  • Life of building repeats removal and new construction continuously because it is limited like living things. But, because the physical standard is subjective and abstract, saying too much is not even though it had been influenced by policy decision of the government. To solve these problem clear data about superannuation degree of building after construction accordingly decision relationship necessity continuously rise. To above background, this study on the Constructing Database Based and Improvement of Old Building using GIS in Busan. The results are as following. First, presented necessity of knowledge information gap mitigation. Second, present Busan's ordinance detailed Contents of old-badness building and production-consequences.

  • The proportion of buildings over 30 years old in Korea has increased, from 29.0% in 2005 to 37.8% in 2019. These old buildings were built during a time in which there was a lack of building-related safety standards in areas such as fire safety performance. Worse, during their years of use, many such old buildings have had illegal changes and extensions made, making them more vulnerable in terms of safety. Fire safety investigations are being conducted to prevent large-scale disasters in multi-use buildings, but no investigation has been conducted at the regional district level, where small-scale old buildings are concentrated. Therefore, to identify fire risk factors in the old building district where old buildings are concentrated, the composition characteristics of the buildings were first analyzed. To examine the spatial characteristics of old building districts in order to derive fire risk factors, the results of this analysis based on the structure, use, roof type, and year of approval for use are as follows. It was found through our analysis that as of the date of approval for the use of the building, the main structure of the building has the greatest impact.

  • A lot of buildings, especially apartment housing, have been dismantled so as to enhance the value of the building without exact assesment for the service life and deterioration degree of the building. Remodeling for an aged building is becoming a hot issue to owners in the public sector and the private sector. Peoples including owner, tenants, constructors recognize the fact that the efficient maintenance of the building during the service life and lengthening the practical service life are very important in point of minimizing LCC. This study suggest a decision making system to judge whether to remodel(renovate) or to reconstruct an aged building. The system is composed of structural performance assesment elapsed(or practical service) life evaluation against whole service life, deterioration assesment of the building equipment, dweller's satisfaction, etc.

  • In this study, to recognize the limitations and problems of fire safety in existing deteriorated buildings in Korea, and to analyze the fire case of Jongno Gooshiwon, the fire life safety assessment was performed and analyzed through fire egress simulation and analyzed the domestic and foreign related codes and regulations. In order to secure the fire safety of existing deteriorated buildings, it is necessary to adopt the systematic introduction and application of fire safety performance evaluation of buildings based on quantitative and objective indicated method for performance maintenance and management for fire life safety.

  • The Ministry of Land, Infrastructure, and Transport has been promoting strengthening energy efficiency of old buildings through public green building remodeling projects since 2020. Green remodeling includes both essential and optional construction of passive and active elements. However, there is a lack of integrated designs of passive and active systems and no standards for prioritizing these systems according to the building's age. Therefore, this study examined six public libraries in central region 2 that were expected to be high energy consuming. Remodeling strategy priorities were selected based on potential energy reduction. The libraries were divided into three groups based on their year of construction, completed in the 1980s (Model 1), 1990s (Model 2), and 2000s (Model 3). ECO2-OD, based on ISO 13790 and DINV 18599, was used as the primary energy consumption analysis tool. Simulation results indicated Model 1 and Model 2 benefited most from higher insulation and replacement of mechanical equipment. Model 3 benefited most from upgrading to more energy efficient windows.

  • 집중 안전 점검의 대상인 노후 건축물에서 균열은 건물의 안전도를 점검할 수 있는 지표이다. 안전 점검에 드론을 활용하면서 고해상도의 드론 기반 균열 이미지 수집이 가능해졌고, 육안이 아닌 AI기반으로 균열을 탐지, 구획화할 수 있다. 본 연구에서는 주변 사물과 배경에 구애받지 않고 안전 점검이 가능한 구획화 알고리즘을 제안한다. METU와 POC데이터셋을 가공하여 데이터셋을 구축하고, 이를 바탕으로 ResNet50을 통해 균열과 유사한 배경을 분류하였으며, 균열 구획화 모델을 선정하여 DesneNet201-UNet++으로 mIoU 82.27%를 달성하였다. 본 연구는 노후 건축물 안전 점검에 필요한 균열 폭 추정에 도움이 될 것으로 기대된다.

  • 노후주거시설의 개보수의 필요성이 대두 되고 있으나 관련법규의 제약에 의해 내 외부 미관수선 정도에 그치고 있는 것이 현실이다. 그래 조금 나은 동선과 공간으로 수선시 법을 위반하여 불법 건축물로 낙인되어 지는 것이다. 경제적인 여유가 없는 노령층등 사회적 약자가 거주하는 공간은 더욱 더 열약하여 화장실, 주방, 수평이동 통로, 승강기등의 편의시설과 붕괴, 침하, 화재, 폭발, 오염등의 안전을 위협하는 위험요소의 제거등이 당장 필요하여도 미봉에 그치는 경우가 다반사이다. 또 이러한 노후 건물의 개보수는 신, 개축 보다 어렵고 비용도 많이 들면서 그 효과도 미미한 것이 사실이나 당장 신, 개축하기에는 관련 법규에 저촉되거나 주변 여건에 부합하지 않아 실시 할 수 없는 경우가 많아 이를 개선하고 합리적인 롤 모델을 만들고 필요하다면 관련법령도 정비할 필요가 있는 것이다. 노후되지 않아도 현시점에서 생활의 불편함을 느껴 개선할 필요가 있는 경우도 관련 법규의 유연함이 필요할 것이다. 본 연구는 이러한 노후 주거 시설 및 현실 여건에 맞지않는 주거 시설을 보다 쉽고 합리적으로 개 보수할 수 있는 여건이 조성되도록 관련 건축법령의 개선, 또 경제적 여유가 없는 저소득층의 개보수여건을 개선할 수 있는 정부지원방안, 이러한 노후 주거시설의 개보수가 부동산 시장에 어떠한 영향을 초래할 수 있는지를 기존 연구들과 비교하여 합리적인 방안을 도출하고저 함.

A Study on the Measurement of Total Airborne Bacteria in the Process of Dismantling the Non-structure of Old Building (노후건축물 비구조체 해체과정에서의 총부유세균 발생량측정에 관한 연구)

  • An old building over 30 years old continue to increase. Therefore, there will be more dismantling of old buildings in the future. Safety management of dismantling works is being strengthened. However, no consideration has been given to the effects of dismantling workers and their residents due to environmental hazards arising from the demolition process. Only spray and dust prevention measures are subject to inspection to minimize dust generation considering civil complaints around the site of dismantling work. In this paper, residential buildings, which account for the largest proportion of old buildings, were collected and identify total airborne bacteria and floating fungi among environmental hazards caused by non-structural dismantling work. Measurement results showed that workers during dismantling work are working in places with 4.8 times more total airborne bacteria than indoor air quality maintenance standards. Related research is needed for the health of dismantling workers.

  • The purpose of this study is to derive an improved method for analyzing old buildings with risk of collapse using public big data. Previous studies on the risk of building collapse focused on internal factors such as building age and structural vulnerability. However, this study suggests a method to derive potentially collapsible buildings considering not only internal factors of buildings but also external factors such as nearby new construction data. Based on the big data analysis, this study develops a system to visualize vulnerable buildings that require safety diagnosis and proposed a future utilization plan.

Current Status Analyses and Efficient Strategies Subjected to Safety Management of Small-Scaled Old Buildings (소규모 노후 건축물 안전관리 실태분석 및 효율화 방안)

  • Based on the current state of safety management for small-scaled old buildings, this study identified problems and proposed improvement plans. The study investigated the current status of safety management based on relevant laws and government and financial portal data, as well as budget documents related to the targets of safety management, the organization responsible for safety management, and the budget required for organizational operation. As a result, the study revealed the problem of safety management blind spots for buildings that are not included in the legal safety inspection targets. It also identified difficulties in securing specialized personnel for the operation of local building safety centers and financial constraints for the operation of building safety special accounting. To address these issues, the study proposed measures such as expanding the scope of safety inspection targets for small-scaled old buildings to reduce safety management blind spots, improving compensation regulations for specialized personnel, setting a minimum ratio for enforcement fines to secure financial resources, and gradually adjusting building permit fees. The study aimed to contribute to improving the efficiency of safety management for small-scaled old buildings based on these proposed measures.
