not do the works using water such as concrete pouring for the structural frame for a certain period during the winter season. It is usually known that the designated non-working period during the winter causes increase of the project duration and the project cost escalation. The halted work also makes negative effects on national economy because it reduces worker's income. However, the situation would be a lot better if the work for the structural frame is allowed under some conditions. The structural framework done alone without being followed by finish works gives a lot of stresses on the finish works. In this sense, this study examines how the structural framework performed during the winter season affect on the critical path of the finish works. To accomplish the objective of this research, the subnet for the finish works as well as a master network are prepared along with critical paths for a virtual construction site. Using the prepared networks, simulations are carried out to see the effects described above. This study is expected to be used in estimating the construction duration of high-rise apartment housing when the site work for the structural frame should be performed during this period.

  • In this study, the concept of Just-In-Time, Lean Construction and Supply Chain Management have been applied to furniture works of high-rise residental building. For the purpose of systematic furniture work planning, it should be established to analyse furniture-work process from design phase through contract, and procurement to construction phase. The analysis of process and data for furniture-work provides the roles of conducting subjects and presents management items at each phase. This proposal will provide the systematic furniture-work managements and reduce construction time and cost, and also raise the quality of furniture works.

  • The overall ability to manage the construction projects from an integrated perspective is important due to the emerging of high-rise building constructions. Potential hazardous of low productivity exist in the finishing work of high rise building a distinct example of the projects. Especially, the number of activities that should be controlled during finishing work is more than during skeleton work. Thus field managers should attract more attention to manage finish work activities. The low productivity of these activities can diminish that of skeleton work. Decision factors of the delivery system for finishing works in the high-rise building project is established by means of literature review and questionnaire survey and a basis to analyze the effects of the criteria to the deli very system is presented.

  • The ultimate goal of construction is to complete the given work in the most economical and safest way within the required construction period while meeting the quality standards specified in the design drawing. There are a few characteristics of finish work. First, executed in subdivided processes, finish work involves a very diverse and complex structure. Second, there are no criteria for each segmented process with regard to the appropriate time of input. Third, it is not very necessary to set priorities for lead and lag works. This study intends to provide information on the completion of a project in accordance with the required duration by setting priorities in the delay of each detailed process of finish work to minimize delay in finish work. In this study, finish work is divided into wet work and other types of finish work, and the importance of each process is classified based on the given details of each process. In addition, the study employs a survey to analyze delay factors of a designer, a constructor, and a supplier. Using the survey results, the study sets priorities in delay of final work to provide information on the completion of an apartment project within the planned construction period.

  • In a construction project, process planning is an important factor in determining the success or failure of a project. In particular, it is necessary to systematically establish a process plan in the early stage because the finishing work of an apartment house involves more interference than the foundation work or the frame work. First, in this study the problems of Tact process management were identified, Based on the data from the case project, conventional Tact process management and compositive Tact process management were compared and analyzed. Second, cost analysis was performed on applicable plastering work to suggest the necessity and direction of compositive Tact process management. Third, the appropriateness of manpower according to the number of construction households is analyzed through cost analysis. Through this, the validity and effectiveness of compositive Tact process management were verified based on the results derived from this study.

  • The purpose of this study is to present an improvement of the form work process. The current slab form work has waste factor by unnecessary process and not complete integration with the finishing process. Therefore the study used value stream analysis methodology for effective improvement of slab form work process. The main contents of the study are as follows; 1) Understanding of non-value adding activities in existing slab form work process 2) Process integration by value stream mapping 3) Effect analysis of time-cost reduction. The study recommends that, as a future research, development of tool and technique for the non-value adding activities are eliminated in building construction.

  • The purpose of this study is to suggest a improved tact planning and scheduling by reliable Toning of work area in high-rise building construction. To do this, the characteristics of main work including electric & mechanical work were considered through the interview with field work forces. The content of the study is focused mainly on reliable work flow and rhythmical repetition of uniform resource quantity to manage effective tact planning & scheduling. And also the study recommends more implement of tact planning and scheduling to manage human resources successfully in repetitive building construction.

  • There is an increase in interest and investment in high-rise housing as it is perceived to be a new value-added market in the construction industry. In constructing a high-rise housing, the finishing works are executed in accompaniment with many other activities that are progressed repeatedly and spontaneously on each floor. It was reported that the duration of finishing works differs according to the management ability of the executing company and has a significant effect on the entire project duration. We suggest a need to concentrate on important management factors by analyzing the factors affecting the productivity of finishing works based on the site characteristics in high-rise housing. There are various complex productivity-affecting factors including the technical factors involved in planning and managing the processes of finishing works. From the viewpoint of planning and management factors, the importance of productivity-affecting factors was analyzed using the Analytic Hierarchy Process (AHP). A continuous examination of the management of high-importance factors will make it possible to improve productivity by enhancing the understanding of productivity-affecting factors of finishing works and suggesting a practical management direction.

Process Planning for Finishing Works of High-rise Residential Buildings Project (고층 공동주택 마감공사의 공정계획 프로세스)

  • In the construction of high-rise residential buildings in which the finishing works are done repetitively in each housing unit, the construction period and cost can be reduced, while maintaining the quality, if the work process is properly managed in order for the resources to be input continuously. Time management methods such as the Bar Chart, CPM and LOB are not appropriate, due to the difficulties involved in the diagraming of repetitive works and applying them to the project. The Tact method also has difficulties in maintaining a constant work flow and needs significant effort and cooperation from the subcontractors to allocate the resources consistently. Partitioning, base works for finishing, floor mortar plastering and the final finishing work are done sequentially in residential buildings projects, and there are many repetitive activities which differ in terms of the work method, work area and productivity. If these repetitive activities are synchronized or converged toward the last work area, the goal of process management can be achieved effectively. Therefore, a process planning method for the finishing works of residential building projects is proposed, which takes into consideration elements, such as the sequential relation between the activities in each housing unit and classification of repetitive works in terms of their management method, work area and production rate, for the continuous input of resources into the housing units.

  • The technical improvement of high-rise building construction is getting better as the demands of the skyscrapers is increasing. The interior construction has become the essential factor which directly affects the whole project because of skyscraperization. This study has proposed the site image-based space model as the tool for supporting decision-making for preparation and execution of the interior construction. It is expected to make the space model which is suitable for the project characteristics and work packages.
