A Theoretical Review on the Intangible Assets Valuation Techniques of Income Approach (무형자산평가에 관한 이론적 고찰 - 소득접근법의 평가기법을 중심으로 -)

  • The purpose of this study is to review the various valuation techniques of intangible assets. The value of intangible asset by the income approach can be measured as the present value of the economic benefit over the intangible asset's remaining useful life. The typical methods used in intangible asset economic income projections include extrapolation method, life cycle analyses, sensitivity analyses, simulation analyses, judgment method, and tabula rasa method. There are several methods available for estimating capitalization rates and discount rates for intangible asset, in which we have discussed market extraction method, capital asset pricing model, built-up method, discounted cash flow model, and weighted average cost of capital method. As the capitalization methods for intangible asset, relief-from-royalty method, excess earnings capitalization method, profit split method, residual from business enterprise method, postulated loss of income method and so on have been reviewed.

자산가격결정(資産價格決定)의 생산기저모형(生産基底模型)에대한 실증적(實證的) 검증(檢證)

  • 1980년부터 1992년까지 12년간의 거시경제변수(巨視經濟變數)와 주식수익율자료(株式收益率資料)를 이용하여 한국증권시장(韓國證券市場)에서 생산기저모형(生産基底模型)에 대한 실증적(實證的) 검증(檢證)과 아울러 CAPM, APM 그리고 소비기저모형(消費基底模型)을 검증함으로써 이 모형들의 현실적인 설명력에 대한 비교 분석을 하고자 하였다. 검증에 사용된 모형은 Cochrane(1991,1992)과 BCM(1990) 및 Sharathchandra(1991)등에 의하여 유도된 생산기저모형을 기초로 하였다. 그리고 모수추정(母數推定)과 모형의 타당성(妥當性) 검증(檢證)을 위하여 수단변수(手段變數)를 사용하지않는 무조건부모형(無條件附模型)에서는 ML방법(maximum likelihood method)을 이용하였으며 수단변수를 사용한 조건부모형(條件附模型)의 경우에는 GMM의 추정방법에 의하였다. 검증결과, 실물자산(實物資産)의 투자수익률(投資收益率)이 주식수익률의 움직임과 관계가 높아 자산가격결정모형(資産價格決定模型)으로써 생산기저모형(生産基底模型)이 조건부모형에서나 무조건부모형에서 모두 의미가 있는 것으로 나타나 한국증권시장(韓國證券市場)에 대한 현실적(現實的) 설명력(說明力)이 높은 것으로 나타났다. 한편 CAPM과 APM은 자산가격결정모형으로써 타당성이 있었으나 소비기저모형(消費基底模型)은 모형의 추정계수인 상대위험회피계수(相對危險回避係數)가 비유의적(非有意的)으로 나타났으며 모형의 적합성이 기각(棄却)되었다.

  • 치수경제성분석, 투자우선순위 및 시설물 규모결정 등의 의사결정과정에서 실무에서는 다차원 홍수피해산정법(MD-FDA)을 현재까지 널리 사용 중이다. 2004년에 개발된 MD-FDA는 대상지역의 자산규모를 행정구역 경계 최소단위인 "읍면동"을 기준으로 계산하여 취합하고, 대상자산이 위치가능한 토지이용정보를 토지피복도로부터 확인하여, 읍면동내 토지이용공간면적을 기준으로 자산정보를 분배(분해)하는 방식으로 이루어진다. 그러나 읍면동 단위의 공간적인 범위는 상당한 면적의 공간적 경계이기 때문에, 이를 평균적인 밀도데이터로 분배 시 공간적인 자산분포에 대해 정밀도를 담보할 수 없다. 이에 본 연구는 행정구역경계인 "읍면동"과 비교할 때 평균적으로 1/30의 면적을 가지는 집계구 단위의 센서스 공간정보자료를 이용하여 방법론을 개선하였고, 이를 MD-FDA 분석체계를 근간으로 센서스자료와 관계된 자료들 간의 연계 및 전체적인 분석과정을 정립하였다. 본 연구에서 제안한 방법을 경기도 동두천시를 대상으로 적용하여 기존 방법에 의한 피해액과 그 차이를 비교하였고, 도로명전자지도의 실제 건물객체 자료(.shp)를 기준으로 오차율을 확인한 결과, 기존 방식에 비해 정밀도가 월등히 향상된 것을 확인할 수 있었다.

  • Urban development-related growth in recent years has become a qualitative growth based on regional identity, rather than a hardware-based growth. For this purpose, strategic approaches to the value of cultural assets of the city are required for competitiveness of the city. In this paper, I seek a model for urban regeneration and regional development through empirical case studies of cultural assets and utilize the 'Seoul Fairy Tale Festival' in terms of strengthening regional competitiveness. By analyzing detailed elements of the 'Seoul Fairy Tale Festival' case, the hardware infrastructure, software and governance structures, diverse contentsware, ecosystem characteristics centered on the humanware, and circular structure was studied. As a feature of cultural assets, combined with the management of physical assets and operations of several programs, was the basis for creating a synergy effect of creating an identity for the region. In addition, it was confirmed the possibility of a regional-rehabilitation type of urban regeneration that is based on the expansion of existing facilities, and a regional-innovation type of urban regeneration that is based on a fusion of characteristics. This analysis is significant in terms of the possibility of large urban regeneration based on cultural assets associated with the festival, as well as physical assets and by combining various governance stakeholders for the festival, it can be concluded that it provided an indigenous virtuous cycle.

Diversified Investment of Commercial Real Estate Assets - Focused on Office Building and Retail Real Estate Markets in Seoul - (상업용 부동산 시장의 분산투자에 관한 연구 - 서울지역의 오피스 빌딩 및 소매용 부동산 시장을 중심으로 -)

  • This paper is to understand investment's efficiency and performance of commercial real estate assets diversified by use and district. To do so, this paper divides two different commercial real estate markets(office build market and retail real estate market) in Seoul city by district into "GBD(Gangnam Business District), YBD(Yeouido Business District), and CBD(Central Business District)" and "GBD(Gangnam Business District), SBD(Shinchon Business District), and CBD(Central Business District)" respectively, configures these districts each other to structure portfolios as its portion varies based on Markowitz's Mean-Variance principle, and looks at risk-return relationship of portfolios to find out efficiency, performance, and optimal investment chosen based upon Sharpe's Performance Index. As a result, the portfolio configured by "10 to 30% of office building asset at CBD" and "70 to 90% of retail real estate asset at CBD" is shown to be the most optimal, suggesting the highest quarterly Sharpe's performance index of 2.7118~2.7776 with quarterly rate of return of 1.826%~1.838% and quarterly standard deviation of 0.573~0.589. Furthermore, it is obvious that diversified portfolio configured by use(office-retail) shows better investment performance than that by district with same type of asset(office-office or retail-retail). Finally, results driven from this research will play an important role to stimulate real estate and construction markets through enlarging ideas as to diversified investment by use and district on real estate indirect investment products.

A 2-Dimensional Approach for Analyzing Variability of Domain Core Assets (도메인 핵심자산의 가변성 분석을 위한 2차원적 접근방법)

  • Software product line engineering is a method that prepares for the future reuse and supports to seamless reuse in application development process. Commonality and variability play central roles in all product line development processes. Reusable assets will become core assets by explicitly representing C&V. Indeed, the variabilities that art identified at each phase of core assets development have different levels of abstraction. In the past, these variabilities have been handled in an implicit manner and without distinguishing the characteristics of each core assets. In addition, previous approaches have depended on the experience and intuition of a domain expert to recognize commonality and variability. In this paper, we suggest a 2-dimensional analyzing method that analyzes the variabilities of core assets in software product line. In horizontal analysis process, the variation types are analyzed in requirements, architecture, and component that are produced at each phase of development process. In vertical analysis process, variations are analyzed in different abstract levels, in which the region of commonality is identified and the variation points are refined. By this method, the traceability of variations between core assets will be possible and core assets can be reused seamlessly.

Management of Infrastructure(Road) Based On Asset Value (자산가치 기반의 교통인프라 유지관리)

  • Currently, in Korea, due to the rapid aging and deterioration of facilities, the minimum Maintenance Level and Performance Level' of facilities are required by the 'Facility Safety Act' or 'Infrastructure Management Act'. Since infrastructure assets have a long lifespan and the pattern of deterioration over time is complex, it is very difficult to maintain infrastructure as 'minimum maintenance state' or 'minimum performance state' by the current way of management. 'Asset Management' shall be performed not only by a technical perspective, but also by an accounting perspective such as cost and asset value. However, due to lack of awareness of 'asset management' among stakeholder, only technical perspective management is being carried out in practice. In order to effectively manage infrastructure assets, complex consideration of various asset value factors such as budget and service as well as safety and durability are required. In this paper, we presented a theory to evaluate and quantify the road network value for efficient asset management of the road network. We also presented a method of simulation to apply the theory presented in this paper. Through simulation and the results derived from this study, it is possible to specify the budget for the future national asset management, and to optimize the strategy for the management of old road facilities.

Related Party Transactions and Corporate Value: Test of the Efficient Transaction and Conflict of Interests Hypothesis (특수관계자간 거래와 기업가치: 효율적 거래가설과 이해상충가설 검증)

  • This study analyzed the effect of related party transactions on the corporate value of Korean firms using panel data regression analysis. We tested the efficient transaction hypothesis and conflict of interests hypothesis which concern related party transactions. Five types of related party transactions were considered, including long term supply contracts, assets and business transfers, affiliate loans, equity investment, and credit offerings. If related party transactions were conducted for the purpose of enhancing corporate efficiency, results would have a positive effect on firm value. If related party transactions were conducted for the purpose of private profits of the controlling shareholders, the results would show a negative effect on firm value. Results were as follows. Firstly, it is confirmed that affiliate loans, equity investment, and credit offerings had negative effects on firm value. This implies that these types of related party transactions used by controlling shareholders for the purpose of their private profit, which supports the conflict of interests hypothesis. Secondly, it was found that long term supply contracts and assets and business transfers had no effect on firm value.

  • Ownership of an asset can be identified with the right to exercise "residual control" where the contract is silent about decision rights, or with the right to receive any "residual returns" that remain after contractual. obligations are fulfilled. Although the concept of "ownership" seems reasonably clear in many of the cases, the concepts of residual control and the residual returns that define ownership are actually quite elusive. For large corporations, there is really no single individual who owns both the residual returns and the residual control. Despite the limited qualifications, ownership is clearly. the most common and effective meas to motivate people to create, maintain, and improve the value of assets. In this paper, we try to clarify the relationships among financial structure, ownership, and corporate control with the concept of ownership defined as the residual control and the residual returns, Financial securities are not just claims to part of a firm's net income. They give the security holder certain rights. A careful matching of rights of control and returns can create incentives that increase total value of the firms. In the corporate firms, managers, lenders, and shareholders have different interests. And the financial structure affects how different those interests are and what decisions management will make. Managers are, in general, better informed than investors about the firm's prospects. The financial decisions by managers may affect investors' beliefs and, therefore, the price of shares and the value of the firm.

한국기업(韓國企業)의 수익성(收益性)에 관한 연구(硏究) -대주주(大株主)와 소수주주(少數株主)간의 이해갈등(利害葛藤)을 중심(中心)으로-

  • 1997년의 경제위기는 근본적으로 많은 차입금에도 불구하고 장기간에 걸쳐 낮은 수익성을 보인 기업들이 불황에 직면하여 도산위험이 급증함으로써 발생한 것으로 판단된다. 그러면, 기업들의 수익성은 왜 이렇게 낮은 것일까? 본 연구는 지배대주주와 소액주주간의 갈등이 기업의 수익성을 저하시킨 한 원인으로 작용했다는 가설을 실증적으로 규명하고자 한다. 우리나라 기업들, 특히 기업집단의 경우 지배대주주의 개인소유지분은 높지 않지만 기업경영에 대한 통제력은 매우 강하다. 기업경영에 대한 감시와 책임경영이 확립되지 않는 경제에서 지배대주주가 기업자산을 개인적 이익에 따라 운영하는 경우 편익은 독점하지만 이에 따른 수익성 하락 등의 비용은 다른 주주와 소유 지분율에 따라 공유하게 되므로 사적이익을 추구할 유인이 크다. 본 연구는 1992년부터 1997년까지의 공기업 및 금융기관을 제외한 외부감사대상기업의 재무자료를 기초로 영업이익률, 경상이익률, 그리고 순이익률이 주주간의 이해상충에 의해 어떻게 영향을 받았는가를 분석하였다. 수익성 분석에 있어 상장여부, 자산운영(관계회사 및 비관계회사에 대한 투자), 재벌소속 여부, 기업규모, 재무구조 그리고 산업적 특성 및 기업의 경영 및 사업 전략적 특성을 제어하였다. 다른 조건이 동일하다고 가정하면 상장된 기업의 수익성은 비상장기업보다 낮다. 상장기업의 경우는 대주주의 소유지분이 낮은 반면에 외부주주의 비중이 높기 때문에 대주주가 개인의 이익을 추구하고자 하는 유인이 강하게 작용한 결과로 판단된다. 또한 재벌에 소독된 기업의 수익성은 독립기업들의 수익성보다 낮을 뿐만 아니라 계열회사의 유가증권 및 대여금 등에 대한 투자가 증가할수록 기업의 경상이익률 및 순이익률이 낮아진다. 반면에 비관계회사에 대한 투자자산은 경상이익률 및 순이익률을 높이는 것으로 나타났다. 재벌에 소속된 상장회사가 관계회사에 투자하는 경우는 투자기업의 수익성이 더욱 낮아지는 것으로 나타났다. 관계회사에 대한 투자는 수익성에 기초한 투자가 아니며 대주주의 지분이 낮은 상장기업에서 소액주주의 이익에 반하여 계열사에 대한 투자형태로 자원이 이전되고 있음을 시사한다. 본 논문의 분석 결과는 외부주주와 내부주주간의 이해상충이 기업의 수익성을 저하시킨다는 가설과 일관된다. 따라서 대주주가 개인적 이익을 추구하고자 하는 유인을 견제하고 소액주주의 권리를 강화하도록 지배구조를 확립해야 할 것이다.
