Estimation Method of Waste Amount from Materials to Develop Generation Rates of Construction Waste in New Apartment Construction Sites: Focused on Bill of Quantities for Architectural Works (신축아파트 현장의 건설폐기물 발생원단위 개발을 위한 자재별 폐기물 수량 예측 방법: 건축공사 내역서의 투입 물량을 중심으로)

  • The amount of new apartment construction has been trending upward in 3~4% each year since 11% increase in 2002. Currently, in public apartment construction sites under separate delivery system for construction waste processing, the significant difference between estimated quantity for contract and actual amount frequently causes severe controversy among project participants. Many factors such as poor environmental management, inadequate contractual amount are assumed to influence the above problem, and the requirement to revise existing generation rates, the key criteria applied in estimating the quantities of waste, is increasing. Most of generation rates were established in early 2000's, and have difficulty in reflecting the changes from new materials and technologies accordingly. Therefore, this study aims to clarify the types of construction waste for each trade and the forecast method as preliminary work in order to develop more accurate generation rates for construction waste in new construction. To achieve this purpose, the architectural bills of quantities in ten apartment projects executed during 2010~2013 were collected, and the possible waste types and reasonable material loss ratio for each item from temporary works to owner-supplying material area were defined and compared through the workshops and interviews with the experts and on-site environmental managers. The results of this study will contribute to establishing the categories of construction waste for construction trades and proper generation rates by the indirect estimation method in new apartment construction in the follow-up study.

  • The purpose of this study was to develop a scheme to standardize apartment management expenses levy. I have conducted theoretical research on the literature for the foundation of this study. I have also surveyed many different kinds of levies with help from several apartment complex managers in Busan as well as the executive secretaries of Busan Citizen's Coalition for Economic Justice. I held 30 meetings with the experts in this process to discuss the standardization of the levy. The finalized scheme for standardization is in line with the Act for Management of Multiple Family Housing. Because description of the whole standardized scheme is too lengthy for one article, I decided to present it in three parts. This article is the first part of the series. The remaining two parts will be published in future issues.

  • The purpose of this study was to develop a scheme for standardization of the apartment management expenses levy focused on the apartments of the individual heating system in Busan. The researcher with apartment managers and executive secretaries of Busan Citizen's Coalition for Economic Justice performed a scheme for standardization through discussion of 20 times as well as investigation of theoretical literature.     • In construction project planning and control, a cost model performs a critical role such as cost determination on a contract stage and cost tracing. The model can maximize owner's profit and value within the project budget and optimize cost management works on overall construction implementation stages. A BoQ(Bill of Quantities) generally adopted in a unit price contract has been applied as an important tool for cost control and forecast. However a previous cost model based on the BoQ has shown limitations in that it requires too detailed information and heavy manpower on cost management and difficulty in keeping relationship with construction planning, scheduling and progress management. The each cost items and unit prices which constitute of construction works are individually very important management factors but the relative weight for each items and prices have a difference on the contents and conditions of each conditions of each construction works. In consideration of this structural mechanism of cost determination, this research is aimed at examining the critical factors affecting the construction cost determination and propose and verify a new cost forecasting model which is more simple and efficient and also keeps the accuracy of cost management.

    • The rough design information is only available from BIM(Building Information Model) based schematic design. So, it is difficult to obtain sufficient information for generating BOQ. Like 2D design, there are some problems that the results are depend on what the choice of cost estimator. However, the most research of BIM based cost estimation are focus on quantity takeoff, the consideration of work item for generating BOQ is insufficient. Therefore, this paper present automatic inference process of work items in a BOQ using ontology. The proposed process and ontology is validated through applying tiling construction. If the proposed process is utilized, it is expected the basis of developing generation method for consistent BOQ by resolving intervention of cost estimator's arbitrary decision.

    • Recently, BIM has attracted attention as a technology to improve the construction productivity. The BIM standards to be applied to the BIM project are necessary for using or connecting the current 2D-based drawing standards. To develop the standard for BIM-based QTO and cost, this paper focused on using QDBEx, which was applied to road project cost management and connecting QDBEx with IFC, which is the BIM data delivery format. The IFC schema was evaluated to determine if it is possible to use the converts to the QDBEx XML file. As a result, 66% of the whole was available to connect directly, and 17% was available to connect through the processing of instance. The remaining 17% was evaluated to determine if it was available to connect. In the future, improvements in the schema will be suggested based on these results.

    • The government abolished the existing method to calculate the construction price by the quantity take-off and pricing. It has introduced a new estimating system which uses the actual cost data on the basis of actual contract unit price. However, in the case of the current method to calculate the estimate price of BTL educational facilities, it is difficult to prepare an accurate ground for calculating unit prices due to a lack of standardized work breakdown structure (WBS) and guidelines for the detailed bidding documents. Thus, this research aims to establish WBS using the actual construction price on the basis of the actual bidding documents for the previous construction of BTL educational facilities. This specific WBS can be differentiated from the general WBS which is not suited for construction of the educational facility. It makes possible to build the construction information classification system and it helps to systemize the maintenance and repair cost items.

    • It is known that to automate the quantity take-off process enables you to increase the productivity best among the construction business field. However, the limitation of 2D(Two-dimension) CAD System prevented a cost-estimating system which makes the great effects on the quantity take-off process from being developed. This study aims that you can automate both the itemized statements and the quantity take-off process by using commercially available object-oriented CAD system. The commercially available CAD system today does not give us entire satisfaction. This study shows the deduction of the old boundaries of the object-oriented CAD system and the solution of those problems. And it also studied about the quantity take-off process and the automated cost-estimating system that can be used in the simple and plain repair-maintenance work such as the execution drawing which doesn't need the complicated drawings.

    • Reliable progress management at construction requires integrated information of cost and schedule, and information is used as a basis for project performance measurement. However, separate handling of cost and schedule information at construction projects makes objective measurement more difficult and decreases management productivity due to additional works for breaking down bill of quantities into corresponding activities. Recently, research related to BIM addresses issues on effective progress management based on BIM with incorporation of daily progress management. Therefore, the objective of this paper is to propose information model for daily progress rate and budgeted cost of work performed by utilizing BTM-based quantity and location information.

    • 본 논문은 도로 건설 공사 프로젝트들의 전 공정에 걸쳐 수행되는 모든 작업들을 대상으로 총 프로젝트 생산성 (Total Project Productivity)을 측정하고 분석하기 위한 방법을 소개한다. 측정 방법의 주안점은 복합적으로 병행되는 작업들의 생산량을 통합하여, 프로젝트 전체에 대한 포괄적인 생산성 값들을 구하는 방법을 개발하는데 두고 있다. 이 방법을 통해 Florida Department of Transportation (FDOT)로부터 발주된 세 개의 실제 고속도로 건설 공사 프로젝트들로부터 수천 개의 총 프로젝트 생산성 데이터 값들이 얻어졌으며. 이를 바탕으로 프로젝트 생산성을 분석하기 위한 방법의 타당성 검증이 이루어졌다. 그 결과로, 프로젝트 레벨에서의 총 생산성은 건설 작업들에 관한 현장 자료를 바탕으로 측정과 분석이 이루어질 수 있음이 입증되었다.
